    SIR ASK.lang po ako, my Pag ibig housing loan started 2011. Ngayon nag offer ang Pag-ibig ng repricing for the next 3 years daw, so 2024 to 2026 cguro. Need ko pa i apply yan or meron ba advantages yan Boss?

    So what are your tips po on which to choose? Would also be nice if you shared the pros and cons of choosing lower-year-fixed rates vs don sa more than 5 years-fixed rates. So depende po sa performance ng economy magbabase yung "TBD" rates?

      With regards on your concern it is always depending on market condition yung pagtaas ng interest rate if maganda ang takbo ng economy for sure nataas ang interest rate and if hindi sangayon ang economy or economy stumbles/slowing, probability that the interest will go down as well. :) with which to choose it is always depending on your monthly income if saan aligned and makakagaan ang pagbabayad mo po monthly. ^^ tignan mo yung differences monthly amortization between year 1 to year 5 (preferred fixed pricing period).

    Sir ralph, ask ko lang po ung housing loan ng kapatid ko na approved na ng bank. Pero hnd pa kame naka pg signing matatapos palng kame s down namin sa dis sept balak pa sana namin mg down nang big amount sa developer hnd na dw pude kasi na approved na dw ng bank ang housing loan namin ke bank na dw kame bayad ng big amount kc yung savings nya po nasave sa bank dto pilipinas cya lang pude widraw naka SPA lang po ako..ang question ko po pg bulk payment kame sa bank anytime po ba pude kahit anong fixing period ang piliin namin? kc sabi sa bank pg 3 years fixed after 3 years pa dw pude mg lump sum balak po sana namin pag nakauwe kaptid ko nxtyear mg lump sum cya sa bank.

      sa bank po ksi ay iba ang set up, may kanya kanya po silang policy sa mga advance payment. alamin nyo po ung policy nila about it at un po ang ating sundin.

      pag sobra po, advance payment po un sa mga subsequent amortization nyo. better pong gawin nyo, mag applied to principal kyo na advance payment if may extra money kyo.

    Very informative. Ask ko lang po sir ano chances na kunyari fixed 3 years tas after nun naging more than 10% na ung interest rate? Ano po kaya ung scenario na un? Ininisip ko lang ano advantages ng short term vs long term interest rate. Maraming salamat po.

      Yes. Tama ka, yun yung hindi nya binanggit, keyword na adjustment. Laging "mababago" which is mahirap intindihin.

    Nung tinanong ko yung agent namin regarding sa fixed pricing period, wala syang idea. Tinanong ko kung pwede ba fix yung interest for the first 3 years, applicable lang daw yun sa bank financing. Then chineck ko yung computation sheet, naka check dun yung 30 years tas 6.375% yung nakalagay. Pa-help naman po.

      30 years ung loan term. iba ung ung interest rate fixed period. naka 30 years yan na 3 years fixed at 6.375% per year. meaning sa first 3 years, yan. ung next 27 years, magbabago bago.

    what usually happens after the 10-year fixed interest in a 15 years loan term. may natitira pa po ng 5 years to pay. hindi ko po alam kung tataas ba o bababa yung interest for the remaining 5 years.

    Good day sir, question po first 3yrs ko po is fixed interest, after nun nag taas po ng interest yung loan ko just for 1yr.( sept.29 2021 up to aug.29 2022) It means after aug.29 2022 mag tataas n nman yung interest in just 1yr.? TIA.

    Gudevez po kapag naka pag 5 years na hulog na ko sa housing loan ko na walang delay automatic na po ba mababawasan ang amortization ko? 30 years to pay po ako at mag 5 years na po ako sa sept 2023. Thanks po.

    Thank you po for the info Sir Ralf. Sir I am almost done paying my 3 year interest fixed pricing period po for 10 years loan term. Tanong ko lang po ay ano po gagawin ko po after 3 years? Automatic na po si Pag ibig mag bigay ng monthly amortization on the remaining 7 years po? automatic na ba yang may changes sa billing every month? please I just need to clarify po kase andito po ako abroad at least I can anticipate ano dapat kung gawin.     Sir paano po kau matawagan?ofw po kmi me prblme km about interest ng amortization nmin..12months amortization nmin everymonth is 20k..bata ng interest 17k delay lng 2months..12months natapos po daretso..so waiting bank loan po nmin ..hnd pa approve pero sa amortization ituloy daw..kaya tinuloy kaso ng interest 17k everymonth?

    Parang mas safe na yong 3 or 5 years na fixed interest rate. Pero still depends pdin sa salary. If hindi issue ang salary mas maganda malaman ang trend ng interest ng pagibig every year prior deciding kung anong term ang pipiliin. As per sir nmn hindi tataas ng 2% yong increase per year. Pero i wonder kung may year na nag decreased yong interest. Need lng tlga mag research and analyze mabuti.

      i guess if talagang willing ka mag advanced payment to principal kapag may excess ka to lessen ung MA natin, tama lang siguro ung 1yr repricing period. This will be my plan din kasi mabigat ung 9,950 MA kung tutuusin and balak ko every 2mos mag payment to principal tlga para every year bumaba ung MA ko dahil sa lumiliit ung principal loan amnt even ung interest rate increase.

      naloan take out na po ba kyo? mukhang may something po pag ganyan katagalan. coordinate po kyo sa agent nyo ano ng status. punta din kyo sa developer office, impossible po ksi na wala silang sagot.

      sir nareply nmn agent ko kaso hnd na daw sya napunta sa office .tapus pag punta ko nmn sa office intay lang daw kami ng txt or email nila kong kelan itorn over samin. yung binigay nmn na nom. sa akin hnd nmn macontack hnd rin po sila nasagut sa email. anu po kaya problema .saan po ako pwd lumapit para po ma turn over na sa akin tnx po ulit.

    hello po is it possible na 25 yrs,fixed interest sa in house financing ng developer? and it can transfer po sa Pag Ibig Financing?

      sa mga handle namin, 5 at 10 years term lamang. pwede lng magchange ng financing if nasa Equity period pa lng.

      @@RalfRogerTagao 25 yrs ang contract as of now but binigyan muna kame ng 5 yrs fixed rate ng developer sa inhouse,at 3 mos. equity lang.,at puede daw po mailipat sa pag ibig later on..would it be possible Sir?

    paano po pag fix 3 yr ako,at pagdating ng 4th hanggang 25th year ay naging 12% na si pag ibig ?

      hindi po yan biglaang taas. saka ang gap po ng repricing ay 3 years. so every 3 years ang pagbabago unless iba pong fixing period ang kinuha nyo.

      if 1 year fixed, mababago na agad after that ung interest rate, so year 2, pwedeng mataas na then year after year. so hindi mo sure if mas malaki ang maging interest sa year 2 and beyond

      si Pagibig ang magdidetermine ng interest rate ulit. pero pwede kayong mamili ng fixed period based sa kanilang options

      @@RalfRogerTagao thanks po sa reply , eh kung sa ibang bank po? Kasi nag loan ako sa pinas fixed for 1 year at 5.88% then nung natapos yung fixed rate ko naging 9% (tawag nila repricing) sobrang laki ng difference! And sabi ng bank di ako ule pede mag apply ng fixed rate ( nakalagay sa website nila is 6.38% yung new fixed rate). Ganun ba talaga sa pinas? Pag lumipat naman ako sa ibang bank, baka di worth it dahil sa mga fees. Please advise thanks.

      Pag sa interest rate, suggested ung 3 years fixed. Pero if ang tinatanong nyo ay sa loan term, depende po sa budget nyo ng amortization at required salary. Mas shorter eh mas higher ang amortization at required salary

    Bakit po mas okay ang 3yrs na fixed pricing e mas maliit ang interest kapag 1 yr fixed pricing lang?
    Let say po sa si borrower mag loan ng 1M at nag eearn ng 30K monthly, so pasok po sya kahit 30yrs fixed pricing. Diba po mas okay na 1 yr fixed pricing kasi mas maliit ang interest at maliit lang din ang required salary?

      after 1 year, magbago na agad ang interest if 1 year fixed lng. pwedeng in 3 years time, mas malaki pa ang maging interest compared sa 3 years fixed.

    Hi Sir ask lang po, may home loan po kasi kmi 10 yrs po ang terms then I decided na fixed na po sa 5 yrs interest rate para safe, 4 months from now mag end na ang fixing period this year then repricing na po sya, question lng po sir.. if may remaining pa na 6-10 yrs pwede pa ba magrequest kay bank na ifixed ung interest rate nya like 6-8 yrs. or 6-10 yrs (5 yrs)?       In house financing po.
      Ang nokagay sa contrata ko ay 10 years
      Pero ang hinulog ko pang monthly ay 5years full paid na po Sana this year for 5years.
      Nag gilat or nagtaka ako bakit makaabot pa Ng 10 years ? Full paid na siya.
      Mag kaiba ba ang pag bayad sa fixed principal price at interest Kaya nagong 10 years?.
      Kapag ituloy ko SA bayad sir napakalaki Ng interest nag double ang fixed principal price..
      Ngayon nag offer sila SA akin Kung gusto ko daw ilipat nilA SA low ammortazation ang property ko para ma sustain ko daw sa pagbayad.
      Ask ko lang sir kapag ilipat SA low monthly
      Mag ago din lahat Ng irchase na bonili ko bhay?

    Very informative vid! Keep it up! Question po, pwede ko po ba baguhin ang fixed rate pag nagmature na ang pinili namin sa simula? For example, ang pinili namin sa simula ay 1 year, tapos tinawagan kami ng Pag Ibig for the updated interest rate, pwede ba namin baguhin from yearly to 5 years ang fixed rate sa susunod na repricing?       if naka fixed kayo ng 3 years, then after 3 years pa. if naka fixed ng 5 years, then after 5 years pa. so on and so forth

      yes unless mas longer ung fixed pricing of interest. meron naman pong option na fixed 5 years, 10 years etc... though mas mataas na agad ung interest rate nun.
