    This place is ideal for quiet living and located equidistance between Jb Ciq and Tuas Custom
    Very convenient both way

    By right, the rental income in Msia shall be reported to lHDN only for non Malaysia residents which the tax rate is 30%….

    is it better to just rent in malaysia instead of owning a property? With falling RM, the value of property will drop and also rental income will also decrease due to FX. Also owning property in malaysia seems like alot of cost is needed, for say landed properties. Will malaysia gov retrospectively force foreigners to sell landed properties in future if there is change in policies?

      If you feel its better to rent, then go ahead and rent. Whichever you feel more comfortable with. It has not happened in the history of the country before where any forced sales by foreigners are required.

    Can anyone guarantee that RTS can be operational in 2036? KL - SP link at national level can be scrapped when contract is already signed. Former NTUC chief bought Forest City(still ghost town) is bleeding today. These Chinese developers Country Garden, R&F build all these developments in reclaimed land- you sure they are safe? Look at our Guillemard and Bedok Camps built by SG and still sink. SG is so ngeow with rules, let alone Msia! Good luck to those still believe as if CLOB clobbering isn't enough, scrapping of Sg-KL link is only recent affair....

      Nobody can guarantee the future. We all make decisions on risk vs reward. Despite the ups and downs, SG-MY relations are better than they were 20 years ago. And the RTS is under construction right now. Go to Woodlands North MRT and see for yourself

      @@jameskwa Sure. Ya Malaysian politics have been a sticky point since 2018 but it's not unique to Malaysia. I think right now any number of countries globally have shifting governments or unstable governments be it in South East Asia or Europe, US even. Political risk abit higher nowadays as lots of politicians cater to either extreme instead of working in the center.

    Been told that the Quayside jbcc is exempted from the $1m rule. At least thats what the sales staff said. Is there a list of such developments in JB that is exempted?

    Hi, saw a new launch landed property open for "registration for interest" at their website, when contacted their agent, the agents says need to issue a cheque of 50kRM just to register for interest to buy. Is that true or scam?

    Given what happened during the currency crisis anyone would have to be mad to invest in Malaysia now. Surely Singaporeans haven't forgotten how badly they were burned?

      I mean if we are going to talk currencies, I think practically every currency that Singaporeans interact with in the past 10-20 years has lost value to SGD. Whether MYR, AUD, THB, Euro, Yen.

    Without a Msia VISA, I want to buy a condo in JB and treat it as weekend home. Is there any restrictions on how often can I go to JB? Can I go in every weekend say Fri to Sun? Will the immigration ban me from going in? Cos I read some forums that if the custom officer see your passport has too many chops they will ban u from going in?

      If you go in every weekend Friday to Sunday is no problem as you still spend alot of time in Singapore

      Ya practically all projects can be bought by foreigners. There is normally a quota for bumiputras but other units can be bought by foreigners. Some projects have no bumiputra quota at all. Do drop me a message at 81261626 or email if you keen to know about specific projects.

      I cover this in abit from 12:15 onwards. If purely rental yield then condos always perform better. Location in the popular areas are ok.

    We got MM2H visa about 8 years ago.. It has a 10 year duration. When we renew it, will the original visa conditions apply or do we have to follow the latest changes? Appreciate your advice. Thanks

      Not true. Many foreigners own properties in various part of Malaysia such as KL, Penang, JB..

    Is it true that foreigners need not pay Malaysian tax on rental income if they stay less than half a year in Malaysia ? I have many friends who declare their rental for MY taxation even tho they stay in SG..some even engaged local tax agents to file tax for them.

      If they declare to Malaysia tax authorities, the tax authorities will happily collect :) Won't say no

      Upcoming elections is state elections, not parliamentary elections. And political risk can be anywhere. Foreigners in Singapore just got hit with 60% ABSD
