      Codie went into great detail and is being very transparent. There are content creators that hide some important details but she’s not. People please be aware that zoning laws can change often. Especially, if there’s a sudden increase in population of people moving or visiting the area. You can end up with a property that you can’t rent out. Check the county’s comprehensive plan to get an idea as to where they’re going in the future. You have to have an understanding of the local laws, sound ordinances, permitting which can be a nightmare. A lot of counties won’t allow a “campground” to be within 1-5 miles of one another. The insurance for your property can be very pricey. It’s not as easy as it sounds. Trust me. I know. Best wishes in all your endeavors.
      I am in complete agreement with this woman. Take back some of the control that the elite have. I grew up in a single mother household where $7 to buy a disposable camera was a struggle. She busted her butt off to provide for us and never relied on the government or anyone else. I gained the same work ethics and am now teaching my kids to rely on yourself and to try and build generational wealth. We’re not there yet but we’re on the road.

    Only paid $1,800 for my 2 acres. It is near a microscopic town, so we have access to a Walmart Supercenter and Home Depot, but we do not have any neighbors for miles. We love it and are building a nice off-grid home. 55 years of city life and living on crowded ships in the US Navy had left me wanting elbow room... and now I have it.

      @@EQUITYSPECIALISTLLC I hunted for several years before stumbling across the Hemingway Land Company. To be clear, I am not associated with them in any way other than being a customer. I searched via Landwatch , Zillow, and many other websites always keeping my searches under $10K.
      What made this even better was that we bought in an area that does not have any zoning whatsoever. Believe me, I do not miss the overregulation on the Gulf Coast, where they went so far as to require permitting for every structure to the point that the city was acting like an HOA from hell... even though we had no actual HOA. We literally could not paint our house nor do needed repairs without inspections. We got a denial for a kit shed from Home Depot, and we had to destroy our Japanese garden that my mother designed in the 1960's.
      But! In New Mexico, we can do whatever we want. The climate will not allow us to have a Japanese garden, and the house is not as grand as what we had on the water... BUT we no longer have to worry about hurricanes either.
      An added bonus, the people (generally) in New Mexico are much nicer than on the Gulf Coast.

    I own a campsite, a wild camp. Things are way more complicated. You want to have more people, but the more people you have, the more problems you get, more stuff to fix. There's a lot to be taken in consideration. This is usually a type of business where you need someone all the time.

      so true. the way she showing that real hard business at least for me been a kind of armature perspective. the place with like 10 guest on it definitely need some kind of security and employee for 24 hr. you need some staff to collect the trashes, cleaning up the restrooms, safety, make campsite clean and ready for the next guest, ... etc.
      that could be a brilliant idea for some people like a farmers and ranchers they already have the huge acres of the land and they have the business on it. so that idea could be a side hustle job or some people they wanna leave the city and spend some money as an investment to buy a land to live and make some money.

      That’s all very true, but, like sooo many other CZcamsrs, if she explained the reality of what it REALLY takes to make that kind of money, everybody would stop watching her video after one minute and she wouldn’t be able to make any money from the dumb adverts that keep popping up during the episode. And so everything is just made to look like roses and easy money, to be sure that you keep watching and they get the clicks and the likes.
      The reality of these ‘money making schemes’ is that they are much, much more difficult than explained in simple videos like this. Sorry folks, but just like the Snake Oil salesmen of the frontier days, this medicine isn’t going to cure all your financial problems either. 🤑😆👎🏻

    Having worked at a Vermont State park for 4 years I say "Good luck!" We had plenty of respectful campers and we had slobs and squatters. Some literally left a truckload of worthless stuff behind.

      Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look.

    I enjoy watching your videos, they are always educational but The most important thing that should be on everyone mind currently should be to invest. Especially with the current economic crisis around the word. I mean I have heard of people making upto $250k in couple weeks during this crisis and I'd like to know how.

      @John Brower THIS. I recently got a small residential plot with only a garage on it and in calling brokers for insurance quotes have been told that most 'big names' won't even consider it and any that do will likely be very expensive since they will consider it a "vacant/abandoned" lot with high risk for theft/vandalism etc despite being surrounded on every side by occupied homes with full-time residents and having a caretaker available basically 24/7. So much for my dream of a storage space while I'm on the road... much less allowing folks to park there when needed if they're traveling through.

      So easy, just do this this this, coming from someone with all the connections (family members who have started businesses) and resources .

    The most important thing that should be on everyone mind currently should be to invest in different sources of income that doesn't depend on the government. Especially with the current economic crisis around the word. This is still a good time to invest in various stocks, Gold, silver and digital currencies.

      The key to big returns is not big moving stocks. It's managing risk in relationship to reward. Having the correct size on and turning your edge as many times as necessary to reach your goal. That holds true from long term investing to day trading.

      @@AstaKristjan Even with the right technique and assets some investors would still make more than others, as an investor, you should’ve known that by now, nothing beats experience and that’s final, personally I had to reach out to a market analyst for guidance which is how I was able to grow my account close to a million, withdraw my profit right before the correction and now I’m buying again.

    She said nuffin about water. Water! the most fundamental part of camping. Gotta permit and drill a well on that 10k dirt patch. that's another 30k.
    Now on the upside, USDA has low down loans, similar to FHA.

      lol. 99% of campers haul their own water, what are you talking about? Sure at a some point you could do showers but that's optional. That being said, I think you're looking at more like $35/night for just a spot for a tent, IF you are in close proximity to a N.P.

    Great video, Codie. Be sure to definitely look deep into zoning and permits. JT is a great example of what happens when people start using this model. Grand Canyon also started shutting down these types of properties. Other areas around National Parks are doing the same. Land hacking is awesome, until it gets shut down. ;)

    "$150 per night" hip camp is not hip. That's why many of us more independent travelers like stealth camping. I always practice Leave No Trace and leave every place I've been as good or better than I found it.

    Great video Codie, super informative content. We did the same thing, we were traveling nomads for about 5 years, but we were ready to slow our roll and find a piece of property we could use as a home base. We ended up purchasing 20 acres in southern Alabama on a 800 acre spring fed private lake. Even though this property is considered free of any deed restrictions and can be offgrid we pulled the permits for a well and septic system ans had a power pole installed. We live in our Class A motor home presently but evidently will build a small cabin on it. We did install 8 primitive pull- through campsites that are all down by the lake. To get around having to pull permits to use the property as a campground, we just ask for a donation and this has worked out really well. Most of the campers are overnighters or come in for the weekend. Every campsite has stayed full for the last 8 months and the campers are very generous with their donations...

      i want to do this. Would you recommend starting with identifying land, then finding out if I could get permits for camplng & trailers? Did you buid a cememt bathroom/shower or is it porta-potty? How does one get help learning how to do this?

    After I graduated, I realized school taught me nothing about money. Then I found the book ‘the Richest Man in Babylon’ and began learning everything about money that I was not taught. Great starting point! Also started watching videos like this. Lots to learn!

    It's also not mentioned in the video when you contact Sam bernadedo to get the permits for this area. It's a $14000 deposit. I had put this comment up before and it was deleted. You will need an alternative Housing. camping permit.

    One gig u did not mention or think of. When your goat herd gets big enough you can rent your goats out for clearing work. They make the best animals to clear vegetation in fire zones. My uncle has rented his herd out for like 20 years. He sets up some cheap/easily packed fence. Let’s his goats out they eat the vegetation. Now he gets paid, his goats had food, and the HOA has a maintained fire break so their houses have a smaller chance of burning down!

    You need to watch out for ordinanes covering camping on private property. My friend has 40 acres outside of Yosemite and was renting out spaces. The county shut him down and threatened fines because there is an ordinance against it.

      It seems that in the United States private property is a merely decorative title, basically the actual owner is the government and the supposed owner is just the administrator, the government determines what or what you cannot do with the property.

    I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

    We bought about 4 hectares of land that was not tillable and is hilly. They sold it dirt cheap because the owners didn’t know what to do with it. We turned it into a campground and has the best overlooking view of the Siquijor Bay

      @@CodieSanchezCT I do not think we here in Canada could do such a thing even if our land was so affordable in fact nearly 85% of our countries land is Crown land as is protect or as I look at it as more like prevented from us Canadians to ever think never mind dream of buying for ourselves to feel that greater sense of freedom for which you have there in places across The Great USA !!
      and further more to my point being as even if land here was so cheap and made available for us Out doors freedom loving Cananadians to purchase its all the darn governmeny inviromental laws restriction regulations policies and so on as in fact of the matter beinty as such are simply never ending here as just as well can bet that you do in fact actually follow me as such being clear in mind think as about all our countries own setup legal nonsence for which we like minded Canadians must as well follow here to make such our dreams come trure for us but we in fact cannot dream nor are we even afforded the very means to think as well to mind to dream !!!
      I love my country as it used to actually be known to be a country to be very much more so proud of however time has taken its toll and currently known far more so then it was ever recognized as before as is actually a corrpt globalist ran state as is not a country at all anymore
      sorry to be so frank but Canada has been cheated blind by they among the powers that be in fact China holds more relestate here then the average born proud Canadian ever has had owned for several decades
      and be it just as well to mind all our Crown Land here is owned and controlled as by the Royal Family as is obiously from another country so looking at both them crooket sides of the same coin so to speak !!!!

    I got 3 acres in the mountains of NC, our goal is 2 cabins and 2 glamping sites. Built the first tent deck last year, building the first cabin next year. Got land for $15k, taxes are $100 year. I have put about $2k into it so far but already rented the camp site deck with absolutely nothing but the deck and an outhouse. Next year we will have one cabin and one glamping site done and ready to rent out and I will have my mountain neighbor handle the property maintenance for me. It can work and it is not that hard to do.

    Be careful about proximity to neighbors. One camp I visited in Wine Country was shut down due to noise complaints. Another camp near Joshua Tree had the fire dept called on them dozens of times due to camp fires.

    Thank you for this! We recently got land for this purpose and it is a huge learning curve to get going. In the meantime we are enjoying it with family and friends. Some great ideas in here for sure. Also it IS a lot of work depending on how much needs to be done on the land to make it and keep it hospitable. Getting folks out into nature…priceless.

    Don't forget to subtract maintenance, cleanup after tenants leave, dealing with tenant complaints (why isn't toilet paper available?), security (how does any tenant know whether another tenant should be there and isn't squatting for free?), fencing, a gate, signage (yes, you're in the right place!), and more. Make sure you have easements, zoning, noise ordinances, litter ordinances, etc all mapped out, labeled and managed, too. Maybe all that is worth $1500 a month...maybe not. 🤷‍♂ Sure, you might be able to limit tenants to "experienced rough campers only" but good luck with that.

      Hey Thornton Melon the $1,500 was an example of one camp site out of 30 rented everyday. I think at $6K per month or more you can get some signage an umbrella policy and an old retired hillbilly to check on Cooter and Cletus down at the camp fire.

    Unless her friend has a campsite permit in Joshua Tree she is running an illegal operation. No matter how cheap the land is the permit costs $14k and the studies will add another $30-40k. Plus in San Bernardino you require a minimum of 5 acres plot for a campground. This production seems really irresponsible. Also San Bernardino requires someone on site.

    There is a ranch north of the town I live in in western Kansas that does this. Better than any of the area lakes, and includes various services like a free bundle of firewood, unlimited firewood for a fee, burger meals prepped, guided tours of the ranch, etc. If you're along I-70 through Kansas, C2T Ranch is worth the visit.

    Even in unincorporated areas in California the County government can say "No!" If the area is unincorporated--check County codes. If the County doesn't care; your neighbors might. People in the boonies are there for a reason; and they are heavily armed and have serious issues with strangers. Better check on who owns the property surrounding your vacant land.

    Great idea Cody! This should inspire more than a few to take the leap. No worries about people trashing your rental homes or noise problems that I can see if you buy the right property. One possible problem might be squatters that rent for a few nights and then decide to stay without benefit of payment. Ever encountered that?

      Would probably get some beefy guys to set up camp where the would be squatters were loitering. They wouldn't have much choice to either leave or get Sheriff called out on them. Whether campsites listed on Airbnb or hipsters, there are binding contracts for specific timeframes. Any overstay without pay would be enforceable breech of contract, I believe. Squatter's rights need specific actions to be performed first, such as paying for utilities in their name. Raw land no utilities or amenities. It would be easy to give over a campsite to an RV living couple to host the plots easy enough, with just a small tradeoff for governing and clean up responsibilities.

    This is great. I started buying land 3 years ago. Best decision I’ve ever made. Have been investing in real estate since 2005 and hands down, land is my preferred asset class. I buy at a discount, keep some, sell others and sometimes seller finance to create cashflow. Do it a couple dozen times a year and it’s a nice income stream and creates some good pops of cash.

    The vast majority of campers are not going to pay $150 or even $50 a night for a piece of dirt in a cow field. Try $10-$25 and I might find this believable. I managed a small hotel in Fort Lauderdale right on Ocean Boulevard and struggled to maintain 30% occupancy in the summer months. Winter was near solid booked of course. Average room rate was $150 a night. With a bed, and shower and a pool and the ocean and a vibrant nightlife right at your fingertips. You’ve lost your mind or think people are just plain stupid. People go camping because it is cheap. $150 a night?!!!! To pet a goat? Or dodge cow patties? I don’t see it.

    It's worth it to go through the process to get the land properly permitted as a campsite, that way, you cannot randomly get shut down. In all likelihood, you will need to install plumbing and electric. I am going through the permitting process right now and it is length and requires sign off from multiple local offices. Expect a 2-year process to be able to do this legally and it will cost several thousand dollars to prep the land for this use.

    If the campers start a fire and cause damage to the national park who will be guilty? You need to provide water and toilet. It is not that simple. There are a lot of regulations out there. Also you need at least a dirt road that will let you access to the property and usually many of the cheap lands don’t have access and you need to pay fees to get even a dirt road.

    Added Bonus: Add "Llama walking" to your campground and it will stand out if others decide to make camp grounds in your area. There is a place near us that does the same thing and they get Scheduled F Deductions.

    I recently bought 190 acres with plans to make a campground. The property has about 60 acres of hayfields, a 35 acre sugarbush and 90 acres in tree growth. The other 5 acres is the house, gardens and lawn. There's 5,000 feet of stream frontage that is class 3-4 whitewater in spring snowmelt or after a couple days of rain. There's also direct access to hundreds of miles of ATV and snowmobile trails. I'm having a septic system sized for 20 campsites installed next spring. My plan is to have 15 tent sites separated by trees and 5 facing a common area for larger groups.
    Over the last two years my energy has gone into rebuilding the sugaring operations. Last year I made 45 gallons of maple syrup and this year I was hoping for 200 gallons. The weird warm winter will affect that enough that I don't dare to predict how much syrup I'll be able to make.

    Pretty good run down, great philosophy.
    I've been researching land and purchasing some in my region.
    I'm not too keen myself into the trendy hipster thing, I'm relatively principled on individuality, individual rights, and independent thinking, but I understand many collectivist, socialist, and communist movements are around Joshua Tree and California, and they like camping too.

    I bought 5 acres a little over a year ago. Hipcamp was one of the first things I looked into and hope to do until I build up the land.

    As someone who was camping a lot during the recession, people stopped going camping then. Parks went from full in 06 to empty or half full in 09.

    Make sure you do this all legally! Property owners become liable once they have people camping on their land and campers can sue if nothing is permitted and they get hurt. Also, anyone can call code enforcement and have this shut down and feed will need to be paid. There’s many things to think about ! Love how all these CZcamsrs make everything seem so “easy” Lolol check with your local jurisdictions for their regulations. A neighbor or anyone can rat you out and have you shut down so ensure everything is done correctly to protect yourself

      @@joebotz1243 well idk all counties but my county you need a business license to have a business of people camping on your property. If you have diy built structures (bathroom facilities, cabins, pools, etc,) that don’t have permits and someone gets hurt or drowns you can get into a lot of trouble.

      Agreed, also you may want to check with your HOA. My land in New mexico is rural residential and if you want to rent it out it is best to have a house on it that you can air b and b and then put tents around it for an extra fee. The idea is that's the property is already a permitted functioning home.

    Hello from Canada we did the same thing we have 1.5 acres in Cape Breton close to the national park. We rent are Yurt and have 5 camp sites . We average $75 a night a site . Love your videos and very inspiring.

    I bought 40 acres about 2 hours from Ft Worth and 1 hr from Waco. It’s completely raw and our vision is to build a tiny home community eventually, but with 5 kids and day jobs, that feels like a 30 year plan.
    Watching this has me psyched! I know that area gets a lot of AirBnB traffic (which really surprised me- it’s out in BFE). With 40 acres to create something like this, we may have a way to save our nest egg for the big vision!!

      Amazing. Do a thorough job with zoning and permits as some areas make it a headache with servicing as a deliberate hurdle to limit communities to a certain size. Good luck with the project.

I think that if it can generate some good revenue for us, we can absolutely expedite building our vision much faster!

      @@rebeccapariser9191 We have been looking at Lands of America and other similar sites to find land. This particular 40acre lot was part of a 1,000acre subdivide from a cattle ranch farmer selling off his property. Some company came in and bought all 1k acres and then subdivided it out into 20 + 40 acre lots. We snagged a 40 acres for $300k and it's gorgeous. There are deals being made all the time, you just have to keep an eye out for them!

    Posting information like this is going to drive up land prices in these areas, in fact it has started already I’m a Utah resident. Also what used to be nice and quiet in the sanrafael swell is crawling with people I don’t even like my own backyard anymore. People everywhere!!! And what used to be free camping is now improved fee areas. Luckily I still know some places where all the tourists don’t go, yet 😞
