After 3 years, we get to do a direct comparison of what's being promised during the sales process versus the actual deliverables and I'm really impressed.
Being part of their affordable initiative, M Centura is a open market product priced similarly to the social housing projects. Right from the entrance, you'll feel the contradiction from the surrounding projects. The common typology around the area are mixed developments where this project is full residential.

However from afar, the density may seem daunting but that's for the reason of affordability. But looking at the area, there are still a lot of empty lands. Hence it's really important to consider the unit orientation when picking your unit.

What an experience to witness another project from sales gallery to actual completion and operation:)
Not bad amenities provided by this development. Got self laundry, got Co-office space, great lobby design. But dont know la, Mah Sing been known to have sub par maintenance history, leakage problem.
For the built quality portion, I think we need to check specific projects instead of the developer brand because it's due to the main contractor hired.
I really underestimate the self laundry in my last purchased but when one guy rented a small space and create a self laundry area, wowww it change my perception.
Put a laundry, set a timer, go watch netflix, pause, run down and swap to dryer, go continue watch netflix. Heaven..
It is so weird for a fully sold unit have patches at the parking, no wonder people say don’t buy MahSing. Affordability does not means cut corners like they do for the yard so small. Sky Awani 2 (rumahwip) much better and it’s only 800sqft 😂. Developer’s must keep 1 thing in mind, people buy the unit to stay nobody stay at facility. Put in same effort to the unit as they put in their facility and lobby. No doubt their facility and other things offered is superb but I only look since the video started showing the unit.
U see from MahSing advertisement then you will know d. Their advertisement only snap on facility area, and their technique is to use facility to attract people to buy, but inside the unit no comment.
Besides SkyAwani & Rumawip, i remember these M series project were among the earlier ones that cater for middle income bracket and since then developers finally notice us peasants also need home to purchase instead of ur typical 700k 'atas' condo😆
M Arisa is actually the first project I go to see when I first started my property hunt. 😀

A lot of condo down the road those free bus to lrt also kena cut because people don't pay for maintenance fee 😅

Leaking in centura? Usually quality issues are due to the contractor
Mostly can say all developer will face the same issue, not only MahSing, its just either it went viral or not😅
From the lobby it looks like a 1k/sf condo, but the actual unit kinda underwhelming. Feels low cost even.
Then maybe the journey would be better if we start from the unit going out to the facilities haha:)

Location are quite overrated tbh, the traffic jam ar so bad, it can takes 50min to drive to KL central, morning rush hrs….. crazy
But the location has just started hahaha. Hopefully they will improve the infrastructure further.
Agreed, rush hour traffic is a nightmare at jalan sentul. Keluar guard house, terus sangkut jam
i wonder how much the maintenance fee is like 🤔 feel like its going to be expensive. its very complete tho, i mean the facilities.

It's not a social nor compliance housing project to begin with, so the price is up to the open market. This is not rumahwip or those kinda things yea=)

All KL also jam. I used to stay in Puchong and Damansara, more jam than Sentul. Sentul’s jam still considerable compared to Puchong..
