    Hi! Thanks for the informative video. Would like to check if seller wants extension, when should buyer pay the agent fees?

    • @mavcly
      @mavcly  Před rokem

      Market practice is to pay upon completion, because that's when the property is now legally under the buyer's name

    Who should keep the original otp form (10 pages) upon buyer paying $4k to seller and signed the acceptance? Seller or buyer? HDB otp form seems to say seller should keep, if I am not wrong.

    • @mavcly
      @mavcly  Před rokem

      Yeap by right the buyer is supposed to return the OTP to the seller after exercising! But sometimes market practice is different 😅If you have any other question feel free to contact me at 94875661, I'm more responsive on whatsapp or can give me a call

      @@mavcly thanks for your reply. Why is the market practice different? Does it matter who keeps the original signed otp form?

    • @mavcly
      @mavcly  Před rokem +1

      @@musico3415 honestly doesn't really matter, as long as the OTP is present at the HDB appointment can already 👍

    Will there be cov if we buy over property from our parents? also what if our purchase price is lower the hdb valuation?

    • @mavcly
      @mavcly  Před rokem +1

      Yeap there will be COV also if the purchase price is above the HDB valuation. If the purchase price is lower, then there won't be any COV

    hi, if i have a budget of about 480k. how much shall i set aside for misc fee? Shall i be looking for resale at the value of 450k and set aside 30k? please advise

    • @mavcly
      @mavcly  Před 2 lety +1

      Hello, for other fees, you'll need to take account of your Buyer's Stamp Duty, legal fees + other HDB fees of around and agent fees (if you wish to engage one). Which comes out at about $15,000 for a $460,000 house. But if you want a more detailed breakdown of the financial calculation can contact me at 94875661, it's free :)
