Don't forget to add sales tax to these prices - 10% on new builds and 8% on pre owned.
Valencia community property tax is 10% for resales and 11.5% for new builds, when purchasing
good one Stu, something very common in Spain is rental listings too good to be true that don't exist in order to switch to a real property after the agent gets you to connect by WhatsApp Im looking to rent then purchase in Torrevieja

Good luck, always check a property at night after first viewing, as in Spain places can get noisier at night, thats my tip!
@@amandaroberts5111 good call! Yes, we'll spend 3 weeks in the area to learn what those properties are like at different times of the day / night, as well as during week days vs weekends. I also plan to ask the neighbors what living there is like, etc. Pretty exciting!

Great info, Stu! I’m interested in buying property in Spain and Italy as a part time residences (modest, but comfortable, in a town/village with fewer than 10K residents,relatively inexpensive homes-between €60-90K each)…but I don’t want to be a tax resident because another country shouldn’t be entitled to my hard-earned US military pension (and military veteran disability compensation)….or my wife’s US govt pension (when she retires) or our US social security pensions when we’re eligible to receive it. And, certainly, not our investment accounts or other US-based assets. While staying in either country we’ll be contributing to the local economy sufficiently by spending money in stores, restaurants, car rental, household expenses, etc….

That's where I found quite a few under 100K Euros. However the people are different about how see foreigners if not very high rates of tourism for decades types of mentalities. It's all about what see that have in common with each other. There's no forcing that's going to work out if seen as too different in types of peoples That's more largest cities that will do so, because of more variety of types of people. .

That marbella property seems expensive for a small flat but heads up for those wanting to invest ... any flat by the coast goes onto a weekly summer rental market, where properties are on for 1000€ a week easily in this area (Marbella is high end), or in fact anywhere along the coast.. it's a shame because this sets a seasonality for rentals, and few owners want to rent all year around except for skycraping prices...yet an advantage for property owners, and global and hobby investors, those with the cash.

Very interesting video Stu.. quite shocked at some of the high prices in rural north of spain. almost what we'd pay in this small town in Ireland but our salaries are more than double the average Spanish salary.. how do people afford it there?

I think Almeria sounds good to be, away from the crowd and madness. Weather and sea.
There are also many towns near the Mediterranean (or at the coast even) which aren't famous and offer the same Mediterranean experience and are chill and affordable. For some reason everyone seem to go to the same few places.
Tecnosasa forced me to sign form I would pay them e4k fees as the buyer to view a e30k house as the buyer. Is this normal practice in Spain. I did not buy I thought seller pays fees to estate agents

The change is delta. If you got all cash, there are good deals on the offer, always!
Way too much. Take Malaga and double or triple it. And Malaga has become expensive already.
Tread carefully with cave homes, very desirable but the insurance is like another mortgage.

Are Americans with preexisting conditions typically acceptable into private insurance programs in Spain? Would anyone have advice on transportation of exotic animals to Spain?
As with any medical condition, get a medical insurance to cover the condition, if any happens

My landlord is selling and wants me out. Ive spent hours trying to find an affordable place to rent long term but they are as rare as hens teeth and there's nothing i can afford even going a few miles inland from Costa del Sol.
