    Thanks Rusty for sharing your experiences. I’ve been on two lifestyle visits myself, 2018 and 2019. We ended up buying one of the courtyard villas in Alden Bungalows. You can’t beat the location. So close to great amenities. We won’t be moving there full time until next year when my wife retires. I’m already retired so I’m visiting for a week each month this year. I bring friends each time I visit. That’s my way of trying to get them to buy here too. 😊. Maybe we’ll cross paths during one of your future visits. Cheers!

    I agree Rusty. The 1st villa you stayed in was nicer than the one you are showing now. But of course once it is purchased the new homeowner could do whatever upgrades they desired.

    Thanks Rusty! Steve from Harrisburg. Stayed at the Villages 2018 and 2019 for 2 weeks at a time in February.Had a great time. For me, being a "snowbird" is the best gig. I have kids and grandkids here in Harrisburg , but Jan, Feb., and March would be the way I would do it. I really enjoy your approach via youtube. Keep up the good stuff and thanks for posting!

    First off, great videos and coverage of what the villages is about. We just came back from our lifestyle presentation on the 14th and was a couple villas up from where you stayed on leelanua ct. We are in process of buying in the villages of Hawkins. As the housing market is just going fast in TV, looked at some homes in st Catherine/ Bradford and they were pending by the time we finished looking while exploring the area.     We were down there and stayed at the Brownwood in April, thought it was beautiful! We enjoyed our time, had breakfast at the restaurant there but I'm drawing a blank and don't remember the name in the Brownwood it was very good! People were so friendly!

    Hey Rusty, I think that is the same house we stayed in on our first lifestyle visit. I would not have a problem buying one of those in that area at all. It is super close to Brownwood. Loved that. They are not super fancy, but hey, when you live in the Villages you will probably go there just at night to sleep after a long day having fun. If someone is a carpenter, they could add lots of crown and base moulding to spruce up the place. And, maybe change the counter tops to granite or similar. Make it your own. I asked when we went there the first time if they sold those and what would they sell for. The lifestyle lady told me about $350K or so. I would prefer it to be more like the upper 200's since it didn't have crown moulding and the cabinets could have used some updating. But I loved the area. But that's me!

    This is great information, Rusty! Just starting to explore retirement communities in central Florida. Love the Villages, but probably more than what I will use (or even want to pay for!)as a single gal. Considering a few of the large retirement communities in surrounding area...Stone Creek, Spruce Creek, etc. Will check out your other videos.

      If you are not going to use anything then it definitely not your cup of tea. Also if you are not a real social person or like groups or social clubs I would say maybe not for you.       I guess if you are looking for a mansion to come down a test the water you are in the wrong place for sure. Funny thing is I've met many people that have lived in what most would consider larger homes and all they want to do is down size. In general people come here...I think to live outside the homes. Very active but really don't look to taking care of a home anymore. But this is just a generalization. Plenty of very large home with over an acre if you are looking for. Even equestrian properties. All the best.

    Was on 2 lifestyle visits move there in 2011, the golf and the golf travel sold me. Only took my car out of the garage 6 time, just would start it up and let run for awhile. And the VA hospital was only 3 miles from my house.

    They have improved on the golf carts when I did my lifestyle visit 2010 & 2011 the were the white carts you rent in Lake Sumter really bear very slow about 15 miles hour.

      I did my Lifestyle Preview visit probably 5 or 6 years ago. The home was next to Lake Sumter Landing. The house was large for one person. The lanai was spacious...loved it. Great location next to LSL.

      I am on the last day of my lifestyle visit staying in Atwood Bungalows. They all are named and mine is Leyland Stone the 2nd on the right after you pass through the gate. We are meeting for dinner at Fenny Grill tonight a guy my husband worked with a number of years back when he was in car sales who bought a very nice patio villa 6 months ago with his wife I think in Marsh Bend. I guess he wasn't ready to fully retire and now has a part time job selling golf carts at some dealership outside the bubble. Plan to pick his brain tonight and will report back to Rusty's vlog any info I find out that would be of value.

    Great video Rusty. I am a subscriber. The Villages is selling furnished homes in The Village of Collier at Alden Bungalows. Currently 7 homes on the market, $374K and up at Alden Bungalows. I bet within a few months alll of the Lifestyle Preview Visit homes with be in the area near the newly opened Water Lily bridge.

We are the proud owners of a piece of Sand on a pond with a palm tree. 🌴. We are on Coker Ct in St. Catherine. We are near Sawgrass and Ezell Rec Center. Our design meeting is supposed to take a week and our pool design meeting is after that. Getting excited to finally get there and “ Live the Lifestyle” LOL We will let you know how it goes.     hi Rusty we did 1 lifestyle visit, in Alden I think in Brownwood,LOVED all of it - we are ready to do another but have to say getting a bit concerned - I watch Skip Smith and seems taxes going up, rules not being followed and some crime, thinking about looking into a truly gated community?? But seems we always come back to The Villages just for what they offer......but is it worth the tradeoff?? Wonder what your thoughts are. I am a subscriber :)

      Hey Kathy...thanks for subscribing. I'm not so sure the crime thing is a deciding factor for me. Best I can tell it is a great deal less than living outside "the bubble". For me....I just have to look at the total cost each year to live there and figure out is it worth it. Yes it does cost a little more I believe BUT...if you like what they have you are getting a great deal. I don't like to play one golf course over and over. I don't like playing pickleball with the same people over and over. But that's me. Also I don't need a 3 acre lot to live on. So it's great for me now. I'm also single so I like the idea of living in a social climate so to speak...not for everybody. With all that said it costs a great deal to make all this happen. So I would just say do the research and find to total cost...Then decide...is it worth it. All a VERY personal thing.

    Hope you had a good time while visiting TV. Hubby and I did two lifestyle visits and purchased in the fall of 2019. The model you most recently stayed in is an older Melrose model (we happen to have the newer one with straight driveway into garage, 2nd bath and laundry room locations are flipped, kitchen island is large rectangle).
    Were you in TV when the Water Lily bridge over the turnpike opened? Beautiful golf cart drive(or bike ride) from Brownwood through to the southern region and the spectacular open spaces in and around the Hogeye Preserve.

    We have literaly just in the last month considered the Villages. We currently live in Texas. My husband retires in Oct. We are planning a trip to Fl the end of this month for just a week. Unfortunately the Lifestyle preview is booked till July. In the info packet they sent us it said you can only stay once in a lifetime. How did you manage to stay twice? We are going to do some looking around and hopefully this winter find a short term rental for 2 or 3 months before we commit to buying a house. If you have any suggestions for our trip this month I would love to hear them.

    I saw on their website where to do a lifestyle visit, but we’re not ready just yet to do it. My question is do they give you some kind of orientation of the community? Do they try to match you with the type of house you might want to buy? One more, what if you don’t play golf? I think it would be cool to drive a golf cart around and I think the courses look great - we just don’t play.

    Hi Rusty, could you find out why TV does not build the Bond prices into the price of the new houses ?? It’s very misleading to see advertised house prices only to find out you need to add $15,000+ for the Bond.

      The reason the bond is not included in the advertised purchase price is that it is an infrastructure bond financed by the developer and paid to the county by the purchaser. The bond is billed by the county tax collector on an annual basis if it is included in the mortgage; or can be paid in full at closing. There is a separate annual maintenance bond fee that is ongoing and billed by the county tax collector too. The bond and bond maintenance fees are collected by the tax collectors of the counties. The monthly amenity fee is collected by CSU which collects the monthly water bill. We evaluated all of these fees in comparison to other communities across Florida and found that we got more bang for our buck in The Villages as well as the value of our home is enhanced by the level of maintenance throughout the community.

      Thanks for that. Great answer. Also if you think abut it...if you have it rolled over into your mortgage payment you would be paying double interest. That maintenance I believe is about 6%. Also I was told that if you payed off the bond. You would never make it up in the price of the house when it came time to sell it that was a concern.       Rusty. I misstated how bond and maintenance fee work. You do not get charged twice for interest on the bond or the annual maintenance fee. The bond itself has a specific interest rate and is rolled into your monthly escrow attached to your mortgage if you decide to finance it. The bond is billed as part of your annual property taxes. There is no interest fee charged to the annual bond maintenance fee. The bond maintenance fee is a fixed annual fee included in your escrow fund of your mortgage as part of your county taxes. If you do not finance your bond you will pay your annual maintenance fee as part of your annual property and ad valorem taxes. Sorry for the misunderstanding.

    I have to say I am kind of surprised at how plain and unimpressive that house is. We’ve done two visits and both homes have been really nice, with better looking finishes and a lot more decorations and furnishings throughout.

      There are basically six styles of dwellings. Apartments,2 type of villas (shown here) Ranch, Designer, and Premier. Home costs from $180's to $1Million plus. Something for everybody.

    Rusty, I think this is a very basic no frills unit. I can tell by the quality of the countertops, flooring, trim (or lack thereof) etc. Nothing wrong with that. I’m not a fan of wall to wall carpeting. I like decorative rugs. Floors have tile instead of LVP. It’s okay, just plain. Cool. Thanks for the home tour and helpful hints.

    We went for a lifestyle visit when we started looking there. We then went to go back later when we were ready to buy and asked about a 2nd lifestyle visit and our VLS sales agent said we could only do one. Well folks that's clearly BS! I know people who have done 3 and 4 lifestyle visits. So if your agent tells you that, dump them and get a better one!

    From videos I`ve seen, seems like alot of people come for the next “lifestlye visit”.....are these set up with the “intent” to eventually buy, or is any time down there, say for a 3 week vacation, considered a “lifestyle visit”? Also, the homes used for these, are they ones that happen to be empty at the moment and later to be sold, or are there a group of homes in each area set aside for these visits?

      Homes they use are for just that...Lifestyle till they move to another area. Most people I think are on their first. But yes I'm sure they would hope you were interested in buying. But with that said there are plenty of home to rent from private individuals.     Hey Rusty we just returned from a lifestyle visit and saw on a CZcams video that the villages leaves a tote bag in the closet for visitors to bring home and maybe include a few souvenirs. We did not see any tote bag and I thought who would know about the bag and knowing you did two lifestyle visit I said Rusty would know. Is there a gift tote bag ? and is there anything in there? you may be able to solve our mystery LOL

      For me it was in the walk-in closet. I don’t remember if there was something in it so I’m guessing not. It just said feel free to take this home. But was like one of the bags you buy at the Grocery store to use instead of paper

      You do not have to spend much time with your agent. It is up to you. You can have all the free time you want and your agent will be available by phone as needed.

      This was my experience on my Lifestyle Preview visit. I spent probably 4 hours looking at homes with the sales representative assigned to me. I made it clear that I was several years away from purchasing. I think you can spend as much time or as little time as you want with your sales rep. I think the idea is to experience the lifestyle, drive the golf cart, do some activities, ask questions. Like a mini test drive. No pressure to buy, no annoying phone calls asking if you have made a decision to buy or not.

      I can't say this loud enough. There is no pressure at all. I've actually heard from a sales associate that they fired somebody for being too aggressive.     I just looked at a couple of homes for sale online. I was shocked that there was no grass on the property of the second house. Where I live, in Clearwater Florida, you have to have grass. Do you know if there are rules in The Villages?

      High season rates are more expensive than summer rates. I believe high season was $199 per night. Summer was $99 per night. Those rates could have changed.

    What are the restrictions for pets? Wood Fencing to keep pets?

      You would have check with the restrictions of each district I believe. I think you can only have two pets. Also if you look around the VIllages you will see that people are not putting up fences. IF the animals make noise or bark...better find another place to live.     Have you checked out both homeowner’s insurance as well as car insurance there? I am hearing both are high. Was hoping to be able to keep what I would save on property taxes and not pay more for insurances which would negate any savings. Any input?

      @@RustyNelson Our car insurance went from north of $2000.00 yearly to $800.00 down there. Homeowners insurance went from $650.00 at home to $1100.00 down there for comparable homes. Taxes are roughly $1000.00 cheaper in the Villages vs. Michigan where we are coming from.

    I went on a Lifestyle Preview in early September 2021. I was told only one Lifestyle Preview per lifetime. Was I told wrong? Did something change?
