    As a new janitorial cleaning owner, I can assure you that the Hourly Rate method is more appealing to businesses. I have tried multiple times using the Square Footage method and failed with no response back. I found out that a contractor who owns multiple contracts and employees uses the Hourly Rate method and is increasing revenue each year.

      I do carpet, tile & grout, and upholstery steam cleaning. I tried by the sqf method for residential and it didn’t get me anywhere. I did land 1 big commercial gig so they were used to the sqf quotes, but residential would never ever call back. Once I started going by the amounts of rooms, (I tried my best to figure how many rooms it would take me in an hour) then I started booking more for sure. My business is still growing, I’m only about 4 months in, but by the room/item for upholstery has really helped me land more gigs. I’m thinking of adding janitorial services too as many people ask if I could do that too. So I’m definitely going to price it by the hour

    I started my own stripping and waxing gig on the side a few months ago. I personally always just tell them I charge 50 cents a square foot. Because I know I can do about 1500 square feet in about 6-8 hours with 1 helper who I pay $20 an hour. So I make about $900 or so just on a sunday, I start at 8am and am out the door by 4/5pm usually. This is for the outpatient centers I was able to grab a few months ago and they have a ton of work for me. So its an easy steady $850 - $900 for a days work on Sunday, minus what I pay my helper. This is on top of my normal weekly job. Its really good easy money if you can find a good gig, and a person that wants to keep you around. Just make sure you go a bit over the top to keep them happy

    I do mine per square foot. I do residential cleans so I can always Google the sq ft because potential clients lie about it ALL OF THE TIME. It’s frustrating when they lie so I quote over the phone. There’s an average amount per sq ft in my state. It’s about .12 to .19 cent per foot. Anything home above 2200 square foot is about .20 to .25 cent per square foot.
    Just Google your states average to keep your prices competitive.

      Ya, but is every "sq inch or foot" of the building being cleaned?
      That would mean you would of touched every single surface of the entire building ,,,I think by the hour, cuz you'll spend more time in certain areas and less in others and some won't be .

      @@kristinekoski7345 Doesn’t matter if each inch of the home is cleaned but doing it by the square footage means that you can quote people based on the average that need to be cleaned VS dragging the clean in order to overcharge the customer.
      If I charged by the hour, a clean that should only take 2 and 1/2 hours can take 4 hours if I needed a few extra bucks that day.
      I charge by the SQ ft to keep things fair for the customers and honest for my employees

    you have to see what the average dollar charge per square footage in your market area is meaning you have to call commercial and residential contractors and see what their charges and call 5 companies add their wages and divide by 5 this is how you appraisal your wages

    You seem like you know your business! And I really like your info, plus your easy to follow along with.
    So I just started working for a company and I've got 4 accounts to clean,, Les schwab ect.
    And I'm getting $16.75 an hour.
    But as far as ..
    Per hr v.s footage?
    I'm going with by the hour. Cuz as you calculated a 5,000 Sq ft at .10 cents price $500 . (Way too high . and customers will pass you up)
    So by the hour is more reasonable !
    "QUALITY
    over~
    quantity"
    It's all bout the "word of mouth", these days.
    word.

    Good info so what I would say is whatever works for the individual. Per hr per sq fr per job. I think the most important part is having the numbers right. I have used both methods in my short time in business. AJ you have been doing this a long time so I value your recommendations!!!

    Great video! just a quick question. Say it takes you 2 hours to clean a space but 30 to 40 minutes to drive there. Do you charge 2 hours or 3 hours? Also your standard formula of whatever you pay the employee x2, does that take into account all expenses of the business? so no additional fees to the customer, just the flat employee wage x 2?

    That $60 ain’t cutting it for two hours a day which is why the sq ft method is good .. I’m not about to split $300 a week with an employee sorry besides I live in NYC and a per hour method like that only work if you have 10/20 contracts simultaneously imo

      You only looked at the $60 and missed the formula. Charging hourly works anywhere. Just simply add up your costs and then double that to get a profit. If doubling is too low for you, then multiply by 2.5 or 3. But the concept stays the same. It was only $60 based on my example numbers.

      Sqft is better it makes you look more like a business person and contractor if you crunch the numbers and explain to customer then they can't say no to your price because number don't lie

    Great info AJ!!! As I’m getting ready to but my first commercial cleaning is a small office of 2000sqft thinking of charging $750 a month base on being there 3 days a week. My main clientele is residential but this company contacted us and I don’t want to pass in the opportunity.

      Production rate is the number of sqft that you can clean per hour. So you have to measure the time it takes you to clean to find your true production rate. If you don’t know it, then you can use 2500 for carpet areas and 2000 for hard floor areas

    Hello, I have a question: I have a customer whom I told that it takes 4 hours to clean his office (if one person goes alone). Sometimes I go with 2 people and we finish in 2 hours. Should I then charge for 2 or 4 hours? Or should I just charge for the actual time it took, whether it was 2 or 4 hours?

      I would charge the "actual time", I spent cleaning, plus I always, always do my job as though the camera's are on at the business, every where I am, every time!
      Keep it simple

    If it takes three hours to clean thats six man hours for two workers.

      Charge an extra $20 per day they want cleaning onto the bid so if it’s 2x a week add on $40 per week. That’s $160 per month just for gas. Also let’s say you charging them $500. The bid would be $500 plus $160 plus tax. Do the math. 👍🏼

      I believe the standard is between 0.10 to 0.20 per square feet.

    this ruins the point of increasing sales because you can't grow, you're making the exact same rate no matter how fast or hard you work, how many jobs you do, etc.
    you can have better equipment and a faster method and make less than if you were to struggle and do the job in 3 days. price by the job for consistent pay and do more work.

    I tried using the calculator but seems like they are coming in to low . I have a office 2999 square feet 2 bathrooms 5 days a week the calculator says $939.13
    Isn’t that low for 5days a week

      If you don’t have sqft then you'll have to guess the time it'll take to clean then charge $150 - $200 per hour
