    Jeremy, you will know I am sure but for any viewers who may not, the cut off date for Resale purchases to be enrollable in the points programme is later than 2010. So in Europe it is 2012 and in Asia (Phuket) it is 2016.

    If you purchase a resale in FL, will it remain in the Florida club or do you lose this privilege because it is a resale?

      If you purchase an eligible Florida Club unit/week on resale, the Florida Club privilege comes with it. We own a Florida Club week at Grande Vista that we bought resale. Not all Marriott resorts in Florida are in the Florida Club.

    Is a site like Sell My Timeshare Now a good resource for buying a resale? Why are some of the prices so low for gold season ocean front?

      They can be okay if you are a buyer, but there are better websites out there. SMTN (Sell My Timeshare Now) usually has very high closing costs. Think $1500 to close on a timeshare week when the industry norm is below $500. Also once they have your name, they will contact you at different times asking if you are still interested in this week or that week. Also many of the timeshares listed on their website are very old listings with lots of bad information. The sellers may no longer own the timeshare or SMTN won’t even be able to get in touch with them to provide an offer. It doesn’t hurt to make an offer just being sure to include the high closing costs as your “all in” price. The prices may be low on there, but you may find that they are actually higher than the going market rate. Many gold week timeshare have a very low value. So be sure you know what you are buying and what it is really worth.

    Hello. Thanks for all the great content. If I were to purchase a resale week through a third-party vendor, like Redweek, does it get linked up pretty easily to my Marriott Vacation Club Account or are there restrictions/Fees? I currently own a single week with Marriott. Thanks

      Yes, it should link up fine. Just provide your closing agent with your MVC owner number. You should then see it in your MVC online account and can make weeks based reservations as normal. Thanks for watching!

    Question: Mother has timeshare through Interval/Marriot. She ended up in hospital the week prior to check in of her normal booking and couldn't go, but we called the Marriott and it was quickly taken by someone else on the exchange. What happens at this point? Does she get cash back, points back, or nothing? We've never had this happen.

      Was the reservation made with points or a weeks ownership? If it was with points, she should get the points back and they will be in a Holding Account. Restricted to future reservations in 2022 made within 60 days of checkin. If it was a weeks based ownership reservation, the only option they would have had was to deposit it in Interval International.

      @@Mrn00gie The answer depends on what the reservation was. Does she own points or does she own a week at a Marriott resort? I am also not sure what Marriott actually did with the reservation when they cancelled it. The first question that needs answered is, was it a weeks reservation somewhere or was it points. What was the checkin date and how many nights.
      There won't be any maintenance fee return, but she may be able to make another reservation depending on the answers to the above questions.

      @@DestinationTimeshare she picks a week for her "gold" week (Spring), and has a second "silver" week during early September-winter months, etc. She has deeds for TWO 7 day week deeds for two bedroom units at one resort in Hilton Head, SC.. Everything is booked through Marriott Vacation Club. Marriott confirmed it went back to interval, and was picked up by someone in a few hours. I spoke with the resort today, and they confirmed it was relinquished to Interval, and picked up very quickly. The new people had already checked into the unit when I called them this afternoon. They said I'd need to check with interval in the morning to see if we get any credit to use at another date, etc. They said they can't see those things in their system.

    I am an enrolled owner and considering buying a marriott resale on the open market. If i do this, will my current II membership, via my club dues, cover exchanges for the resale week too, or must i have another II membership just for the resale week. Thanks for the great videos

      Any new external resales won't be part of Abound and would need to have their own separate membership with Interval International. Some have mentioned a possible way around this is to buy the same resort, season, view and unit size that they already own and is enrolled in Abound. They then use their existing enrolled week for Club Points and exchange the new resale through their existing II account. I don't know if it works or not.

    If I buy a 2 bedroom lock off every other year 1 week, can I break apart that 2 bedroom to a 1 bedroom and a studio unto 2 weeks? Please and thanks!

      Yes, but you can only use the weeks in their use year. So if you buy an every other year odd, if you lock off in 2025, those weeks can only be used in 2025 unless you exchange them through II or RCI.

      The cost of resale weeks will vary greatly depending on the resort, unit size, season and even the view. So Marriott weeks could cost as little as $0 to over $30,000.

    Hi Jeremy. I’m interested in buying a Marriott two bedroom lock-off resale. I have seen a lot of two bedrooms available but I’m not sure if they are lock offs or not. Is there a way to determine if a unit is a lock off?

      It really doesn't matter if the actual unit you buy is lock off or not. For those resorts that are considered ideal traders (Willow Ridge, Grand Chateau and lesser now Grande Vista), these are all floating unit resorts. So even if the resort has two bedroom dedicated and two bedroom lock off units, you can still lock off based on availability. Owning an actual two bedroom lock off unit doesn't guaranty you the ability to lock off. Just owning a two bedroom unit gives you the ability to lock off. From what I understand, Grand Chateau never sold any dedicated two bedroom units. They are all lock off.

      Great to know! Thank you for answering my question. I am mainly looking at Grand Château (or another Marriott) as a trader. There are many timeshares in Las Vegas, would there be any drawbacks to owning at this resort?

      @@sherrieb2993 The only drawback is potential reduced trade power due to the excess supply. But if you are mainly going to be trading for other Marriott properties you should be fine as the Marriott to Marriott exchange priority plays into your favor. Right now Grand Chateau is probably the best Marriott week to pick up as a weeks trader.

      Hi Jeremy! In your last reply to me you mentioned how Grand Chateau is one of the best options to pick up as a trader.
      I took your advise and I found a EOY 3 bedroom at MGC and purchased it as a trader.
      I found it interesting that Las Vegas area has relatively low TDI even compared to places like Branson because the highest week TDI for Las Vegas is only 135 (and Branson peak summer weeks TDI is 150). With the new football team and future baseball team coming to Vegas, do you think this will change the TDI in that region?
      As a side note, I also wanted to mention that I’ve already made a good 2025 trade with it. I recently put in a request for summer 2025 and received a match at the Lake Tahoe Marriott. I wasn’t sure it was possible with it being 150 TDI in that region.

    Let's say I buy a Myrtle Beach Grand Dunes deeded timeshare. I would like to use it every other year. Can I sell my week to a friend or anyone else for cash or is that not allowed? Can I turn it in to Interval and get credit to another resort?

      For the years you don't use it, you can rent it out to family, friends or anyone else for cash. You can also deposit it into Interval International where it would be valid to make an exchange for two years past the checkout date of the week you deposited. Thanks for watching!

      @@DestinationTimeshare thanks for the quick reply. Sounds like a good deal for how I want to use it. Is there transfer fees if I sell it to someone I don’t know? I noticed some fees for interval and then the resort you choose may or may not be of equal value if I understood correctly. How much do maintenance fees go up on average? Is their a big estimated jump this year due to inflation? What am I missing fee wise?

      @@vinceleto If you rent out your week to someone else, there is no transfer or guest fee. Depositing into interval comes with a lot of fees. $99 annual membership fee and a $219 exchange fee. If you trade Marriott to Marriott the fee is reduced by $55 to $164. I do have a video where I talk about all the fees when exchanging. I will link it at the bottom.
      Maintenance fees do go up. I would expect an average of 3-5% each year. Though this year may be much higher but we have not been given any estimates as to how much the fees might go up but I am expecting in the 10% range.
