    If you're planning on building an ADU in California, and in most places for that matter, you're going to need permits to have a fully legal unit.
    We highly advise against constructing an ADU without your city's permission as this could lead to a lot of trouble in the future and might even mean tearing down your ADU. Yikes!
    The one permit that everyone is going to need is a building permit. To obtain this permit, you or your designer/architect will have to prepare a permit set (also known as construction drawings.) Be warned that these permit sets aren't just a floor plan of your ADU. These sets must include Title 24, elevations, sections, schedules, engineering, floor plan of the main house, and much more, often resulting in 30+ pages on 18"x24" paper.
    That's why we highly recommend letting a designer or architect in your area draft these for you. These are complicated documents that hold a lot of engineering and regulations jargon that would make most heads spin.

    WHAT IS AN ADU?
    ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites. They can be built on a single-family lot or multi-family lot (duplexes count as multi-family).
    An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space.
    Accessory dwelling units can be rented year-round and add a lot of value to your property. They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house.
    ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years. The main reason people build ADUs in California is to house a relative, usually a parent but often an adult child.

    7000 for permits is insane poor California! 😭 They run a few hundred bucks in Texas.

      It depends where your property is located - can take anywhere from a couple weeks to a few months, barring any significant corrections or issues.
