      Thanks for your comment and yes, you got it…, it’s not just about doing it to save some pounds on labour costs, it’s about the big added value you’ll gain by taking control of these processes.

    Understandable that a deposit is asked for - only for the cost of materials, but before that find a builder with a trade account, make payments once materials are on site etc. alternatively provide materials or the bulk of them to reduce upfront payments.

    wow great vid that was more than helpful, im about to set up a general construction company in birmingham any advice on contracts or tips to advertise to generate work extensions conversions i have been stung a few times working as a sole trader and for a few other smaller companies it leaves me worried

      The jct contracts are good, I just tend to adapt them to the size of job. Like you, I’ve also been stung and I’m really careful about being clear about how and when I get paid. It’s one of the reasons the majority of the construction work I do these days is my own property developments.

    Don’t pay upfront or deposit, I done an extension and I paid weekly, whatever work was done the builder was paid for end of the week.

      Yes that’s another way that works and avoids the deposits. Issues I’ve found with that is the homeowner isn’t certain how much cash they need, and the incentive to get stuff done isn’t there for the builder if their price isn’t fixed. However, once I did a job on that basis and it worked out fine.

      @@build-better-things the price of was fixed and he done a week by week plan of what works will be done and estimated roughly how much each week would cost. Then if he done more stuff that week I paid more if he done less then I paid less. So he wasn’t on top and neither was I. It was equal

      @@build-better-things yeah it’s a good one. I’ve Seen one too many people being left in the dark with builders running away with their money or doing a poor job and keeping the money. But I’ve also seen builders do the job and the client saying I don’t have money I will give it to you when I can.

    If Someone doesn’t want to pay a deposit 🚩. Go and waste someone else’s time.

      Yes and then you have many builders that run off and don’t come back lol. I had an extension and renovation done. He was paid every Sunday after we sat down and discussed what work was completed from the contract and he was paid for that work. 👍🏼
