    Thankyou so much for this! We just purchased and are awaiting our appointments, and I wanted to find out as much as I could beforehand to prepare so I didn't get overwhelmed. You did a great job going over all of the option so that I can now plan. I really appreciate the work and the presentation skills...to do that all in one cut and so smooth was really awesome!

    Excellent video, very informative. If possible, would like to see you take an actual new home, say 2000sq ft, and go through entire process putting down actual amounts for items chosen to see the actual cost of the home with selected upgrades.

    We really wished this excellent video came out before our richmond design center appointment! To share we got the LVP flooring 2k sqft and it cost 16k ouch! Our Signature Cabinets were around 8k and the Quartz countertops were around 5k.

      @@MrScottr1958 around 11% thats design center, structural and electrical upgrades. I heard Buyers usually spend between 10% to 15%

    The Richmond American homes I looked at this past weekend in AZ were the worst quality and workmanship I’ve ever seen in the Phoenix metro area. Cracks everywhere interior and exterior. Fit and finish were horrible and many of the 2x4’s along the exterior walls were bowed. I was shocked people were buying these new builds, quality was the worst of all the builders I looked at. The sales team had no idea what I was talking about until I showed them the massive drywall cracks and the support beam step cracking in the RV garage.

    What are the tile backsplash differences between levels? In my look book there are level 1-15. Would level 15 be like $15+ sq ft versus level 5 might be $5 sq ft type of thing?

    Lol buyer beware...you pretty much want to stay away from the design center...fortunately when we bought our new home it was only two months old and was pretty much completed with all of the upgrades included in the price and not like today's new homes where builders charge extra for a second vanity sink, back splash, open stair railing, etc....
    A home buyer can pretty much save thousands in flooring and window treatments by going to lowes or home depot, including appliances.
    If the home builders built new homes like they used to then these design centers would be out of business. Unless a new home buyer likes forking out extra money.
    It's still my opinion that a new home should include the lot premium in cost of new home.,
    It always irks me whenever I hear a realtor state how this is an upgrade and if you want this then more money on top of the base price of home...if builders built and designed new homes correctly then the home buyer wouldn't be on the hook for several hundreds of thousands in upgrades. Guess your best bet would be to build your own custom home.
    There is no perfect home out there on the market that doesn't need some structural changes that involve spending a lot of extra money.
    It's really not fun dealing with salespeople at these design centers anymore. The pressure is really on new home buyer to buy everything there and basically keep adding it to your mortgage. Too stressful...

      Hi Dee thanks for the feedback. I agree with some of the things you mentioned. However, I want to say that us Realtors are just the messengers that are supposed to tell clients what they might be going through throughout this process and a good Realtor will give their buyers a heads up letting them know what’s included and what’s not that way they are prepared.

    Not gonna..this was painful to watch. From the jump you were kinda all over the place. I mean you did tour the place and cover most things but most pricing you mentioned seemed like you didn’t truly know for sure. I’m not sure if it was just your overall presence and confidence but it just wasn’t there. I watched the whole thing though, hoping it would get better, but it didn’t. Best of luck man! 😞

      I don’t work for the builders and I’m not supposed to know the prices. I did this off the top of my head. Nobody is perfect, but it’s probably the best breakdown out there of this Richmond Center. Prove me wrong
