I recently had a listing appointment where I lost the listing to another agent because I wasn't confident enough and I allowed the seller to lead the conversation . I didn't deliver what the seller was looking for.

A pre listing package is not required. You should send it electronically immediately after setting the appointment.

I heard you say you don’t recommend doing open houses. Could you explain why not?
Open houses is a means to attract buyers. I coach agents on how to get listings.
So do you never go over the contract, ie: Mention commission percentage?
You should do over the main points of the listing agreement including commisiion

Ok. If you hold 2 MLS in your market and you need to get 2 listing agreements how do you do it so delicately? Also, I just went to a “listing” and the sellers had literally nowhere to put my stuff. Kitchen table, full of clutter. AND the seller was texting the whole time. I feel, truly feel that this is all easier said than done.

#kaimoonrealtor - If I had someone texting the whole time, I'd get up and tell them it may not be a right fit for us to work together. Clearly, they aren't taking you seriously & you need to be TAKEN SERIOUSLY! If you're in control, they will start to respect you. Next time that happens to you, just get up & do exactly that. It will change things for you!

Do you have the commission amount pre-written in the listing agreement before your appointment or do you write it in after they sign the contract?

@@RealEstateCoach you wouldn’t write it in when they agree? I’m just thinking if they see 6% for example and are stuck and needing to pay less then doesn’t that make your position weaker when you have to cross it out or get a new contract?
