    MIDPOINT RESIDENCES in Mandaue City, Cebu has 2 towers offering studio, 1-bedroom, and 2-bedroom units. A pool, gym, and roof deck are some of the amenities. The roof deck provides great views of the city. It is located between Gaisano Country Mall and J Centre Mall which is being remodeled by SM Malls. It is also located about a block from the new large multi-use property, including Radisson Red, BE Residences, retail and commercial spaces, which will surely drive up demand. Only 1 bedroom units are now available to purchase as all others are sold out.

    That first unit has a really funky layout, especially the living room at 2:52. That place has the look and feel of it being designed by the same guy who designs prison layouts.
    I have three words to describe that place: hid e ous!

    My opinion of this 360 degrees works well to indroduce these condos! Even the video is not so sharp, it`s very nice to check the whole apartment with it`s all the details in every corners! Thanks again for the great info Rod!

    I lived in a 32sqm 1-room apartment before and it was ok, but these are horrible. If you get such a small apartment, what do you even need a separate bedroom for. It makes the bedroom absolutely tiny, it makes the "living room" absolutely tiny, and in such a small apartment you probably will NOT have a third person in the apartment when you want to "use" the bed with someone - so it does not need to be in a separate room. The second apartment would be "ok" for me if it did not have the wall between the "bedroom" and the open area. And then the third is just too tiny and I hate the layout. Having a fridge right besides your bed, as if these things were silent - just lol.

    I love all the 360 videos I love being able to look around and I watch tons of Philippine videos and he is the only person who offers it. Also he talks about lots of things someone who might go there would be interested. Most of the other channels or a big portion of them are all about their gf and their gfs family and the dog its just crazy. I'm trying to see the new place, see things around it. learn about it. I dont need to tune in each week to watch a soap opera LOL. Great videos as always I wasn't crazy about these condos this time. But I always love the videos thank you.

    Thank You for the 360-degree vid, but these condo's look horrible in every way possible, from super tiny spaces and crammed in cheapo furniture, tiny refrig, mini-tv, junk a/c units, beds nearly on the floor w/single mattress, no foot room let alone desk area w/o a chair-not that a chair would even fit anyway, so lol. And a 2BR at $700+/mo usd, for that? Ugh! No way in hades would I pay that for the tackiness alone. Only almost positive is the busy area, and view from a near empty roof 'deck' - what deck? It's a cement floor with junk table/chairs. Gym was even a negative, and that pool, omg just awful - and they sold out most units already? Proves that there's one born every minute. Loved the vid but will def skip that place on my search, so TY for that heads-up so I don't waste my time looking at MidPoint in Mandaue City. Very helpful video, again Thank You.

    Thanks for the tour. The 360 video was very cool. Like these type of videos and the quality was pretty good on this one. That price was a little high for us on the two bedroom. We are considering renting a two bedroom condo if we get there in a couple years. The two bedroom was about 40,000 pesos including the hoa fees. Is parking included or is that an additional amount? Am considering just getting a scooter when we get there.
    Loved the 360 video and will probably check out some of your other condo videos when its closer to our time to visit there.

      Thanks Jim. 110/sq meter is on the high side for condo fees and surprised me also. Lots of 48 sq meter units in town for less so competition abounds.

      Makes little sense not to have a remote for the high AC. They should change those out with proper AC units.

    Hello Rod. Last weekend I was on Mactan at Megaworld staying at the Belmont Hotel. That area has changed so much over the years and several condos are now available. What surprised me the most was the amount of Asian tourists and all of the new stores and shopping mall catering to them. Do you feel a 1 bedroom condo there for about 13M is a good investment?       Thanks for sharing and good question kano. There is a discussion of whether the Cebu City metro is over building. Thailand did it years ago and thus the vacancies and lower prices there. Prices have risen quite rapidly in the big cities of PH over the last 10 years so the question is how much more can they go up and still sell. I do not know the answer. If you are going to live in it and be happy that is one thing, as an investment, that is another issue of whether you will get a decent ROI.

    I rented there a week last month and after 2 days walked away and lost the money as I did not care for it there. I think it would be okay at the right prce, but the prices you quoted are way too much. You can get much better on a rental elsewhere as deals can be had as owners are desparate with so many empty. Be carful of the group I rented from there as well. Thanks Rod.

    love the 360 view. as far as the condos, not the 2 bdrm, too expensive. the 1 bdrm, more affordable. same with the studio. however, after 2 yrs of research, I've decided on starting in Iloilo city. better infrastructure, cleaner, less traffic, a little more affordable, bicycle lanes, and esplanades. So now I'm focusing on condos in that city. I'm an old dog of 74, so I'm not into the beautiful ladies, just peace and tranquility, to start> hahaha

      I like Iloilo City also James. They actually enforce some of the noise and traffic rules.

    Interesting using a 360 camera however it does not reflect actual size of the flat/rooms giving a false impression of what it looks like.

      Good point cubbie. If you are on a computer, laptop, etc and in full screen mode you should be able to zoom in also.

    Now way. This place is not worth it. I'm at C-Suites in Newtown for 23k per month. Electric/water and internet runs about 27-28k per month. Not to mention I have a water view with Olango and Bohol in the distance. No way I'm paying 35k plus utilities to look at other buildings and a swimming pool that would be uncomfortable to be in with 10 strangers in it at the same time. This condo building is a lost cause. Just my opinion.

    The 360 was great to be able to turn and see everything! The place is so tiny it would have been hard to film with a regular camera. The studio looks like a good place for the expat on a micro budget.

    Philippines will be like Thailand a lot of condos but not enough people to fill them all. Nice video and unit. Not keen on the exposed water pipes in the gym.

    That is one huge gym area. Pool is mediocre. The 1br at $460 is quite reasonable when compared to my SoCal rent of $3,100. My current apartment is a short walk from a beautiful beach popular with surfers, children, dog owners, and volleyball players…plus great restaurants. Sadly, the Ocean Beach (OB) pier is being torn down.

    The aircons have no remote, ridiculous. Have to get on a stool to adjust or turn off/on.

      My opinion is they should change the AC units out for a proper one with a remote. Only makes sense. Someone trying to save a couple of pesos.

    Have you ever been to Malaysia, Vietnam or Thailand? Is this a new condominium development? This is by far the worst construction, design and quality standard in Asia but it's still just as expensive as those places. There is nothing being built in 2024 anywhere in the world this poorly designed and ugly.

    My experience on your 360 video.. didn’t like it at all.
    It was horrible
    Had to shut it off and only watched 5 minutes
    Big fan of what you do..
    Not a fan at all on your new set up with 360
