    Personally I'm not a fan of town homes, however, my son bought one, kept it for a few years then sold it and bought a really nice house. So it worked out but the key for h8m was that was only a stepping stone to ultimately buying that house. The one in the video didn't look all that desirable, no furnishings, no ac, no parking, no idea of what the green space will look like etc...

      It's a new project my friend costing ard 3m. U can't have everything for 3m. Everything has gone up from material costs n labor etc.
      Matter of time , these houses will appreciate . I believe within a year from d opening it will appreciate by 15-20% of d initial value . landed properties are getting less now. It's worth d purchase . Even a condo will cost u probably more than that in d city

    I last looked at a row house I like this in Cebu in 2008 and it looks identical to this. $50k can build you a WAY better house than this, not just make the down-payment - just do it yourself! You can already see the render cracking and they've literally carved a hole by the side of a hill which looks really unsafe to me, especially in rainy season.

      Yes that hills in the back looks very dangerous to me. Build your self in the country side, more space and less noise.

    Zero parking… nobody wants to park the car down the street…. Kitchen is too small… need split type air cons..come to angeles city, this would cost 2million only… I would say no…

      Of course it's in Cebu district,whilst Angeles is in Pampanga .
      Btw u can't get 2m such design /structure in Angeles City .it's easier said .most houses in d Philippines which is low to mid range will just leave a gaping hole for u to put up ur own window AC and if u prefer a split unit ,well u need to fill up d gaps then(unfortunately).just like u l would prefer a split unit .Sometimes ,l just wonder why can't the developer just leave d room as it is without that gap for AC .it's more practical to use split unit nowadays .as for d parking most developer will not provide such facility except for some where u can purchase ur own parking lot within d subdivision. Developers priority is max profit.​@@johnteill_

    One of the most traffic part of Cebu City is in that area guys, syodi nalang.. Robert and I visited that one already , okay lang but mas nice jud you build your own house, hinay hinay lang mo.. Let's manifest having our own home for our family guys ❤. So much loved from us.

    The showroom is impressive. I hope that this works out for you. You might want to interview a licensed real estate lawyer to discuss what "rent to own" means in the Philippines.
    - Is the renter required to purchase the property?
    - Are the units considered to be condominiums (with condominium fees)?
    - Are foreigners able to purchase a property on a "rent to own" basis, and under what conditions?

    All wooden doors. Not good especially for entrance ways. Problems with keeping the finish on them & always termites. No outlet for in the dirty kitchen for the appliances

    You are both skilled professionals, so you are probably financially sophisticated.
    I don't know if this would be called a "rent to own" in the USA.
    In my state most "Rent to Own" places gain zero equity, and the price is not set until during any rental period, but the landlord will also not pay for required repairs or maintenance.
    I would evaluate the entire contract, and the price/value, you might ask for a independent real estate lawyer to evaluate this.
    But I think real estate is going to maybe start increasing in the Philippines because of it's economic development situation. I think it is in the spot where it is going to start significant growth.

    That's a long commute to Business Park from up there! Haha! I don't think people get the housing market these days in Cebu City. It's not the province people. The pricing has skyrocketed so much. It's hard to find anything under 3,000,000 pesos in the Cebu metro. I'd look at Talisay, Naga and Minglinilla. Same distance but fast commute on a motorbike.

    🤔 hmmmm? Freee squeeky hinges included on the door to the back way hahaha 🤣, yeah kids it's better to buy than rent it's a investment and you can rent it out if you decide to move somewhere else and use that to finance your next house

    Nahhh it's like living in the same kind of place in the US and the rest of the world. Tooclose to neighbors, no yard space, garages good parking etc, the list goes on. Compared to US prices, yeah, for 50k.... BUT like mentioned, ya can build a LOT nicer house with a good chunk of land to do as you want, and not surrounded by others....
    Built our little house in the province for around $10,000 on my hunny & her kids, piece of land, 50 sqm on 475 sqm lot(hillside). Good enough for us, and typhoon proof for the future, and the kids will have their own house when I'm just a memory....
    Hopefully, when they dug out that land to build on, they let the ground settle, and compacted it good BEFORE building. Otherwise, like I'd seen before in the US, a couple years later, as the ground settles more, the house & pavement can crack apart, or worse !

    Thanks for sharing that. I think overall the billings are nice. I deal with many of those Landscaping here in America and there a heck of a lot more expensive but some of the things there are not exactly like the way we have them here but for the most part for the money you’re spending in your country. That’s very fair.

    I would not like to buy a house like that because its too close to the neighbors, no free land around the house. No privacy. I prefer to have a land in the province and building a wall around the property. But of course that's not possible if you want to work in Cebu city for a long time.

      Well , definitely if u have d luxury of time , building ur own house would be much cheaper , more space according to ur own designs . Find a reasonable plot . Definitely less than 3m . Probably could save 1m .

    Hell no it's not worth it. It's an apartment type living in a big city. I can stay here in the US and live like this making way way more money and probably deal with less noise and traffic

    No house with a maximum buying cost of $5,000 is worth buying in the Philippines if u are a single foreigner. U will buy the house as a loss.

    Queridos, é bom que procurem casas, MAS vou dar o meu PITACO😂😂😂 BOM NÃO concordo com cozinha conjugada com sala, quem cozinha em casa TODO DIA, voces verão que tudo ao redor depous de meses estaram com uma fina camada de gordura, moveis sofá, tvs , mesmo fazendo pouca ou nenhuma fritura, esse é o primeiro ponto de segundo, o banheiro do primeiro andar é melhor do que o segundo e pior, se o casal estiver em sua intimidade e a vizita ou filhos necessitarem de usar o banheiro.... Terão de descer as escadas, uma coisa errada, para os padrões do BRASIL 🇧🇷🇧🇷🇧🇷, AQUI também fazem sala,copa, cozinha tudo junto(sou contra)mas a legislação de contrução exigem banheiros comuns no segundo andar, fora da suite ou do quarto do casal, entendeu, fora isso garagem ou carro na rua vai depender do condomínio do entorno, entendeu, mas continua procurando que vão achar coisa melhor ok👏👏👏🇧🇷🇧🇷 a sua cidade é linda, abraços até o próximo vídeo
