    ADUs are a treasure trove of amazing benefits that we think every family across the country could benefit from. Also called granny flats, casitas, in-law suites, and even laneway homes, these mighty units have been popping up everywhere thanks to recent legislation changes.
    But, what the heck is an ADU?
    WHAT IS AN ADU?
    ADU stands for accessory dwelling unit. An ADU is a permanent additional housing structure built on a property that already has a main home or main structure. You may have heard them referred to as granny flats, casitas, guest houses, or in-law suites. They can be built on a single-family lot or multi-family lot (duplexes count as multi-family).
    An ADU has its own entrance, separate from the primary house, as well as a kitchen, bathroom, and living space.
    Accessory dwelling units can be rented year-round and add a lot of value to your property. They can be garage conversions, stand-alone units, attic or basement conversions, or be attached to the main house.
    ADUs are exceptionally flexible, and most owners find that their use for the unit evolves over the years. The main reason people build ADUs in California is to house a relative, usually a parent but often an adult child. The second most common use is to rent for additional income.
    In today's video we're discussing the latest updates to ADU prices in San Diego and why this is actually a great time to get started!
    CAN A GARAGE BE TURNED INTO A LIVING SPACE?
    Absolutely! In fact, garage conversion ADUs are one of the most common and affordable methods of adding an ADU to your property.
    First, you'll have to assess the structural integrity of the garage. If there is significant damage and wear and tear to the structure, you may have to demolish and rebuild, but we've found that most garages are pretty sound.
    Now, you may think converting your garage into a living space is as simple as adding some plumbing and some furniture, but in order for your garage to be legally permitted as a living space, it needs to follow building codes for a residential dwelling. This will include insulation, a full kitchen, a full bathroom, and more depending on your jurisdiction. Remember, ADUs are meant for long-term housing, so it must have the basic necessities for a person to live comfortably in the space.
    HOW TO START YOUR ADU
    First step is checking your local ADU regulations to get a basic understanding of what you are or aren't allowed to build. However, you don't have to become an expert! Ideally, your designer should already have a deep understanding of your city's regulations.
    Once you have that covered, you'll want to get pre-approved by a lender. There are few things more heartbreaking than having your designs and permits in hand only to find out that you don't qualify, so talking to a lender very early on in the process is a great idea.

    800sq ft is gonna be closer to 325k. There is so much that goes into this. It’s mandatory to have solar now in San Diego, I know it looks flat but you will still be paying to move some earth. Even if these people can keep it below the high 200k that would be very builder grade, low ceilings (standard 8ft height which looks awful in small builds). It seems that passage to get back to ADU is gonna be a skinny pass on the side? We finished our ADU last year, 730sq ft and we spent around 325K all in. It’s been a winner for us, rented through to next year but it was a total hassle getting approvals and dealing with coastal commission. I would love to see the finished product when its completed.

      Hi Kara, we have a property in OB (San Diego) which qualifies for ADU build but we’ve been having a heck of time finding designer/builder to help us get the job done. Would greatly appreciate any referrals or tips you may have. Thank you, Chris

    I don’t think ADU makes sense now at 8-10% interest rates to build or get a line of credit. Then the ADU costs double the cost. When you think 80k for an ADU it’s $160k. When you estimate $150k it ends up being near $300k
    It’s a blood bath when interest rates are this high.

    Everything is nutts - we just put in a pool, hardscape with built in BBQ and built in bench, new drainage and driveway with new walkway, landscape and string lights, and a safety fence - permits 7 months - pool was 75k with pebble tech (30x15 with 7 man spa and Baja entry). Total 220k. Thinking of converting a garage with another space on top - I’m guessing 300k. We’re in LA county.

    Something that i dont see discussed enough in respect to ADUs is dealing with utility companies, specifically LADWP.

      @@Maxable LADWP slowed down my project by 9 months. Actually we are still waiting for LADWP.. .. We ended up renting an electric generator since LADWP could not manage to drop a temporary power pole. Of course, we are now waiting for LADWP to energize the permanent meter. We have no ETA. It might be a month or six months. After LADWP energizes the meter, then we will wait for the solar-ready meter...
      Also, homeowners may be in for a shocking price tag if a new power line needs to be installed meet the requirements of the existing structure and the ADU. The price tag can hit $100K in Los Angeles if LADWP has to run an underground power line to the property.

    How much is the monthly payment for a place above the garage? Like 2 room, 1 bathroom, mini kitchen.

      Pricing will vary based on location, but throughout San Diego, a 2/1 ADU like you described can likely earn $2,300-$3,300 per month

    What is about Sacramento area ? 900 SF 2 bed / 2 bath rental is $2200. It is not going to positive cash flow.

      Hi Wei Fang! The cost to build in Sacramento will likely be lower than San Diego... but not by a huge margin. Keep in mind, while your mortgage will stay static, rental prices will not. We seen 60% increases in rent over the last decade. Plus, your property will continue to accrue value!

    hi Caitlyn, you're so inspirational. Question, I'm in the city of San Diego on Governor Dr single family house....I have a backyard of roughly 20ft wide and 60ft long, I'm a ware of 5 ft setbacks on each side, is this feasible to obtain permit for an ADU ? I want a 500 sq ft ADU. Thank you I hope to hear back!!!

      Hello! Thanks for tuning in. A 500 sq ft ADU sounds possible, but it's hard to give a definitive answer without evaluating your property first. Setbacks requirements are 4 ft for side and rear so you have a bit more wiggle room.
