  • In this video, we explore the differences between a condo and a townhouse. We also touch on what some of the pros and cons are of condos and townhouses.
    CONDO:
    A condo can be any type of property. This is because a condo is more a type of ownership, rather than a type of property.
    PROS:
    1. Less maintenance
    2. Amenities
    3. Security
    CONS:
    1. Association fee
    2. Fees could increase
    3. Special assessments
    4. Many restrictions
    TOWNHOUSE:
    A townhouse is a type or a style of property - not a type of ownership.
    PROS:
    1. Spacious layout & patio space
    2. Close to town & metro areas
    3. Feels more like a single family home
    4. Good alternative if you can't afford/don't want a single family house
    CONS:
    1. Association
    2. Condo townhouses have higher HOA fees than fee simple townhouses
    3. Lack of privacy

    You are referring to modern condos, my family lived on a block of condos built in 1960 they were 2 story 4 unit. Yes we had to cut the grass. This was just an ordinary street among homes built in the 1930's. Our building unfortunately is the only one no longer standing.

    I have a town house style home but no HOA. I have complate freedom to do what I want with my property. 😊

      That's great! 99% of townhomes have an HOA because of the community's common areas/amenities, (someone's gotta keep them up), but there def are a few exceptions without ☺

      @AngieMBlanco but I do understand why they should have HOAs because your neighbors could not take care of their property well which could be a problem. Thank God Mines do.

    This video was so informative and I was looking into buying a condo and all of the pros and cons make sense. After hearing this though, I'm less inclined to buy one... 😅
    Would the association fee be listed on the townhouse listing if it has one ? What if the townhouse isn't part of a community complex/residence and instead just on an ordinary street ? I rent in Bristol, PA and I'm looking into buying a townhouse.

      Hey there! I'm glad the video was helpful. The association fee should be listed on the listing, but I've seen instances where it's not shown for some reason on sites like Zillow or Realtor.com. Your realtor can help verify that information for you though on the local MLS. And yes, it could be that a townhouse doesn't have an association. I've found that 9 times out of 10 they do have one, but I've seen a few rarities without. Let me know if you need anymore help! I can point you in the right direction.
