    FOLLOW THE FOLLOWING INSTRUCTIONS BEFORE LEASING OUT A COMMERCIAL OFFICE SPACE TO A TENANT:
    The very first step is to verify the identity and the paying capacity of the proposed tenant. This can be done by verifying his IRT and balance sheet records and other financial details.
    If the commercial office space is in a commercial building, several aspects are required to be clarified. The issue of the charges related to maintenance, lift operation charges, power back up, parking, and all other related are to be borne by the tenant and this should be clearly specified and clarified in negotiation as well as in the lease deed.
    The liability of the applicable taxes, levies in the Commercial Lease Deed Format should be specifically be mentioned.
    The Commercial Lease Deed Format should clearly and specifically mention the date of commencement of the lease and the date of termination of the tenancy.
    Commercial Lease Deed Format should also mention specifically the mode and process of the termination of the lease deed.

    Mention the charges related to maintenance, lift operation charges, power back up, parking, and all other related charges being claimed by the owner of the commercial premises or the operator in the Commercial Lease Deed Format.
    Negotiate and mention the liability of the applicable taxes, levies in the Commercial Lease Deed Format.
    The Commercial Lease Deed Format should clearly and specifically mention the date of commencement of the lease and the date of termination of the tenancy.

      It depends upon the lease agreement. If there is non, then he can very well leave the house.

      Legally there is no prescription, it is based on mutual agreement between the parties.

      If the tenant gets the GST or other tax registration by giving your address and subsequently some recovery is claimed by the department then they can attach your property for recovery of the amount. It is safe not to give any such NOC.

      Actually the problem is my shop owner is not providing me the basic facilities like toilet n electricity
      Since two years I am asking him but he is not providing me such facilities
      There is no parking place in the shopping complex my shop is the last one in the complex which is inside the complex
      When I took the shop he promised me he will not allow the vehicles inside the complex but later he allows.
      The problem here is my shop is not visible from the road becoz of the vehicles I recently windup my shop
      It was a retail shop I lost almost 12 lakhs in that business
      I already paid two years advance rent now he is asking me the this year rent I told him to provide me the basic facilities first instead of providing me the facilities he is threatening me to vacate there shop he is getting offers
      What should I do sir ?
