    My guide was completely honest and transparent. I honestly could say that I would not hesitate to recommend him a thousand times over. He actually told me to buy lower points and borrow every year so that you're not locked into a ton of annual dues. He also advised that half of the amount you need. That it's okay to mix points cash this way you're not committed to the annual dues

    We have 6 direct contracts through Disney. We own at Boardwalk, Bay Lake Tower, Grand Floridian, Polynesian, Riviera , and recently on the cruise added Beach Club.

    I have one contract that was purchased resale in 2020. Our process was completely flawless. We dealt with our sales agent and the title company representative--no one else. The agent provided us with a timeline of events for the sale and kept us informed throughout the process to let us know where we were and if we were on schedule. I did ask for copies of Disney's ROFR, but everything else was provided through Docusign and it was very easy. Much easier than a home purchase for us!

      Ah so glad you had a smooth experience!! Do you mind if I ask what month(s) in 2020? I kind of wonder if my very much during the pandemic timing had anything to do with it?
      And yea I also had to ask for the actual ROFR. Funny that passing that along doesn't seem standard...? I guess a lot of folks probably don't care to hold on to it, but imo it never hurts to pass information and documentation along. If people wanna ignore it they can!

    Wow. Same here on the errors. Disney reached out to us later too. I think they messed everyones up for VDH. The resale people have poor attention to detail too though. How some of these people get these jobs is beyond me.

      OH so this was like maybe an everybody (early VDH owners, anyway) error? Wow. That's troubling, if so. Seems like.... a big oversight.
      I think part of my mindset with resale is I just inherently feel like more onus is on me already. VS idk with Disney you'd think I'd be able to like sit back, relax, it'd be a perfectly well oiled machine? HA.

    Overall great points, the only thing I think we differ on opinion is whether or not resale purchases should be the only type of contract you buy after you become DVC-Y. Some people really do want to be able to stay in some of these resale restricted resorts such as RIV, VDH, likely Cabins at FW and potentially Polynesian tower. It's more of a case by case basis although you're likely right that for most people resale would probably be the better option in general. I know I'll be purchasing more Riviera soon and if Polynesian tower is resale restricted I'll likely purchase there even though I have 2 resale contracts as well.

      Oh interesting... I guess where I'm coming from is if you have direct points (especially with recent-ish minimums of 125+ points), then you can use those at the new builds. So any other points added via resale you could use anywhere else. But ya, particularly if folks wanted to exclusively stay at Disneyland Resort then I think all direct points with home resort advantage might make more sense... though idk, I can just as easily convince myself to get direct VDH points and then resale VGC point lolol

      @@PixieDustPhD LOL don't go down the rabbit hole that is VGC :P. I think it depends just on how much you want to stay at these resale restricted resorts. Some people want to be able to have enough direct points to stay in a 2BR every year at RIV *cough* ME *cough*. Who knows what Polynesian tower will end up being but if they make that a new association, you and I both know those point charts will be insane and most people with 150 direct points will probably only be able to stay in a 2BR for 3 days or less annually. Of course for some people that's completely fine and you can supplement the rest of the trip with resale which is what I currently do with RIV but some people may want to stay there the full week and etc.

      @@azyndragon89 AH okay yes. We're totally on the same page now. I made the assumption (without articulating this) that someone's direct purchase would be enough to fund the type of room they want at their home resort. 150 points for a week in a two bedroom definitely isn't gonna cut it! So then ya additional direct points may make a lot of sense.

    We both watched this video and were shocked at the miscellaneous errors in the contract. We ended up passing at the Disneyland Hotel Villas due to the cost. Your videos helped us out with our decision. I think if we were to purchase, it will be on the resale market, or if Disney offers some great deals.

      The errors... truly shocking. But also maybe my expectations are too high? IDK, to me this is a pretty big purchase, legally binding contract... you'd think it'd be perfect. But either way (resale or direct) - nope!
      I'm glad the coverage was helpful! VDH never seemed like a perfect fit for y'all. Resale someday maybe! I doubt Disney will ever have lower effective prices than $188/point though aha

    Question??? If I buy 200 points at the Poly Tower direct when it becomes available and I already have 200 points at Saratoga Springs that I bought resale would I be able to merge the two to be able to use 400 points at the Poly Tower or Riviera…Thanks so much ! Your videos have been super helpful !!

      Hey there! Assuming your resale points are restricted, then no they are not combinable. You can use your 200 direct points for 11 month home booking at Poly and 7 month booking anywhere else. You won't be able to use your 200 points from Saratoga at Riviera or similar ( can't say about the Poly Tower just yet... there's a chance it's part of the original Poly Villas & Bungalows association, which would be eligible for use for resale points, but it could also be it's own association). Your points retain the restriction even if you as a member are eligible for membership extras.

      no you will never be able to change anything on that contract unless you see it and buy another contract. It is a legal docrument

    Guess my question is as you said you paid cash for it. But in your commentary you said you put it on a credit card so I'm assuming that you paid off your credit card within the first billing statement to ensure that it was the same as cash. If you put on your credit card and we're now making payments on it it's essentially being financed

      Yeah so I had the cash on hand, but given that there's no additional fee to use a credit card I saw no reason not to rack up points too. Beyond the points, I even got a free hotel night for hitting a yearly spend goal, woohoo!
      But yeah, no I don't ever have a balance on my credit card. I would never buy a timeshare with the intent of having credit card debt, nor would I encourage anyone to ever do that lol

    Which Resale company did you use?

      DVC Resale Market. But I didn't go with them for the company, and I generally wouldn't advise that strategy overall. My method was find the contract that I wanted and go for it. The contract I wanted (home resort, use year, number of points) happened to show up at DVC Resale Market at the time I was ready to buy!

    I really don't understand why DVC Direct is so secretive about the amount of the additional costs and flat out REFUSES to put anything in writing until the contract itself. Like they have those straightforward charts for the points themselves, but assume additional cost are minimal enough to not matter?

      RIGHT?! Oh gosh, thanks for saying that. I was starting to feel a little ridiculous like... am I being too demanding or whatever wanting to know what the closing costs are going to be before a contract hits my desk???
      Also, even more in general, how when a new property is announced the Guides are allowed to verbally tell potential purchases lots (base price, annual dues, taxes when applicable, etc), but they can't put it in writing? If there isn't some timeshare law prohibiting that, I've never understood why they wouldn't just put on the dang website "Sales start May 2 at $230/points, annual dues will be XYZ the first year". Like... why make people call? Also, that promotes a DVC fan culture of just like "well my Guide said this" and if enough Guides said the same thing then it must be true. But Disney/DVC could instead control the narrative and put something in writing for us to all see and cite! I don't get it.

      @@PixieDustPhD I think they make people call so that they can get you on the phone and give the sales pitch. But once you've had the discussion, and the guide has had the chance to explain everything, they should be able to follow it up with a "as discussed, here's the information you requested". Even if there's a disclaimer about things being subject to change or only valid through x date.

Like... how much Guide time is wasted talking to people who call in out of curiosity and are expected idk $150 a point or less? Vs if information was more readily available, would the leads generated be a better use of CM time? You make a super good point and I totally understand it.... I just dislike it still hahah
      And yes! Just put a dang disclaimer! There's fine print all over every DVC communication anyway like gah!
