I keep hearing about the land extortions in regards to Ghana, Rwanda, and Uganda. I’m sorry that this happened to you and I hope you’re successful on your journey. I too want to move Africa, but I’m really rethinking that decision…

Yeah I hope investors are very careful out there. Best way to go is a completed building with legit paperwork. The majority of these deposit 20 to 30 percent and pay in installment folks do not have the financial backing to complete the projects. If they fail to get more investors to continue pumping money in then your money is gone. Buyer beware.

If she is a licensed real estate agent you should report her to a board or to the authorities
In lawless Ghana the person with the bigger bribe wins the case
Inform her you are going to the police, & give all the info you have on her in a formal police report. Then she what, if anything, they do. They may give you updates on the case, ask that she meets you with the money in their presence, ask that you pay for their transportation to & fro, etc. The direction it takes could go many ways

Thank you for sharing. A lot of people in the diaspora unfortunately have fallen victims to people claiming they are building town homes and apartments in Ghana so they should invest only to find out later that they have taken their money and they never got the house. They target people living abroad and scam them of their money. I think the best way is either buy legit land and build your own house or go with a reputable company to buy an apartment building after thorough due diligence. Diasporas we should all be careful.
She makes her income from reservations fee. If she gets even 1 reservation fee a month she will live well and above the typical people of Ghana

Sounds like the go between is the scammer, as a westerner you need to complete due diligence and then some!! I imagine you will not be the first or last 😢 if you have a trusted friend who speaks the local language you will need to take them, i would report to police but difficult to say how soon your case will be looked into!

Was any site plans, leasehold/freehold, indentures given to you? If so go off and check everything with the lands commission to see who is the registered owner!! If it is it different then it's likely to be a scam. Been there done it in Elmina, it is a very difficult process in Gh.

It is. You just must triple check and have someone you know or come over yourself before you release your funds.
