To clarify, SB9 was recently deemed unconstitutional and has been struck down in 5 SoCal cities: Redondo Beach, Whittier, Carson, Del Mar and Torrance. Only time will tell the future of SB9... do you think other CA cities will follow suit?

@@Maxable I didn't look into the techincality about why charter cities get to challenge the law while others do not, but I'm sure this will not be the last time the issue comes up. I would expect that at some point the SCOTUS will need to rule on states stripping away zoning authority from local goverments under the pretense of affordability. There is also challenging of the punishment the state can levy on local goverments as that can also be rather limited. In the end, what if a town simply ignores the state? can you jail a town, fine it, force people out of single family homes? I smell lawsuits. time will tell, but the current convervative SCOTUS may not be too welcoming of what's essentially coerced re-zoning.

@@Maxable Just because it's not required doesn't mean we don't do it and make sure the concrete isn't a slurry mess that will fall apart in a few years.

Some owners choose to hire a property manager that handles the entire experience, other owners choose to hire cleaners to handle the 'reset' of the Airbnb, and some save the money and do the clean-up themselves! Usually tenants are respectful of the space and clean up in a breeze...but there are always edge cases where unruly visitors cause a mess. Clean up aside, as long as you design your ADU with privacy in mind (taking sound attenuation measures, adding a privacy fence, etc), you won't even notice that you have strangers staying in your back/side yard!

We typically avoid discussing costs in these videos because prices can vary significantly, based on both location and time of construction. This above garage ADU was built in San Diego county back in 2020, it cost roughly $275k to build from start to finish, including plans, permits, and construction!

It depends on jurisdiction - some areas in California allow you to add an ADU/JADU to a property that has used SB9 for 2-unit development on the same lot, but many don't allow it. You should check with your city's planning department to confirm.
