    It's been about 2 years since we last visited Batu Kawan and I took this opportunity to have an update about the entire township. Everything is ahead of schedule, from the completion of projects to the occupancy rates and brand new companies shifting into the address.
    What's the most surprising thing to me was to meet several engineers who came from KL to work in Batu Kawan. And they are the tenants for all the projects around the area too.
    Personally, I'm just glad to see everything worked out really well for all parties.

    As a person who rent and staying in Batu Kawan for the last 2 and half years, and also previously rent and stayed in Cyberjaya from 2007-2012, these 2 places are highly similiar. It basically takes at least 10 years to be habitable. I eat almost the same thing everyday, or risk jam 50 minutes to Tambun for decent food during peak hours. Businesses come and go because there are just not enough demand after working hour and weekend. 1 really needs at least a decade to see some changes, like current Cyberjaya, which arguably, still quite boring place if compare to other area in Selangor.

      Agreed. As someone coming from Petaling Jaya and now working and living in Batu Kawan, I can say not enough demand here. I even driving to Queensbay mall in the weekend for entertainment. The only thing to enjoy is the peacefulness and no traffic jam

      Normally it takes 10 to 20 yrs b4 the newly developed township can prosper.Take sunway seberang jaya for example.I had been there in 1997 only in 2024 the place hs matured enough to be called a lively place that anything can be availabled for one's needs.😊

      @@kamrulz659 true. But now, Sunway Seberang Jaya has a very terrible parking problem lol. Worst than anywhere I ever seen.

      The real question is,
      1. Jam Traffic Mon - Fri, enjoy convenient around your home
      2. No jam Mon - Fri, slightly need go further during weekend, need prepare food home cook.

    Batu Kawan will be the biggest town in the Mainland Penang in 15 years time. Someone can use the name Friendstone for the township project in Batu Kawan.

      Sure it will be。When I visited Tanjung Tokong in 2010, there was only Tesco, nothing else! Last year I visited Penang again, I went to Strait Quay and found the whole area changed alot!

      ​@@pegpegchu6500, this is a bit different from Tanjung tokong I'm few ways in my opinion. Batu Kawan is actually an island, connected to neighbors area via two small roads, and the bigger one at the stadium took like almost 20+ years n still never ending construction like the Private Chinese school's issue in Malaysia...haha. so it's difficult to get nearby local to move in for school/medical, except for working. So this area gonna take longer time to matured compare to Tanjung tokong(TT). Also TT is build with target or higher lifestyle area, whereas BK is more on mixer, so to boost the whole economy up it's not gonna be easy. Proof to that is the Axxxn city there, if u r from local u know.......

      @lohcchin.887 I think the government should build few public estateds in this new district, move the lower class population from Air Itam to Batu Kawan. Lands on Penang Island should be reserved for private properties, hotels and leisure.

    I don't mind Penang state government move the International Airport to Batu Kawan or other Seberang Perai Selatan area where near Perak state to provide cargo shipment for the factories.

    Love your Batu Kawan videos! Although my hometown is in Butterworth, but I didn’t visit there in person before😂 Nevertheless, I’m still excited to see how Batu Kawan will look like in another 10 years of development. Hope in the future will have more Batu Kawan videos on your channel👍🏻

    Thank iherng for the Batu Kawan update. Penangite here. A few concerns:
    1) Will you buy the property here? From the looks, I think that you think the place is not ready.
    2) Room rate is 700-900? Big dream. There are always people who will pay nonsense rental but does it mean you can get that rate? I work in MNC in the island and none of my friend is paying more than 500-600 in the island. We are in the upper M40 and single.
    3) 3 years engineer can make 5k to 6k? Again, lavish dreams. BKIP is a manufacturing hub, and manufacturing pays low. Yes around 4k if you are lucky. And per factories, there are very few jobs available. You mentioned Kl has so many office space, that is the reason KL can afford high price. To be upper and above M40 in Penang, you need to work in R&D industry which so far doesnt exist in Batu Kawan, be a professional or run a business.
    4) Sinaran rent at 2.6k? Anyone who can believe this shouldnt have any money in the first place.
    There are some positive things in Batu Kawan but I think you will not make any money investing here. I can be wrong, please convince me.

      Well I'm in no position nor interest to convince you. And before everything was built, I was already a strong advocate for Batu Kawan and it's all on record:)

    development booming but no proper road connecting Batu Kawan except PLUS highway & 2nd bridge. They should have normal road connection. Currently without toll road condition alike road to kandang babi (valdor & changkat link)

    Now everyone drop their jaw
    All laugh me buy Sinaran, now become Freehold, rental rate even higher than my mortage.
    I used to think really so good deal ar? or just I'm stupid and greed, ended up I'm right, the reason so good deal because majority penangites see Batu Kawan "no up".

      During the time before pandemic, many of my clients get scolded by people after they booked batu kawan property with me . Some stay believe base on data proven ,some really get effected by the voice at last give up what they had chosen.
      The greatest will come when the time is right , the problem is do we willing put times in where .

      Same here, I buy at Batu Kawan since i think more accessibility compared to islands. Majority Penangite look down on my decision made, the fact is expected most of the tenants here occupy by other states residents due to job opportunities.

      But still, it needs 100% of the owner to agree with the conversion to freehold right? What if, there is a few ppl disagree regarding this conversion. Is it still be converted to freehold?

    The island looks tsunami secure. Lots of inland to run to when the sirens warn of an impending wave.
    It is nice they combine all those roof top solar cells with dense car traffic. Give one to the climate marketing and take two for the oil industry. The world needs more oil to fuel the appetite of a growing population, who wants more stuff.

    i went to design village 1 week ago, basically there are a lot of crowd, however, empty units are quite a lot. quite plenty shops just cant stand and have to close. i think cheepeng says it right, its like cyberjaya, which after a decade, its still boring. basically people just dont like live near industrial area, cuz of the air pollution and lorry come in and out. sorry to say, the expats all are going to travel to penang island either queens residences or tanjung tokong even if they working in batu kawan

    PDC means Penang Development Corporation. You are right about Chinese school primary and secondary shortage but the decision must come from Putrajaya then Penang islander will flood BKIP.

    Hey Sean, I recently went to Genting and on the way, I saw this project Xin Tian Di, near Gohtong Jaya. They have a sales gallery and some show units. Maybe you can do a video on it?
    Also interested to know your thoughts about property launches near Genting, i.e. Tropicana, Pavillion. Thanks!

      Batu Kawan is already a "pulau", it separated by a small river hence nobody really want to stay there long long time ago.
      Old resident there recall they need to ride "sampan" to cross river in order to go to school, this what my mum told me of her classmate last time.

      It is different industry, Penang or Batu Kawan is manufacturing hub.
      However, Penang should improve the public transport system. So that , it could offer alternative car free life style . This will attract more young talents to start their career here. Keen to see the LRT in near future
