    The information in this article should not be interpreted as legal advice. I’m not a lawyer, and if you’re considering buying land I recommend getting help from a paralegal or lawyer to find out what your options are. It can be difficult and overwhelming to do a proper Title Search, especially to someone without experience. To be certain of what rights are included with your property, a local title agency or paralegal can help you. Leasing rights and determining access can sometimes escalate into a very difficult and troubling situation, so it’s best to get professional advice.

    What does the 7% indicate? How would that influence decisions made on the property? Would there be a percentage that would be a red flag for example?

    Hello I saw all your videos they were very helpful but if I do decide to move forward on buy a piece of land how do I do the purchase? Give the land owner a call make and offer n pay all the back taxes and liens do I need a lawyer or what ? Can you please let me know
 I’ll really appreciate thanks!

    • @CompassLandUSA
      @CompassLandUSA  Pƙed 2 lety

      Hi Robert! Glad you found our videos helpful! that's pretty much it. you can give the owner a call and see if they're willing to sell. you may need a lawyer or paralegal to help you draft contracts and an agreement to buy the land. once you have signed contracts you can forward them to a title company to facilitate the transfer. i wouldn't recommend transferring the property yourself, unless you're really sure of what you're doing, because that could create issues with the title. good luck!

    How did you get the 7%? Please if you could explain that if possible?

    • @CompassLandUSA
      @CompassLandUSA  Pƙed 4 lety +1

      For sure! To find the slope of something (in this case the surface of the land) you need to first identify 2 points on your surface, in the video we used the property edges per the county GIS map.
      Between these 2 points, you need to find the total change in height ('rise') and the length between the points ('run'). The formula for slope is rise divided by run. We will multiply the result of this by 100% to get our slope as a percentage.
      slope = rise / run = 20 / 257 = 0.07782101167 * 100$ = 7.782101167 %
      I rounded down to 7% in the video for simplicity. Does this help clear things up?

    Where can I research to see up and coming development in the area???

    • @CompassLandUSA
      @CompassLandUSA  Pƙed 3 měsĂci

      You can find out about future real estate developments in your area by checking with your local city planning department or municipal government. They often have information about upcoming projects, zoning changes, and development plans. You can also keep an eye on local news sources, community meetings, and real estate websites for announcements about upcoming developments. Additionally, reaching out to local real estate agents or developers may provide insight into future projects in your area.

    What is the use for finding out the topography?

    • @CompassLandUSA
      @CompassLandUSA  Pƙed 2 měsĂci +2

      Contour maps (or topographic maps) make it possible to show the height, shape, and the steepness of the terrain you'll be building your future home on, on paper. Building planners use this to understand the terrain and make informed decisions regarding land use, resource management, and infrastructure development.
