HOW DOES MANAGEMENT CHANGE AFFECT YOUR CONDO STAY OR RENTAL?

  • Renting or buying a condo can be a good or bad experience often depending on the management company. Condo living is partly about lifestyle with a sense of security and expectations that the management company and owners of the property are going to use the association dues "condo fees" to maintain the property. There are certain expectations for maintenance, housekeeping, and security. If the property management changes that can bring in new better policies or negative management practices as I have recently experienced.

    Thanks Rod. My advice to anyone looking at a condo. Make sure you know what the rules are before moving in. My condo in Makati: No one enters without ID, sign in and pass issuance is necessary-even with the owner of the unit. No carry on type bags are allowed to be brought in without receiving a pass 24 hours prior. Cockroaches: My building is pretty new, but overrun with cockroaches throughout the 50 floors. AND make sure the owner is in agreement to fix any appliances that fail, because unlike the USA for instance, there's very little you can do about it here if they fail with exception of replacing it yourself.

      @@homerfantastic Yes.. agreed. I have been fighting them with a variety of products. 4 different kinds of them here. The building has pest control but after seeing where and what they were spraying.... I nicely asked them to leave-not wanting to wake up one morning with a third eyeball.

      Thanks and you make good points. I have lived in 6 condos so I am experienced with 6 different management styles. My biggest complaint with all is their lack of urgency on most issues. "It will be scheduled sir" is a common response and I have to request again a week later.

      @@AmazingPhilippines1 So true..I just keep pestering them. I had a built-in cooktop fail that blew the breaker-but power was still bypassing the breaker-major fire hazzard. It took 2 service persons to finally remove-replace it. The first guy would not even pay any attention to me- saying it was shut off. They do not like it when an expat tells them where the problem lies- or is in disagreement with them

    Colliers management always have stupid rules. But when window broke in hall way. That left for years.

    You are charitable in how you explain so called differences. Probably a middle manager creates these senseless rules without thinking them through. "If it's more restrictive than it must be more safe" - is probably sensible enough for that middle manager. Self Checking in items for safety is stupid.

    I'm familiar with that intersection, actually walked under the overpass going from Parklane International hotel to the mall. I admire how they manage to get through intersections fairly efficiently and without altercations. I've stayed at both of the hotels you mentioned.

    I had a 360. The settings with double the megapixels is the 360 setting. The reason is it is using both lenses instead of one. When you edit it you can convert it to 180 depending on what you want on the screen, or upload it 360 which would probably won't be popular just like the complaints you received that one time you accidentally uploaded when you were walking around.

    The freedom that comes from flying under radar in the Philippines is so much better than living under America’s fully automated government. But I like my SS check and living here.

    Rod, I found your comments regarding your current residence very interesting, especially how you were stopped carrying some items to your room. My first thought was.......are they stopping people to check their bags of groceries as they walk through the front entrance? I'm sure they're not, but it's pretty much the same kind of thing. It really is unacceptable.

      They were not looking inside of bags or boxes but had a large stack of paper forms listing various boxes, bags, etc which is absolutely worthless as far as safety is concerned John. Maybe some miscommunication from management originally as it was a bit ridiculous, annoying, and time consuming.

    Yeah my final goal is to move into IT park , people where telling me to rent a Airbnb for a few weeks, so I can do interviews with the condos management so I can make a informed decision.

      88th ave is a good place to stay close by that area.. I stay there a couple times a month while I am looking to relocate to Cebu from Makati. I'll also mention a nice place brunch close by I ran into on my last stay well worth the visit. Abaca Baking Company, a little pricy but great food-bagels.

      Good plan and I also 2nd the comment about Abaca Baking Company being a good restaurant. Several locations but one next to 88th Av strip mall Crossroads, I think.

    In a AirBnB now in IT park now, and just a normal couple talking next door in a new building that is extremely pricey and and I guess considered the best in IT and new. Paper thin walls though like I am at a Motel 6, so really do your do diligence before buying a condo here as my experince after being in 20 or so here is the quality in general is not great. The nice condos next door are building there 5th tower now and the common areas look rundown. The must be more lax on HOA fees here or where does the money go Rod?

      Good points and question Matthew. I have been lucky with neighbor noise in 6 condos here. One had a television attached to the common cement wall and that is not a good idea.
      I continue to be surprised at how little attention many of these properties spend on common areas.

    I was told they do that to protect land lords. I had to have a letter of everything i was taking out of my place and my landlord had to sign a paper approving it. It was a pain i had to list out everything. Then landlord looked over the list to make sure none was their furnishing. I had no clue and had to cancel my move to next day cuz of this as the landlord was not available to come sign the move letter. Live and learn.

      I understand, but in reality, it is pretty impossible to list every item in every box. I had more than 20 different items in one large box.

    Colliers sounds like it’s probably a centralized company that’s out of touch with local customs.

      Colliers is an international company. There is a "tiff" going on between condo owners and the property owners, so this might be something to irritate the unit owners.

      @@AmazingPhilippines1 I spent 6 months at Horizons 101 last year and the bottled water delivery was a nice benefit as was the ID requirements for my guests as well as a few other things. I didn’t experience noise issues but talked to others in the building who had and they reported responsive action by security. There were other “issues” I won’t go into here and I would definitely stay at Horizons again but only in T2. You probably know why…
      I liked the fact I was always dealing with local management or local independent vendors located on the premises. They were all extremely friendly and responsive to my needs such as weekly room cleaning, water delivery, etc. at very fair prices.
      I’ll listen to your video again but my initial thought was Colliers, being an international company, could very well be out of touch with some of the local customs I became aware of while in Cebu such as these independent companies located in the building providing services such as cleaning, construction contractors, water deliveries, etc., at fair prices. Sounded like Colliers came in and “upset the apple cart”….
      Could be a good thing if maintenance, safety issues, etc were lax under old management but sounded like they may be heavy handed similar to the way many places got locked down with restrictive access and onerous requirements related to being in the building.
      I plan on being back in Cebu by early June. I really liked being in the Fuente Osmena area, perhaps I can buy you a beer when I’m back. You’re one of the very few Philippines based bloggers that I pay attention to, please keep up the great work !

    Well Pinoy´s LOVE PAPER works.. ALL have to be written ! Even USELESS info as well:
    Security staff is an BIG JOKE! Looks good on entrance with fancy uniforms and all the Bling Bling including armery!
    Do they have any kind of training in handling arms.. NO.. Majority have never even fired it for practice! At nighttime they will most likely be sleeping at post!
    Yes i am old military and i dont feel more safe with those people around me.
    But that´s the "selling" point/buzzwords and they even pay the security staff shitty wages also!

    It's perfectly ideal for them to have to list items in storage. If something gets stolen or goes missing how the heck they are go to know or be able to confirm what is missing!!! That was stupid and arrogant on your part.
