Jack - I love that you are doing these design center videos with actual numbers (unheard of!) but as a prospective buyer (not in L.V.), here are a few things Id love to see: 1. PLEASE blackout your clients personal info. I could read it clearly with a simple pause of the video. I'd hate to have my info floating out there like that. 2. Spend more time ahead of the video to locate the actual chosen options and be ready to show the actual level changes with a ballpark for costs. 3. If time is going to be a crunch then hit the big ticket items first: cabinets, counters, flooring. 4. Possiby do post production video to share what you would do different to a. cut cost b. increase value c. stay on trend. These 3 items don't appeal to every buyer but it would save time in the design center and give you an additional video for us to watch. As someone else pointed out, it would be great if you could a similar video on the structural upgrade options foro cost and value. Good job!

This was good info. Instead of you guessing at the costs, you had an actual example… I always thought you underestimate these costs. Also don’t forget design studio is probably the most important and fun stuff but there are also structural upgrades, low voltage upgrades and electrical upgrades. Maybe you need to make a video on those so that buyers can get a comprehensive idea. I’m doing a lot of my own upgrades because I think toll is just over pricing a lot of these. Gooseneck kitchen faucet over $1,000? No. Doing my own

The most in depth review of a Toll Bros Design Center I have seen. Just returned from Lakewood Ranch Florida design center appointment, with a very talented and easy to work with designer, Toni Nakamura. The managers at the facility were very hospitable. Many choices had changed in the six weeks since I received the flash drive with finishes. In the end, seeing the flooring and tile samples in natural daylight next to each other was the only possible way to pick. Definite indications of supply chain shortages, with the Jenn Air fridge difficult to obtain. So they substitute a standard Whirlpool so you at least can keep your food cold when you move in. SW Florida also stopped offering pools due to price hikes and too much demand. Also stopped offering washer dryers and even lighting. I was happy with the LVP, white Shaker cabinets, included pulls, a gorgeous seafoam blue backsplash, and linear textural bath tiles. Also chose level 1 or 2 quartz countertops. The real price shocker was the electrical. $12,000. Bizarrely, Florida code considers garage outlets to be exterior requiring GFI and a weatherproof cover. We haven't seen the total definition and pricing yet, but likely will this week or next. We have thirty days to revise and sign the contract. Twenty percent of the design finishes cost is then due.

Hopefully house should be ready June 2023. How long, in your experience, does Toll Bros take to install all flooring, tile, cabinets, after the main part of the home is done?
