I am an AirBNB guest who has stayed in lovely homes in many areas, including Canada. If possible, please have a washer and dryer. The stacked ones are great and take little space. A family that stays 3 days or more really appreciates it.
New to the channel. I just subscribed and am very excited to learn and soak up all the knowledge and insights you provide. Thx my friend and God bless! 😎
As an inexperienced person wanting to build a house soecifically for airbnb I fint your content to be golden. Thanks man. Keep on 😁
Great video, all self explained, great info and insight to guests wants and needs.thanx
My family owns a property in France that I cm currently working on getting ready for an Airbnb. Its going to be quite a journey as I live in Canada. Thanks for all the amazing advice!
That was really useful. Think I'll create an online guidebook too for my guests. Thanks.
Hey Richard - bought a beach house in NC last Fall and preparing to jump into the short term rental this summer. Find you channel very helpful for newbie and look forward to a successful first season
Super great content and great job with the quality of this video. I can tell you really put alot of thought and detail to attention into it!!!
Thank you Brett. and yes we do put a ton of thought and time to making the best content for you guys👍
Had to subscribe, nice video and presentation 👌🏾
Richard, thank you very much for all you're doing!
Excellent suggestions even where it just confirmed what I am already doing. Thank you!
I have a cabin and don't have any wifi for guests. It is part of the experience to get away from it all and go outdoors or spend time conversing with your travel partner or playing board games.
Thats just a cheap excuse to save some money in the short term, as the owner you should provide them with wifi and they will decide whether to use it or not.
I'm with you. Hate wifi myself. It's bad for health but need to make money.
Thanks for all the tips. I had never heard of fast dry sheets.
We love them! If you want to support us you can buy ours here: store.str.university
Great video tips.. Subscribed
Thanks Richard, you are awesome buddy :)
Thanks Sebastian!
Your the man thanks for all your tips
I've found your videos very helpful. We received our first complaint that the wifi is spotty and there are a couple of dead zones. We immediately went out and purchased a linksys extender and hooked it up that very night. The airbnb rental is at the other end of our property but the extender is still not as strong as I hoped in the living room of the rental.
hmmm any other options?
We also tried an extender with little luck. Upgraded to a mesh network and speed is now blazing, the speedtest dial pegs out! Total cost installed including gear was $725 here in Seattle. No more buffering on Netflix!
Great video!
Thank you!
I really appreciate this channel and all of the great information you provide. I'm buying a property to put on Airbnb next month. I look forward to trying some of your suggestions.
I appreciate your attention and feedback Chris. Congrats on getting started and let me know how I can help. Thanks!
Short Term Rental Secrets I would love to see a video about the extent of your cleaning. For example, how often are your cabinets, baseboards etc. cleaned...how often are the beds moved and cleaned underneath...windows etc.
Excellent video idea. Adding that to the list 👍
Thank goodness I found you. I am a new host and wanting to do it right. Thank you
Happy to have you Erika!
Dude Preach! I'm a SuperHost in East Aurora Ny . I call it NYSTYIE on main street i love the towel idea...I think it will rocl as I'm going for plus in several weeks
Hey, I’ve learned a lot through these videos, I would love to get some tips on how to stay safe while renting out a room in your house. For example best way to give access to your house and set rules to have
Have you seen this video? czcams.com/video/VNb8LVGzjpA/video.html
Richard do you have suggestions on the formulation of rental agreements. I may have missed your tips on this aspect of STR
Great stuff Richard - How do you handle linen and towel washing??? Does your housekeeping do it during the listing turn? Professional laundry??
My housekeepers handle mine but professional laundry pick up and drop could work as well. Just a little more coordination.
very useful advice, thank you!
You're welcome Giuseppe!
Great info thanks.
When you use Sonos for your Airbnb, do you guys ever meet guest bring home your sonos speaker? Airbnb is different from hotels in which you cannot charge stolen items to the guest once they checked out. any tips for that? Thank you
Fire extinguisher!
Regarding size of TV, is bigger always better or are there declining economies of scale after some minimum size. I am equipping 1 bedroom apartments and was assuming a 42" smart TV would be sufficient..thanks for the relevant content, Richard!
I'm sure 42'' would be just fine. Check my KIT (geni.us/bpgvOxB) I have a few different options I recommend on there
Hi Richard ,, I don't have a good location , like close to beach, tourist , metro links, & I can't find my city any listing for airbnb .do u have any advice it is good for me to put at airbnb , or just rent the room
You are brilliant 🤓
Richard, I keep watching your subscription numbers go up! congratulations and thanks for providing good content.
Thank you Robin :) Makes us so excited to see this community grow.
Thank you for the video, Richard. These are all great! Hypothetical situation/question: say you're good at keeping everything maintained, but the carbon monoxide detector goes off at 2 AM in the winter because the heat exchanger is cracked on the gas package unit outside. How to not get a bad review?
By explaining the situation to the guests. At the end of the day it could be MUCH worse and you're glad to have the detector.
I meant to say "great" by the way, but I got auto-corrected! Thank you for the response!
In my case, I have a slightly different situation. I am in Asia with a Balinese villa that 2 of the 4 rooms I rented out on Airbnb. Not consistent business as too many competitions and location is a bit on the outskirt of Jakarta but with all the tropical paradise amenities such as swimming pool etc. I wish I could get more on a regular basis. I did have a not so positive comment from my last guest on wifi. You see, I was moving from Italy to here and warned them I won't be able to give full service but only from my non-speaking English housekeeper. They were unfazed. Also because I did manage to be here on their arrival after all but it'd take time to re-install internet when I've been away for a year where I suspended. They then commented that there was no wifi. But I did warn them. Oh well...
Clean cut content
Thanks Nick 👍
I was hoping you had a link to your sheets. I dislike microfiber. I was curious if you found something different. The only time I have ever experienced good microfiber was my very expensive massage sheets. Microfiber picks up smells really bad too. Anyway, you should have a link for people to buy and you get money from it. Even if they are microfiber
Hey guys! Links to everything I recommend is in the description section (see "Products U use for my Airbnb") Here's a direct link to the sheets as well :) geni.us/56Qr They are 60% cotton and 40% polyester
Thanks
So when’s the video starts with the 6 more overlook ones ?
Hi Richard, any software you use to help you keep track of all of your properties? I am expanding fast, will have 10+ by the end of the year. I need something to keep everything at one place. What do you use? Thanks for the help man!
I use virtual assistants overseas but dabbling into a few things. Planning on making a full video on automation and keeping track of your properties
thanks, I am trying one software atm, will let you know how it goes.
What warrants a super host and a 5* rating
BTW - other idea is wifi repeaters. now pretty cheap
Excellent advice .
WiFi is prime! Screenshot of speed test👍🏻
Charging stations👍🏻
Smart TVs
Fast dry bedding & towels
Carbon dioxide detectors
Guide Book
Might I also suggest location of electrical box
Question- how do you deal with garage opener/code
Debbie Swanson great questions Debbie,....
How many TVs should there be? I have a 4 bedroom rental, should every room have a TV?
Sergei Shiryayev i
Great information! I have a question, maybe a new video idea. What do you think about websites like Short Term Stays that helps you list your property on over 30 different hosting websites? I'm about to launch my first listing on AirBnB and was thinking it would be even better if I advertised my property on several websites.
I have not but it sounds interesting. I'll check it out. Do you have a plan for keeping your calendar in check on multiple sites since you're just starting?
Apparently it updates the calendar automatically on all websites.
Interesting. Pricing seems a little vague on the site but definitely interested
what program,, Ive looked at so many and none seem to do what they say
How to rate at ABnB a 4 bed room house per day vs rating it by rooms, which one pays better?
What makes rates go high and low in your opinion?
It´s way better by rooms.
just look on airbnb and see which rents better. its usually about double if you go by rooms, maybe 50% more.
Nice video , bwanaz
Good info but if not knowing the wifi info makes for a bad experience, perhaps being away from home defeats the purpose. Unplug & Unwind. Enjoy the serenity.
While I do agree unplugging is great, don't get romantic about what YOU think your guests should be doing while at your Airbnb/VRBO. At the end of the day what they need to have a 5 star experience is all that matters
sweetmsroslyn Believe me Roslyn, somel of us (yes, I mean me! Lol) would love nothing more than to throw our devices into the lake! But I own a small mountain vacation cabin rental business in the mountains. So I always have to bring at least my iPhone, if not my iPad, too.
Is it better to rent the whole house or individual rooms or both ?
You're not going to like the answer but it really depends. Logistically speaking it's much easier to rent a whole home. From an experience perspective you should find a way to make the community of people they're staying with an added value otherwise it could be very negative.
Makes sense, thank you very much for your response. I currently rent a property to one family under 1yr contract, but am thinking on doing Air BNB for a better profit. House is still under mortgage and don’t want to risk being late.
Do I need to put carbon monoxide detector if I run only electric appliances?
Not sure what heat you run but why not just be better safe than sorry? They're cheap and plug right in.
Short Term Rental Secrets
Air condition
It's a summer vacation house.
Motors from electrical appliances can catch fire. Electric dryers can be a source of fire if lint is not regularly removed and catches fire. A carbon monoxide detector in tandem with a smoke detector can save the lives of your guests.
Great point David.
check what your insurance and laws require
Stayed in number if bnb’s in France, never a problem.
Pets are cat hairs acceptable in the bed on the sheets that host is offering for guests.
Cat hairs in the bathroom in the kitchen cutlery drawers.
Washing the cats food bowl in the kitchen sink when the household crockery🤦🏾♀️
Like your content but I find the recording of the jazz singer quite distracting/irritating.
Not sure what you're talking about Ruth but glad you're finding the content helpful.
not just smart TV for ppl to use Netflix etc, but for Pete's sake have basic TV channels at least. Not everyone who watches TV uses those things. Don't forget about the (older) folks who just want to watch local news. Don't leave them in the dark without any TV.
Bing bing bing! Two Airbnb's I stayed at this year had smart TVs but didn't even have broadcast antennas/cable so I couldn't just watch the morning news and catch the weather and traffic. You can buy a $20 or less antenna on Amazon that will pull in broadcast TV. Lots of people don't have online service accounts.
Yeah, I have DirectTV at all 3 of my cabin and lightning fast internet, with lightning fast internet! At my home, however, I just cut out the cable ENTIRELY. Same with our AT&T cell plans (they were costing us $600/mo for 3 people!!!) and switched to StraightTalk. I did a weeks’ worth of demos at an electronics store for StraightTalk and they are the best choice, IMO. Runs off Verizon towers so great service! With AT&T, none of my family (parents and myself) got service at any of our 3 cabins. Now it’s crystal clear!!! And, as far as our
TV goes, having a subscription to Netflix, Amazon Prime, a Roku, HD Amazon Firestick and a new style for local stuff.
With all due respect, can you even buy a non Smart TV?
That I am not sure of but I still see them in Airbnbs 😱
So I imagine with the smart tv then you don't have to pay for cable?
YES! Good question.
I still do for live sporting events but I see it fading more in the future. I know people who only offer Netflix, Hulu, HBO Go, etc and do just fine.
Short Term Rental Secrets I'm one..I only offer Netflix, Hulu, and whatever is over the air via antenna..

I'll be adding a photo of our guidebook and internet speed.
“Fast dry” sheets are polyester microfiber. They are HORRIBLE. They are a nightmare in hot climates because they don’t breathe and they don’t absorb perspiration. They build up static electricity that make them stick to nightclothes and cause electric shocks. As a host, I would never subject my guests to them. As a guest, they would be cause for a negative comment. Avoid them. Suck up the extra $25-30 it will cost to buy a spare set of inexpensive 100% cotton sheets at Ross or Marshall’s so you can turn over the room quickly.
I hate microfiber sheets. Uugh. Screw that. Cotton dries fast enough. So it takes 30 mins instead of 15. Big woop
Thanks
