Lovely home, nice yard space, but washer in kitchen and a covered garage does not justify $460K.
Its overpriced. I think the client ignored the realtors advise. Its a tactic to drop the price if no one is buying. The lots are currently $280,000usd so it should not be priced more than 10% worse if this is not a new house
An inspection and appraisal may drop the price but the avg jamaivans do not know this like ppl in the usa
@@certifiedslay2469That is actually the average price for these homes because of the demand. Our homes r mainly cnocrete unlike board in USA so they r much stronger. Many people Airbnb them and can a lot from that.

High demand and historic sold price comparisons set the price. However, I think the government should NOT allow non-Jamaicans to own real estate except for the hotel industry, and even that should have limitations.
I love the outside of this property. Inside not so much. I don't like the washing machine in the kitchen.

This is so beautiful. My only draw back is the wash room in the kitchens space. I would set up a part of the garage for that. But its paradise for me. I wish my space was that fruitful.
Very thoughtful design of outside/inside space, tasteful interior/colour schemes, carport can be used for event space as so much parking space in driveway, love the greenery/fruit trees, solar technology & roof isn't flat so rain water will run off, well done!🏡💙

I have a property there and get pest control to spray annually and have no pest. Many owners refuse to do that.

I think the price is based on the "idea" or the prestige that comes with living in the"coveted Richmond Estate" because it's just another 3bd|2bh house. I hope whoever falls in love with this idea and can purchase it will enjoy it.

Richmond is only twenty minutes from Ocho Rios on Sunday morning at 6:00am.
Ha i tried driving from Richmond Estates into town. 20 minutes just to get to the Frappachino place, then another 20 minutes to the round about and another 15 minutes to Ochi. total miles around 12.
My family’s home in Richmond estates overlooks the ocean. The view is amazing and the area is beautiful and safe.

That’s good to know. Based on the video, this area looks beautiful and safe. I just read a travel advisory for Americans who travel to Jamaica. It basically says not to go to Jamaica.
Also, that house would cost over a million dollars if it was located in a similar place in the U.S., and had access to a private beach.

As at July 2020, corner lots were going for US$295,000 (vs US$460,000 today, an increase of 56%). Given that the standard lot is 5,000 sq ft, that extra 1,000 sq ft is really expensive.

People are complaining about the price of this property. However, the reasons why this property isn’t worth more is because it’s in Jamaica, and Caucasians who can afford to buy it do not want to live in a predominantly Black community, if this property is in a mostly Black community. There are also many African Americans who can afford to buy this property. However, they may not want to live in Jamaica. Read my post below that I left in one of the other comments.
Hi I’m African American, and I had a house built in the U.S. that is worth $500K. It’s in a suburban area in the West. It has four bedrooms, two bathrooms, and a two car garage. However, it doesn’t have a private beach, or a beach in the state, and it isn’t in a gated community. Believe me, this type of property, at this price, would be off the market in 1 minute if it were in the U.S. 🇺🇸
Whats up with the sheet rock box kitchen? Living in Jamaica with no bars on the windows? Need more space. Need it to have a half bath aswell. How much is the HOA fees? And the light. No guys , extreamly over priced. I have been looking to buy and there are a lot better deals that give much more quility.

Another thing is as the builder start building invester buy them out because the bank give no intrest anymore so when the house finish in two or 3 years they sell them for more money price will not stop rising until the bubble burst.check the level
I’d rather spend $25-$50,000 and buy property in Italy. Clearly there’s a market for these but these should be no more than 250K USD.

Seems this pricing is aimed at foreign investors, which likely means that even if purchased, it will not become someone’s full-time residence.

I think you are paying for security and amenities. They have a private beach, gymn and pool. I think you are paying for those things, because that is a $100,000 house free and clear.

A lot of these homes sit on the market for a year plus. Which is not good in real estate terms. The price per square foot is still outrageous for what you are getting, even when you consider the area.

Folks like to say overpriced, but offer no reference or counterpoint to say oh, 500k is too much, houses in the area are going for 350k.... just because you won't pay it, doesn't mean that's not what it's worth on the market.

As a millionaire i would by this for 70 million JMD. It looks good but to me it doesn't worth it.
You could by land and construct a bigger and better home if you have time to build.
Its overpriced because the comparable properties are 280k usd (new houses that is). The price increases by 15% every year so that home is like an investment if it can jump in value by e.g. 42k usd or 6.5million Min per year.
But i work with many US real estate brokerages and i know that the seller ignored the realtor's suggested priced......

Why house price is so high in jamaica is because we base our sales on 🇺🇸 price and when a house selling for the real asking price rich people bid highter and higher so price goes up each time there is a sale some of these old house owner pay 3 and 10 million for them 20 and 10 years ago check the price for the same house 20 or ten years you will see what I am talking about

I don't know why this is worth half a million USD. They just seem to make up prices out of thin air when it comes to real estate in Jamaica. In the US the prices are usually based on comparable sales of other houses in the area. In Jamaica, they'll just make up the price. I wouldn't pay more than 300K US for that house and that's on the high end. No way a half million US.
