- HDB flat prices in the resale market have surged with cash over valuation due to delayed BTOs. Why do I have to pay more than what is needed?

After paying the option fee, sellers can still back out. They just have to return the $$ back to buyer, then wait for the option period to be over, to seek new buyers.
But if buyers do that, they lose the option fee.

Legally speaking, seller can't back out.. but buyer is generally not keen to sue
