      In Hyderabad there is no overpricing but overcrowding of people near Hitech City.
      Until or unless IT moves to another area prices will not decrease.
      But is good if development start in amaravati as there is no cheap land available in Hyderabad for industries

    Hyd is grown and earning son of Telugus. Amaravati is an infant. No comparison. The competition always benefits telugu people. More and more planned cities are needed for next generation. Hope Amaravati will be a 21st century City planned in that direction. We love both places.

    Its a shame that we are talking about Hyderabad vs Amaravati. India needs a 100 hyderabads to ease urban congestion, bolster growth and prevent migration. 8 crore Telugu people couldn't build another Tier-1 city except Hyderabad. We built Chennai and made significant contribution in Bangalore's growth, now it's time to build a Singapore-quality greenfield city while developing Warangal, Karimnagar, Visakhapatnam, Tirupati into Tier-1 smart cities.

      First we need habitation, Roads, train tracks, airports and then jobs, schools, Hospitals. If we have all this things then they can ask 30-40k. But now without any of above they are asking above 50k. Who will buy ? If they buy it will they be able to sell it for 80k after 5 years? Because of over prices Realestate in Hyderabad has come to halt. How come money will rotate in Amaravathi? In this five years I guess Amaravathi will have not more than 1 lac population, (If MLA’s, IAS, IPS, Judges other government employees moves in with there families then population will be around 10k- In max rate let us add 90k from other industries, that CBN will bring in). How come it will be a competition of Hyderabad, which is 100 times bigger than Amaravathi. Let us not live in fools paradise.

    It's is hard to beat Hyderabad, not an emotional answer but. Hyderabad is well established with good infra. Also govt has vast stretches of land bank. Climate is comparitively better than AP.     AP needs Amaravathi as capital, but it can't be at the cost of neglecting established cities Vizag, Tirupathi, Vijaywada, and Kadapa. Prices are already gone so high at 1,00,000 per square yard in Amaravati, Vijaywada, and Guntur. In Hyderabad, there are good areas that are already developed and could get a much lower price. People need to give a good 20 years to reach hyderabad at the current state. Imagine, within 20 years, where would Hyderabad go. Cities are needed, but the government should take steps for affordable investments like housing boards and plots.

      First concentrate on one place. Slowly other regions will develop. Immediately after telengana was formed, all Andhrites were demanding Babu to develop another hyderbad instantly, and because of fighting nature of Andhrites, the capital region was correctly decided upon in the center of the state in Amaravati. And the Andhrites wanted this village to turn into Hyderbad in 5 years time coupled with Centre's hostility. And then you hand over the state to Raja Reddy criminal family members as if they have track records of developing cities and brining industries. Now you again give it to CBN and will again, without giving him enough time,, give back the state to criminal YSRCP. Super intelligent andhhrrites making a laughing stock of themselves and they talk SOOOOOO big. SOOOOOO hollow!!!!!

    there is no water in Hyderabad. We paid more than 10k/flat in the past 3 months to the water tankers. There is no green cover or public utility spaces like parks and sports facilities beyond Jubliee hills.

    I think Govt is giving too much hype on Amaravathi. It will increase hopes to people, if it get delays or unfortunately unsuccessfully, then people will disappoint very badly and it will effect the next election results.
    Rather than giving hype to next level, first show the progress on work, not just showing graphics, ground level work process is more important, that will show more impacts. Then obviously people will start trusting and again they will give one more change also.
    Hope this Govt and this Govt supporters understand what I am trying to tell.

      Majority of development happened after 1995 only. The city before 1990 is golkonda, charminar, falaknama, osmania, nizam universities, gandipet. Modern hyd is IT areas which are contributing billions. There is no comparison between two. JNTU was within a forest, Gachibowli used to be barren land. The 400 yr old city is still the same.

    I am from Andhra and I don't think Amaravathi in any way is going to hurt Hyderabad. I strongly believe that there is no stopping Hyd. CBN made sure of that and TRS did their part. And now cbn is on to Amaravthi. If anything, Hyd (being the closest metro to Amaravathi) is going to help eachother's growth.

    Growth of Hyderabad in the outskirts will definitely slow down but will not have any impact on core business areas. For Andhra, as the core areas are yet to be developed, more new investments will go there.

    Amaravati is no where compared to Hyderabad. Hyderabad is cosmopolitan and well established over a period of 600 years. It will take another 50 years for Amaravati , a bare land to reach the status of atleast some outskirts place of Hyderabad.

      Because their should be planned city ,in india without planned city it will create a mess as Hyderabad,Bangalore,Chennai u take any floods ,traffic and sewage maintenance always a big one.
      And it’s a greenfield self sustaining and growth generating city which located at centre ..
      If it vizag it is a beautiful city but if it’s selected for capital it would be mess because of its limitations of expansion of roads and infrastructure.

    Truth is hyderabad realestate is down, but it happened many times in the past 30 years and again it bounced back. Due to election and other factors every big city wll face this . And it is normal.
    People who believe CBN has developed Hyderabad, where as Hyderabad has manufacturing industries in 1960s, defense companies in 1970s, manufacturing in 1980s and 1990s and IT in 2000s and AI will boom now....
    The fact that CBN was CM that time and he extended hand for the development of IT like every other CM ruled. But people of a particular community in Andhra believed a single person changed it. Bangalore, Pune and gurgoan also have huge IT companies, but CM claimed so, unlike CBN and team..... IT came to places where it felt safe and has human resource with good climate politically and geographically.
    Hyderabad has advantages like not a earthquake prone area, plateau so the climate is better, people are kind and cosmopolitan at mind, no much political vendetta, not much rioting and faction culture like Andhra, not commercial like Andhra so the prices are more or less reasonable, huge government land bank around Hyderabad, well built infrastructure developed by nizams, already the biggest 5th populous and developed city in the country in 1980s only....
    Now if u see Amaravati, the permanent government building like secretariat , high court , assembly, numerous government building have to be constructed. Now with 6 guarantees there is hardly and money with government. Even CBN himself said we cant rely much on central government funds..... as there are 29 states to look after....
    So the real development in Amaravati is ZERO with few temporary buildings, but they believe CBN will do magic and create a city, once they wake from sleep. Now just look at the prices of Amaravati capital region, the average price is 50k per yard.. without a single company, single private employee and single decent colony 20 kms around it... just grass and a layout with trees... that's it..... CBN said he will build 9 cities in the capital region, now this time u don't see him talking about it now. From 2014 to 2019 why he was not able to pull a single software MNC to Amaravati, when he build Hyderabad in 10 years. Because Hyderabad has the stamina. Not a single leader...
    Now the prices in Hyderabad are higher? Yes they are higher but with 1.2 crore population which is increasing 10 lakhs per every three years, the higher prices will get settled in a year or couple of years....
    Now for 50k prices in Amaravati, u can get a plot near Mokila, Hyderabad which is near to financial district with 30 lakhs direct and indirect IT employment. And Hyderabad has big pharma, life sciences, aviation, defense, colleges, manufacturing and numerous other industries....
    Now we should all feel bad that Amaravati real estate is compared to Hyderabad real estate.. Does it make sense... Think before investing, because it is ur hard earned money.

    There is no competition between both states. Undoubetedly as CM of combined AP , Naidu garu did commendably well in HYB - It hub, pharmacy,real estate etc, by Andhrites settled in Telengana. Considering the present beleaguered AP due to apathy by previous govt , now lot to be done by present AP govt to bring it back to reasonable levels. Hope that happens!

    There has not been a single successful example of a newly build city. Will Amravathi break this trend? Not sure, but the planners can learn from the failures of other similar projects. But I do wish the project well. A lot of farmers had given up their land for it and a lot of money was spend on it.

    You need to understand that real estate inside ORR will be fine in hyderabad. But realtors are becoming greedy and trying to sell in unlivable places like outside ORR and pointing RRR as if it’s the new ORR. That’s not going to work out at all. People who want to buy such BS will now rather spend their money in Amaravati-Vijayawada

      State of AP May be poor financially, but people of ANDHRA are not Sir.
      We dream better capital AMARAVATI, in between note worthy cities of Vijayawada and Guntur with the best wishes from all sides Amaralingeswara Swamy , AMARAVATI, Siva of Kakani, Panakala Narasimha Swamy Mangalagiri , Ammalagannayamma Sri Durga Devi Indrakeeladri, and.     Hyderabad is a well planned city and developed by the Nizams. Hyderabad was even considered for the second capital of India.
    Chandrababu Naidu did not develop the city as presented by the media.
    If Naidu developed Hyderabad why is he not able to replicate the same in the state of AP.
    AP or Amravati will not develop leave aside competing with Hyderabad.
    Unfortunately under the congress rule, development has taken the back seat.
    Karnataka and Telangana will pay heavy prices for opting for Freebies.
    There is no news about establishment of any major industries or companies in both the states
    Under BRS, the pace of development and establishment of industries or companies skyrocketed.
    But corruption was rampant under BRS especially at government level.
    This always happens when the government is in power for more than 5 years.

    Amaravati should be a sister city of Hyderabad. Healthy competition betweeen these 2 cities will benefit Telugus of both states. Hoping Amaravati builds up well not just in Graphics.
    Prices skyrocted areas nearby Amarvati and not in the reach of Middle class, I have been in Madhapur around 1999 to 2001 and they were pooled by Babu associates, prices were way above the reach back then too.

    India lacks urban space. Any new development will never hinder existing cities, rather they will compliment each other. Speculative market will only get jittered as news such as this may scare them. But growth will only increase, as new cities tend to develop faster due to cheaper land and resources, while old ones benefit from their growth due to increased market size and their capability to deliver due to existing infra.
