Varthur village is a horrible bottleneck up until Gunjur..The six lane highway that you mentioned is already called off and that market area is gonna remain ASIS forever ..you also have shortcut route from this location ,but that’s not a safe route at all.Overall location is a big minus for this project
Ikr... VARTHUR IS one of the shittiest places... And the main road of varthur is like 2 lanes , ONly after The varthur's theatre the roads are good... U can't travel there from Varthur Road It's a total crap.., better come from Sarjapura, E city

Thanks for the feedback. 1. Yes the bigger club house is not accessible to smaller homes (1 and smaller 2BHKs). 2. Generally projects by A grade builders during possession are very expensive. But they make up for it considering the rental yields and appreciation over years. But this is only a personal opinion and not an investment advice.
The thing is fail to understand is why they have started selling mumbai size apartments with mumbai prices in bengaluru ? Bengaluru does not have land constraint like mumbai..high prices logically can’t sustain until and unless there is a big agenda or scam behind it
You have a fair point. But we as retail people don’t have so much insights into what could be the reason. One primary reason for sure is demand-supply. Too many people have come back to offices in bengaluru and there is a sudden surge in demand. Now if the inflation in prices in real or artificial, only one can speculate. We can either act on the souring prices by investing and joining the herd, or hope for it to come down and then buy. It’s kind of like taking a stock market bet when market is at all time high.

i have stayed in prestige and brigade properties and also in others.....mark difference hai....the money they charge I think its worth it,....... studio apartment in brigade utopia is for 40 lakhs approx and around my current place of stay, a 2 bhk...big and spacious but with a not so famous builder. is for 40 lakhs back in 2021 but wohe hai....outside your home door..kuch nahe hai......naam ka kids area....rest parking lot....bas. This has been an eye opener of how a place can increase the value of a property....personal experience has been amazing....which I am still trying to digest , honestly.😄

Considering the location between Whitefield, Marathahalli and Sarjapur which are tech hubs, I feel the rental yield should be good once constructed. However, do your own due diligence before investing.
totally....i too have purchased one to put on corporate rent....approx rent Rs 25000 hai to begin with.....just tht interior should be wow...i will be doing this post i get handover....one time investment hai....but worth it.
