聪明的中介，都告诉卖家实话，该甩就甩。只有那些不负责任的人，才不去提醒那些看不清局势的房主，撑着不肯调价。我朋友卖房，那中介告诉她没问题，结果现在改三次价格了，追着价格跑，却卖不出去。如果她最开始直接卖第二次的要价，早出去了。现在没办法只好换了个中介，但耽误了。而同事的中介好，直接告诉他形式变了，别贪，想卖就认清并接受掉价的事实。他直接要了个当时的最低价，半个月出了，结果现在看，比后卖的高处出好几万。
炒家更多的環境下! 看來加拿大樓房遲早泡沬爆! 看多 已不再是宜居之前列.
我三十年前已在加居住, 以前除了工作外.......甚麼都是好的! 現在加上毒品氾濫. 感覺平平的不少!!

Many people may feel their wealth had deteriorated even if they have not sold their properties. Some may reduce their spendings since they felt they loss quite a bit in terms of market value but others in fact may make a big purchase like order a new Tesla to try and make themselves happier. Since it’s only paper gain and paper loss if you are not selling them. LOL 😂

landing Toronto in May, my friend recommend High Park area, any comments?
It has a beautiful park, very good scenic view and great community feel. The houses are usually older but quite a bit of rebuilt in recent years. Even older houses, prices are quite high. A lot of these older houses may require you to park your car on the streets with insufficient car space or lack of a garage. Some people love this type of community feel, like Cabbagetown , Yonge and Eglinton older neighborhoods, etc. but there are some areas with older apartment buildings and public housing which may not be the safest spots within High Park.

你唔知道以經好多墨西歌男仕以經在New Market 做更農工喇，唔信你就駛車上去看一看。
Some lives in the farm but many of these migrant workers also lives in the city. They usually live in rooming houses across the city as well. Actually Scarborough and even some North York area properties has a lot of accommodations for these migrant workers from Mexico. They have organized transportation to their workplace.

At the moment, I don’t think there are that many really good deal that are located in good area. Prices that dropped significantly are probably not in the best of areas or really far away. Wait for a few months and see if further decline leads to more opportunities opens up if you are looking for deals for investment purpose. Sellers are pulling their listings and rather not sell, especially in good areas. Unless the seller is very desperate and need to sell quick. The reality is that Toronto is a Very efficient market. Any really good opportunities would still be snatched up quickly at the moment possibly by real estate agents themselves. Lol

I think at this lowered prices. It is a good opportunity to buy a small condo and collect rental income at around 5%-8%ROI
