- Can you buy an apartment in ghana? How much does it cost to buy an apartment in ghana? Where is the cheapest place to live in Accra ? what does it cost to buy a luxury apartment in Ghana?
These are popular questions people who are looking to invest in real estate in Ghana may ask.
In this video I share with you some beautiful apartments for sale in Sakumono Ghana within the Greater Accra Region. This gated community has a pool, a children’s play area, water heating, back up water and back up electricity.
These apartments are about 15mins from Sakumono beach and about 30mins to the airport.
The aim of sharing these home tours is to give my subscribers and viewers insight into the real estate market in Ghana.
If you are interested in any of the apartments shared please send an email to jasmine@jasmineama.com or send a WhatsApp message to +233593865963.

My name is Jasmine and I have relocated from Sydney Australia to Ghana in west Africa as of the year 2020.
My parents are of Ghanaian descent and so am I although I was born in Australia. Here on my channel, my goal is to give you a real glimpse into what it’s like to live in Ghana and other parts of Africa, from the food, to the culture, to the lifestyle and everything in between. My goal is to satisfy your curiosity about Ghana and other African countries.
My prayer is that these videos do just that for several African’s in the diaspora.
Follow your bliss because life is short, follow your bliss because human life has no intrinsic value, follow your bliss because everything happens for the greater good and follow your bliss because it has all happened before.
This is lovely and not meaning to sound negative, but the risk of buying such housing types in Ghana is the lack of maintenance culture and how inconsiderate neighbours can be. 6am and someone would have their stereo on full blast with total disregard for others. I grew up in the 80's in Italian flats community 2, which is about 10mins drive from these apartments, used to be one of the nicer areas in Tema. Recently went back after 20 odd years of not visiting and I couldn't believe how bad such a once lovely area had deteriorated.
Italian flats not a gated community so maintenance was left up to individual tenants. So sometimes u will notice one level is painted and the rest have been left alone.. etc
My dear you just wrote about the unfortunate truth. You’re dead right about the description. A neighbour will be praying, shouting and killing witches , wizards and principalities all night.
I wouldn’t live in such apartments in Africa for free, talk less of buying 😬😬😬😬
@@emiljjon81you people are asking for too much as if it doesn't happen in New York or another part of the world. Perhaps most people who are buying this apartment are diasporans who know what they want.
You are absolutely right I grew up in such a area
@@TWUMKWAME5 Let's be honest NY have regulations and rules which has to be implemented Ghana is another story
My organic CZcamsr always looks beautiful and articulate.
Thank u xx
Nice - could you please encourage these developers to include planting of native trees such as neme trees and the moringa trees which grows so easily anywhere they are planted for colour and heat regulation. Thanks
It is a popular request that's often ignored by developers.
Yes its AFRICA and they busy trying to turn it in a concrete jungle like the west. Some ppl will shout “don’t change a thing “ because they have lived in building and their lives and have NEVER known the beauty of fruit and other trees around them. They will also say “ don’t change a thing” because they are probably NOT parents and can’t see the potential of children drowning in a pool left wide open for curious children to jump in. There is much work to do here in my opinion. Thank you.
beautiful place only missing trees in the lawn area will enhance the green garden
I thought I’d drop a line to commend your videographer Clement?. He did a great job with focusing the lens on you as well as views of the property👏🏾
Watching from Jamaica love your content, your an excellent presenter and a natural at what you do
Appreciate u 🙏🏾❤️
JASMINE as someone who have lived abroad PLEASE PLEASE speak with the owners about enclosing the pool. Whose child will have to drown before they see that it’s NOT SAFE GOR CHILDREN. It can be surrounded and still be esthetic ally pleasing. Thank you Jasmine, we love you.
Exactly what I thought as soon as I saw the barrier-less pool
Thanks for addressing this. That jumped out at me as well.
Very lovely love them all.thank you for sharing this
Love the buildings. Awesome information. I may be the next client :)
Beautiful rooms, love the interiors and nice environment ❤love your outfit 😍
Thank you! 🤗
Fantastic job as always my sister. Thanks for sharing 👍 🙏💙🙏
You are welcome 💕
Wow what a beautiful development! Great video Jasmine like always 👏🏾
Thank you!! 😊
Blessings Princess 👸 Jasmine nice seeing you again one love ❤
Glad u are here 🙏🏾💕
Love the vid ❤
The stand alone maisonette have no inbuilt wardrobes thats the only missing thing i could love but they are very spacious well organised and built
This is exactly what I’m looking for to invest in Africa. Thank you!
You are welcome 🥰
Smart to have a playing ground for children!
Absolutely love your dress❤❤ ! Bright colours suit you so so well, which I'm sure you already know lol. Gorgeous! The flats look great; but just hope that they keep maintenance up. Thank you again for another informative video!
Thanks Barbara 🙏🏾💕
Beautiful and spacious buildings. Thanks for showing what is possible. It really is something to aspire to. I know it is early days at the moment as part of the wider development however, I would be interested to find out what amenities are available or accessible to... Once again thank you for showcasing these homes.
Thank you for the information
U glowing sis ❤❤
Thanks for the information about housing in Ghana, I appreciate your dedication to showing others the ups and downs of Ghana.
My pleasure 🙏🏾
Hello these properties are very nice. Thanks for sharing.
Indeed, thanks for watching xx
I do love Sakumono- it is so green and quiet.
Thank you Jasmine, these are some of the nicest apartments and houses ive seen on youtube. They are obviously built for families and not just for profit. The greenery, trees and space are beautiful. Thoughtful people built these homes.
These are not flashy bachelor pads built for show and not for living, which are so common on Ghana CZcams.
All the rooms were spacious, thoughtfully laid out, no ugly tiles, no ugly POP, and no paint on the door architraves to clean up!
No obvious snagging list, just a beautifully finished estate. 👏🏾👏🏾👏🏾
This is exactly how i saw it too. Loved it 🥰
I love your dress jasmine ❤
Hello jasmine... another nice presentation
Thank you 🤗
You hair is beautiful jasmine.❤I wouldn't want to use an elevator that spells instruction as instuction though.😅And l wish the block of buildings were separated into three building per section with a fence, that would keep the buildings looking private. At the moment,it looks like a mini town,in 5 years time and fully occupied it's going to be too busy and noisy like a council estate..Nice place though,Africa need more places like this and affordable.❤❤Thank you.
This is impressive, we are gradually getting the European apartment housing system in Ghana, this makes me miss Berlin, where such buiding securities and addressing system is almost perfect
I love the beautiful White House and the price isn’t too much. A pool would be nice. The sea breeze is cooling in Sakumono. Sometimes it makes a sound like a hurricane and moves upwards from the Atlantic Gulf of Guinea, thanks Ama ❤
Jasmine I love the video. I think the prices are reasonable as well. Do they have HOA or maintenance fees and what is the amount. I would love for you to also do a video on buying a car from a car dealership in car as I love your Honda CRV. Great video. Have a lovely day..
Very beautiful appartements and houses. Jasmine, I love your dress!🔥🤩
Thank u 🥰
Need pantry breakfast bar with an island.
There is no closest inside the bedrooms, what's wrong with these developers and designers.
Great content Ama 👌 👏 👍
Thank you xx
Loooooove it!!!! Don't change a thing❤️💛💚✊🏾🖤 from a Black African American, American by force
Very nicely done. But the prices are a hard no. I’m sure they know their niche.
Nice neighborhood ❤❤
Very Nice Mama.
Beautiful development ❤
It really is!
Sakumono to the world!!
Beautiful now, I hope it stays nice in the next 5-10 years since we have a bad maintenance culture as a country
It's not bad but too costly for Ghana. Surprised folks aren't complaining about the cost.
Nice apartments, very beautiful woman. Greetings from🇺🇲
Lovely, nice apartment to spend some holidays. I will contact you for more info.
Lovely places jasmine 👏🏿👏🏿👏🏿❤️ more reasons for us diaspora to invest in Ghana 🇬🇭 or anywhere in the motherland 🙌🏿🔥❤️
🥰
Nice, but lacks the grandeur of South Africa estates. No green lushness or views. Its hard to measure up .As a diasporan I've been researching for 2 years.
These apartments show very well. No TV, No eating in my bedroom. Do take drinking in before bed. I try not to have the mobile phone charging in my room but so far haven't conquered that yet. Your hair & outfit becomes you Jasmine 🌻
hi Jasmine like ur dress love the video too Ashley Australia
Thanks Ashley. X
Nice!
I think so too xx
Jasmine I love your videos but these damn prices be giving me broken heart but I understand you are doing your job
Wow, that's awesome apartments setting! Please can you tell us how much they're going for, and the location of these apartments?
I enjoy watching all your videos! 🎉 Could you do one that incorporates how easy or difficult it is to receive shipments via Amazon or other retailers? Can you receive items easily to your home or do items need to be picked up from a local post office?
If its coming from
International vendors ud have to pick up from post office most of the time.
Amazon doesn’t ship here yet
Good vlog
Glad you enjoyed x
@@JasmineAmaa yes thank you and your welcome
Hello again Jasmine, Thanks for the viewing.
Hello 🥰
Jasmine, where did you buy your dress? It's really nice
Great marketing content
Beautiful community you got here
It sure is x
Very nice apartment and houses but one recommendation is that the developers could add burglar proof to the windows. I didn’t see any with the properties
Thats Tema
Very beautiful home if I may say.
It really is!
Hey cutie 😘 When will you be coming back to Kenya? 🇰🇪 You’re dearly missed here!
Those prices ain’t bad at all. In America you can’t find those prices for 2 bedroom apartments nor for the 4 bedroom houses and don’t get me started on homes in Jamaica where I’m from. Again not bad prices at all.
Very nice apartment
So nice 🥰
I love how there's greenery around the houses. You don't see this in Nigeria, even when there's space for a garden.
Even here, there are lots of apartments without greenery. But this one had lots of it 🥰
Then disaporians going to Nigeria need to ask for greenery.
Wow Beautiful Queen 👑Ama 🇬🇭is Paradise On Earth 🌹❤️🙏🏻
Indeed it xx
Great video! Lovely set up. However, why is the emergency number for the lift engineer on the outside rather than in the lift?!
Good feedback. I didn’t notice it inside. Something that can be easily fixed. Id pass on x
There is one inside the lift
"It feels like marble, so I think it's marble" so if blindfolded you could tell the difference between marble and quartz? To improve your product and stand out among the others know your products/materials used ie: building location names - the viewer doesn't need to know if an item is to your right or left as often times we don't see you in the comment - speaking on the details and what you like or don't like is what most are interested to view. Lastly replace "master" with "primary" continue to be great in your endeavour 💥
thanks
Pricey.
Thanks for showing us this beautiful apartment. Please do they have fire alarms in all the room and hallways?
You probably need to have your own...just in case
Maintenance and security should be the absolute top priority for this property to grow it's equity in the next 5-10 years. If it starts to look poorly managed then it becomes a glorified issue. All greenery should be as green as possible ALWAYS. Including 10 miles of road headed to the property. Police presence should be visible at all times to allow tourists to flourish. There should be businesses of all kinds surrounding the entire compound.
They need to improve the play square
Waoo
Kenya is here
Hi princess. I really enjoy you showing us around this lovely apartment. Once again can you tell how the rent go in Ghana. I mean in America we pay every month, but I think in Ghana you pay rent different.
Thanks Keysha. Most landlords demand a minimum of a year’s rent upfront and very rarely 6months. Some people may even ask for 2years
These apartments are nice but why don’t the fridge come with the stove in the kitchen🤔 I can do without the dishwasher and microwave but fridge…😮 Nope 😖
I like the non carpets easy to clean and the flooring is so shiny all you need is a damp mop…don’t want to chemically ruin the floors shine😊
No laundry in apartment buildings no mailroom no work-out area…hardly no amenities in apartment…Why should they be for sell? At that price….
No grills on balconies just outside but if you want a propane stove on your house balcony nice, but not apartment…
Wow those prices for house didn’t include appliances should be cheaper…no washer dryer should be cheaper….
The apartments for purchase is too much….what would the rent price be? I wouldn’t buy an apartment with so many people but I might rent….😮
With so many people and children you may not want to stay too noisy😮
Thanks for showing apartment and home living in Ghana, Africa….is y’all living wage higher…cause the places was a bit pricey….
I thought I would be the first to comment, lol.
Lool
Why oh why are there so many apartment blocks sprouting up everywhere in Ghana. We need houses with gardens and free space. Not everything and everyone has to be in Accra. This is disappointing.
They had houses too. X
I went there a year ago
The property is very nice but the guest room in the two bedroom apt.is very small.
I love it. It's green, spacious, quiet, etc. I would live there. My only small critique is the color of the building. The green color is not nice and inconsistent with other apartment blocks. Other than that, it's a win.
They r changing that color to match the others soon 🥰
Beautiful apartments and home...just wished they had in-unit washer and dryer. Of course this is coming from someone living abroad but it'll not be a deal breaker for someone living in Ghana.
That is something anyone can put in easily, being abroad doesn't mean all homes have washer and dryer unit.
U can easily fit your own xx
I always watch your channel when it comes to property Africa is way over price with low wages and poor roads. Turkey, Panama, Portugal, Spain, Thailand is much cheaper and have better infrastructure. Ghana need to rethink there house prices.
OK so go and buy in those countries 🙄
It's true that properties are very expensive in Africa, but there is a reason for that.
1. Most of the building materials are imported. About 80 to 90% of the materials are imported from outside. By the time you pay cost + freight +insurance + taxes, your cost will go up. If a builder in Turkey or Spain buys a door for, let's say, $100, a builder in Ghana will pay $200 or more for the same door. These costs go into pricing the property at the end of the day.
2. Land acquisition and preparation. Land is very expensive in prime areas. You could pay in excess of a million dollars just to get a land. You have to pay to get water, electricity, roads, drainage etc. These come at high costs and are added to the prices of the houses.
It is the same reason why a car is more expensive in Ghana than places like Germany & USA.
For example, you can get a Chevy SUV for $40k in the USA but the same car will cost you $50k in Ghana because of costs associated with importing the car to Ghana.
@KofiGreat-hb3oi A million dollars for land???? Where in GH? Maybe you are not referring to US dollars.
@mitchelbuilding Yes, prime area land in Ghana is very expensive. We recently went to see a land in Tema industrial area going for 1 million US dollars. (I was there to see it personally). Some areas around the airport, East Legon, Cantonments, etc, are very expensive. I'm not making this up.
Ask estate developers. If you are even lucky, the land will be without problems. Otherwise, you will have to go through a painful court process for years before you can even build anything on the land.
Lovely how much is the price for the apartment
GHANA LOOKS SO IN 60 🇿🇦😇😇
We love our 60s thank you very much😂😂😂
😂😂😂😂
They should have placed a tub in one of the bathrooms. Where does a mom bathe her younger children??
These contractor need to include more trees creating large green space
I wish I could've gotten these 35 minutes back. Next time I'll skip to the end for the price. No way in hell I'll go to Ghana and pay what I can pay in Florida, smh
Is it for rental or sale, and how much if selling
You have good hygiene for the bedroom. I was just scraping away biscuit crumbs on my bed 🤣
😅
❤❤❤❤❤ there is an electrical socket in the bathroom.
Dear oh dear.
We have sockets in Australian bathrooms too. As well as in the UK . Never knew it was an issue?
Sockets in bathrooms are supposed to be ingress protected. However the ones in the buildings aren't. In South Korea were i live, the ingress protected Sockets are manufactured with a covering which protects it from water.
From my experience in buildings electrical design in ghana, we indicate these tiny details but i think the developers end up buying the regular sockets for installations in bathrooms and water prone areas.
Can I get a 2bed room ..And do they have any payment plan ..
How far from the airport is this place and whats the price
The pool should be gated for safety reasons. Prevention is better than cure!
This is a fair recommendation x
These homes are beautiful. These homes would cost about 6 to 8 times the price quote around the Boston metro area. Just curious ---.Where are your parents and grand parents from?
Ghana
Is the building elevated
Where are the trees? It is the tropics so projects like this must always have trees and lawns.
They have more trees than u will find in most places. They r still growing x
Some of the hateful comments are not necessary
my country ghana is changing small small
It is not far from Junction mall not Palace Mall
Closest to junction more but still not far from palace 🥰
seems like buying 2 of the 2 bedroom homes might be a better bargain than buying one 4 bedroom.
🦅
