      My suggestion would be to contact the brigade office at the location or through their official sales team. They will provide you the best discount. Avoid third party Channel parters.

    Investors won't make money in these projects.. No metro, highly congested in coming days. Go for mutaul funds.

      I agree with the par on going for mutual funds. The general advice/recommendation to any investor upto 50 Lakhs or even 1 Cr in investment would be to only stick to equity. But when one's portfolio is at least a few crores, poeple would look to park some of their money (maybe 20%) in real estate for multiple reasons. In such cases, it's always safer to park this money in trusted builders even if you are going to pay a premium. No one can predict the future for sure. All you can do is diversify your investments across asset classes like equity, debt, gold and real estate (if portfolio size is big enough), and then hope at least one or more of these investments pay off.

      I think the location for brigade sanctuary is a little far off. Even the price is on higher side. Projects like utopia and lakeside habitat are better located. So you can consider buying in resale. I keep hearing rumours that brigade utopia phase 2 will come up. You can also consider prestige rainbow tree park. Would suggest these location projects as they are better connected to tech parks hence you can expect more demand and appreciation for investment and also better rental yields.

    The price is already super inflated. Even with the metro how much do you think it surge in the future? Location and the price don't match

      I partly agree with you. The price at this point is inflated across Bangalore not just this project. But investment rational will be that over time there will be demand in these areas due to the upcoming metro and satellite ring road coming up. Also with population in India which is always on the rise, there will be some returns to be made in real estate and more importantly project with reputed builders. People would also prefer A grade builders to have a peace of mind.

    What about properties in mumbai which are built before 2000, there was no OC concept then? What documents should be looked for a clear title in this case?

      You are absolutely right. Older properties may not posses many of these documents. However, here is a list of documents to check for - Current title deed, chain of title deeds for last 30 years, EC for last 30 years, ROR (7/12), Possession certificate (PC) etc. One good way to check for clear title would be to approach a major PSU bank for a loan against the property (even if you don't need one). They would do the required due diligence correctly. Also I am trying to create a series on the different documents to check while buying a property over the next few weeks, so stay tuned to know more.

    Bank is gonna check your financial background before giving you the 4 cr loan , For 4cr loan you atleast need to show 10cr worth of asset

    Their super build up are to carpet area ratio is pretty bad. We explored the project back in April this year, the carpet area was around 58% of super build up area. We pay for 100%, and get 58% in return.

      That might be true. I have generally seen brigade projects have lower carpet area of about 60%. Having said that, I think their construction quality is far more superior than most other developers, which probably translates to thicker walls and lesser carpet area.

    What about water..is Kaveri water provided?

      These areas don’t come under BBMP yet. Hence facilities like Kaveri water provided my BBMP won’t be available yet. Maybe by the time construction finishes this area might also come under BBMP. Even if it comes under BBMP, Generally in Bengaluru most new big apartments don’t get Kaveri water due to water shortage. So I guess borewells and water tankers will only meet their requirements for now.

      @@ashu78622 firstly the area should already have water connection. So all areas within BBMP limits usually are eligible. Usually if you go for projects that are about 10 years old they usually have water connection. Some of the new ones also do, but they are only smaller societies.

      @@ashu78622in this area, you wouldn’t find probably as it is outside BBMP limits. You will have to look closer to the city, maybe around Silk Board. Older societies in 15KM of majestic radius would have it.

    Good video 👍🏻 I have two questions - you mentioned the club house is not shared or not accessible to smaller units owners? Also, resale of 3bhk is around 2.2CR.. Is it justified?

      Thanks for the feedback. 1. Yes the bigger club house is not accessible to smaller homes (1 and smaller 2BHKs). 2. Generally projects by A grade builders during possession are very expensive. But they make up for it considering the rental yields and appreciation over years. But this is only a personal opinion and not an investment advice.

    The thing is fail to understand is why they have started selling mumbai size apartments with mumbai prices in bengaluru ? Bengaluru does not have land constraint like mumbai..high prices logically can’t sustain until and unless there is a big agenda or scam behind it

      You have a fair point. But we as retail people don’t have so much insights into what could be the reason. One primary reason for sure is demand-supply. Too many people have come back to offices in bengaluru and there is a sudden surge in demand. Now if the inflation in prices in real or artificial, only one can speculate. We can either act on the souring prices by investing and joining the herd, or hope for it to come down and then buy. It’s kind of like taking a stock market bet when market is at all time high.
