    Never buy in an HOA. It does not matter how much the fee is. These people have more control over your property than you do. Buy your own land and hire a custom builder.

    Hello Zak and Megan, I have a question and concern as I list my home now waiting for new construction that is scheduled to finish in 6-7 months and I dont see anyone talking about selling "too early". Where do your clients usually live for months when the finish date for the new construction isn't confirmed yet? Any housing options for a family of 4 - 2 young boys that isn't an extended stay hotel and won't break the bank? Sure, relatives are an option but not for months. We'll also need to put our stuff into storage but will need movers for that, and movers again to get it out of storage. At least the big stuff. What do you typically see? Thanks for the great videos.

      Great question. I have had clients do a couple of different things. Move in with family/in-laws, stuff in storage. Short term rental or Airbnb. Had some one recently decide to rent an RV and travel for a couple months, that was interesting. The unicorn Jewel is a leaseback of your own home until the closing of your new home but that is so challenging. There are so many factors that have to go right to make that happen but i wish it was more easy to make happen. Also have had people recently that have worked with the lender to do a bridge loan to cover the down payment withoout the sell. Challenge with that is you have to qualify from a DTI perspective and if. your home doesnt sell in a timely manor youre carrying two mortgages which would be no fun. Other option is a rental property with a shorter term. Landlord may charge more to do it but for the right home it might be a fit

    Everything is too expensive now. I live in that neighborhood. I Paid $365k for my riverside home in 2021. Now they are selling my floorplan in farmersville for $560k starting price.

    Only problem it's in farmersville and there's literally nothing around from a retail perspective. 10 mi to Walmart in Princeton not too bad but it may be cheaper as you're saying because it's up and coming.

      There are we just have to go a little further out unfortunately. Think Farmersville, Princeton, maybe Lavon, parts of royse city, crandal, maybe red oak, or parts of Haslet in the northern part of ft worth. We could also look at pilot point and Aubrey.

    DR= complete junk. Built on a slab, no overhangs, the cheapest siding you can buy warps when installed, Stay far away.

    Alot of builders are not offering Blinds anymore..:( I think they have realized there is very little profit margin. It is one of the hardest things for me to negotiate these days. If it is not already included.

      Most of the time there is no money in blinds for the builder it seems. In my experience it seems like 50/50 if they will give it or not

      Parks at wilson creek has a solid lineup of builders. Just recently had a client write a contract to build there. Excited to see it all come together. So i think i would give them the edge based on that. Would also consider hillstead or Latera depending on where you want to be budget wise. If you need help lets chat

      Its hard to find honestly. Most of the time the loan is going to be sold at some point and multiple points. there is really no rhyme or reason as to when or why so they cant guarantee it will or wont. And that doesnt usually have an impact on the rate if they are servcing or not.

      I like them. Usually good incentives both on builds and inventories. solid quality. And soltera in particular I like them because they have some of the larger lots that are available for that community.

    Hi Zak, thank you for your tips and advises. To the future homeowners, please make sure to contact and create accounts with the utility companies for water, sewer, electricity, internet and others such as security and surveillance systems. Make sure to notify them when is your closing date to have them switch services from the developer to the new owners.

      No probably not. Just be kind and gracious to them. When some thing is wrong point it out in a clear way without being derogatory and telling them how terrible they are at their job. Chances are they have already seen it and are aware. You can always write them a card and get a giftcard if you want but it wouldnt have an impact on the service, but kindness will

      Trust me, me too. As we are looking at our next move it makes it super hard to walk away from that rate. Which is why I think so many builders have the incentives that they have right now to help with that. Of course we are not getting back into the 3's but i have seen builders in the low 5-4 depending on the incentive

      If they are offering it yes I would take it. I wouldnt personally pay to upgrade to it. Makes it hard to run cabling and what not later and if any water gets into it might cause mold

    If you do the central vacuum thing make sure you don't vaccuum large things or dog kibble or it will get stuck in the tubes and youll be left with a lot of useless outlets. The hose can also be massive, and you end up taking it from room to room anyway.

    I have signed a contract on my new construction home and it is almost to the pre drywall inspection stage. I have started to shop lenders and get loan estimates, but I am finding that when putting 20% down lenders are actually giving me higher interest rates than putting down less money and paying the PMI. With that being said I have to ask the question would it be best to pay the lowest down payment and close on the home then turn around and recast the mortgage and put down the additional down payment to get to 20%? Doing this would allow you to drop PMI, put 20% down and get the lower rate the banks won’t offer unless you do the minimum down payments. Have you ever heard of someone doing a mortgage recast to lower their payments?

      That would be my play. talk with the lender and see what are your options on a recast. Some want. you to wait 3-6 months but you should have the option to do it. I personally would want as little of my money tied in the deal as possible.

      Yes interior and exterior although if i could go bigger on the front door i would. I do think you need to get your ceilings to at least 10 ft or more for it to look right and make sense

    One of the homes we saw had a connecting laundry room from the master bedroom but we didn’t like it because we thought about that entry as an extra way a robber could enter the master bedroom.

      Hadnt thought of it like that, but from a convenience standpoint for us it works. Besides if some one gets that far we have other things to help deal with that

    How is it legal to tell someone that they will get a better deal by not using a realtor, when they have a legal right to independent representation.

      The hard part is new construction is not regulated by the Texas real estate comission so they can say whatever they want. Any time you see that I would run away though. Its not a good business practice and they do not have your best interest as the consumer

    My wife would love all that cabinet space! Was hoping to check out the kitchen pantry space as well. Model homes we've seen is either beautifully designed kitchens and lots of windows but not enough practicality with bare min cabinets and a tiny pantry (Grand homes) or very nice and functional kitchens with lots of counter space & cabinets but just looks too plain & boxy.

      The cabinets are something special on this one. I love that highland has the option to do all of that plus add the cabinets to the ceiling, I think it makes a world of difference in your home, especially at this price point

      I've had it, just make sure to swear to yourself that you'll keep up the maintenance if either one fails or the temptation will be to settle for having one that doesnt work for about 5 years. "Oh don't open that one, it's broken"

    Your first pick. I don't like that they refuse to work with the buyer. But I do like the shorter wait time. The trend is shifting in the designs and builders that refuse to adapt might be left on the shelf.

      Trophy? They are doing more production builds so they want to have clear timelines of when they can close the home. There are a few communities that they will sell at early stages but even then selections are hyper limited.

I'm thinking about 3/2 farmhouse. fireplace, vaulted ceilings, connected dormers, porch all the way around. Nothing crazy, but I guess a community builder is not the route I should go.

    Builders also don't use good paint inside or out. Buy your own if you can and let them use it. Paint is a very important barrier against water intrusion.

    All the builders are using the same trades to build their homes. Get an independent inspector to watch and inspect each phase. The city will let things pass that shou!don't pass. This won't be possible in a development.
