    Moved to frisco 13 years ago..used to be nice for a young family starting out. Now its too expensive for a new build. Good dining/ entertainment close by. Traffic is horrendous..southlake feels like where i would move now with more resources at my disposal and need a quiet lifestyle.

    Frisco = Traffic! Not a fair comparison...Southlake 100%. I would choose Grapevine, Keller or Roanoke

    These cities are completely on different ends of the spectrum. Southlake is elite - best schools, top neighborhoods. There are no multi-family in Southlake, almost all houses are on a .5 acre or more. The topography is absolutely beautiful and lush. Frisco is a concrete jungle with a sea of homes everywhere. The traffic is heavy at most times in Frisco and I would not consider this city if I had the luxury of choosing between the two. I live in Frisco in a decent neighborhood but it's just a typical neighborhood. The one thing you get in Frisco is access to restaurants galore and entertainment is closer in Dallas. But that is where it ends. If you live in CA, think about the difference between Laguna Beach and Irvine, that is the gap difference between the two cities, or Cherry Creek and Highlands Ranch in CO, or Scottsdale vs Tempe in AZ.

      Very good assessment in my opinion. As someone from Laguna Hills, that last sentence really hit home.
      I would say that traffic can be bad around Southlake as well. Frisco traffic stinks because you only have DNT for N/S.

      @Tex Jackson I think you found the largest difference between the two cities (Southlake vs Cherry Creek) and disagreed there. I didn't compare the two cities as this video compares Southlake and Frisco. I mentioned the differences are as large as Cherry Creek vs Highlands Ranch. The average sales price in Southlake is $820,000 and Frisco is $421,000 (about half). Which is similar to the difference of CO cities I mentioned. Cherry Creek and Southlake are both elite cities, Highlands Ranch is just a ton of track homes with bad 470 traffic similar to Frisco. I would take Southlake over Cherry Creek any day but we can disagree there if you want.

      @@chadmaxwell1608 I don’t think she did the comparison because they were similar. It was more so two very popular suburb cities in the metroplex with some of the best school districts. I’ll put it like this. If a family is moving from California to DFW and looking to spend 1 million + on a home, these will two will be on the top of the realtor list to get shown regardless of how different they are.

      @@Aggie4life77 well, I don't have a million to throw at a primary residence, it's possible you are living comfortable as such. However, I did in fact move here from CA and bought into a bit of the hype of Frisco and I am not impressed - nor are my friends that visit from CA or CO. My kids attend the schools here and they are decent. But, people with 1M+ are moving to Highland Park, Preston Hollow, Uptown, Southlake or Westlake. Frisco is a big stretch to be on that list. BTW, I understand the point of the video and she is doing a great job of creating traffic to her vids and creating subscribers who may eventually reach out. I also wanted to point out to folks that they may want to visit before believing these two cities are comparable.

    lots of nice people in Southlake..had car trouble and several people offer help, they even offered to pull my vechicle and even offered a soda.Southlake has lots of beautful houses and small parks.

    We've made two trips to TX to check out all the different suburbs of Dallas. We love Southlake, Flower Mound and Colleyville. We were leaning towards Southlake because it's a small town with lots of amenities. Doing my homework, Southlake has great schools and ranks very high.. Love their town square; it reminded us of a town in Northern CA where we're from. In Southlake the homes are enormous, beautiful established neighborhoods with large lots. My concern is what our agent has said to us. He mentioned that he's gotten complaints from clients about their kids being bullied at school and that the moms are just as vicious in Southlake. He stated this information can be found in Reddit conversations. This info has turned me off a bit and concerned for my kids. Anyone out there aware of this?

      Unfortunately I think every school has bullying not just Southlake. My daughter went to a private school and was sadly bullied there. We walked through it together and she’s really grown from the experience.

      Agreed. As far as the snooty reputation, I wonder if that's just something Southlake has been labeled with only because it's a town with money? People tend to assume money = snooty. Thanks for the quick response.

      @@TheMillennialWifeLife Carroll ISD is consistently the #1 ISD in TX while Frisco ISD still have a long way to be there. Housing average in Southlake is almost double of Frisco that tells a lot about the residential perspective.

      Yes It also depends on price point and if schools are important or not. I grew up in Azle. Granbury is nice about a hour out. I live in Haslet now it’s a smaller suburb of Fort Worth. Justin is great!

    Considering moving to the greater Dallas area. These two districts are highly appealing, concerned about the venomous snakes/gators though. How likely am I to encounter one of these in my backyard?

      I understand your concern, many people have the same fear. We rarely see snakes in the suburbs. You may just not want a home near creeks or ponds. It’s extremely rare to see an alligator here in north Texas 👍

    Hi Dana, we love to watch your videos. We are planning to move out of Illinois to a red state. We have not decided which state. However, Texas is one of our choices; but we have concern about flooding in Texas. Would you tell us which city in Texas does not have flood? Thanks!

      Yes up north in DFW we don’t experience flooding unless you’re in a flood plain. We can help you avoid the flood plain and you can check the zones out on FEMA as well. 👍 Houston and poorly drained neighborhoods have more flooding.

    Frisco ISD has more than 10 small size high schools. Most of them are ranked by US News ( based on real test ( such as math, reading etc. ) scores very high ( Based on test scores, those high schools are around top 1000 high schools in USA. I will say that those are equivalent to A+ or A ). The rest of them are also ranked high or good by US news which is ranked by test score.
    Other ranking sites are based from people's inputs, not test scores. Collin county is also closer to OK bordering with USA no. 1 size, no. 8 size and no. 7 size Casinos which is good for retired people ( I remember that there was an Casino bus accident to seniors living in Dallas which is much further 15 years ago). Also, Texas's republicans are very bully to neighborhoods. Frisco has much more democratic now than 15 years ago.

      You will have to have a car in Frisco. Public transportation is quite limited. Dallas is 30-40 min away.

    Frisco is named after a fine, but defunct railroad, not the city that the railroad never managed to get to. And Southlake's image has been righteously sullied. Frisco, will always be rightwing too, like most of Texas and despite its wealth and newness it will never equal the class and sophistication wealth, or excitement of San Francisco, despite its its current issues. And in every sense, it will always be cheaper.
    And this women is an airhead who doesn't know the difference between the words suburb and suburban. So shallow! So superficial!
