Witness the Rapid Transformation in Miami’s 5 Most Gentrified Neighborhoods
We explore the most gentrified neighborhoods in Miami. Some of these before and after photos via Google street view are astonishing.
Gentrification occurs when there is a substantial gap between the current value of a place, and its potential value. More capital is invested into the neighborhood and the type of people who live there change over time.
A positive aspect of gentrification is that neighborhoods become much more dense with improved infrastructure like bike lanes and public parks. Who doesn’t love a walkable city?
A negative aspect of gentrification is the potential displacement of current residents due to rising property taxes and house prices. Where is all the affordable housing?
I feel like most people just think of South Beach when they hear Miami. I know I had that perception before visiting back in 2019.
But it definitely has a lot more going on - there are over 25 different neighborhoods in Miami proper. all with their own distinct flavor.
Miami has been all over the news with several different corporations moving their headquarters to the city. But it’s always been a haven for “snowbirds” from the Northeast.
Gentrification has accelerated in Miami in large part thanks to Miami21.
This new form-based zoning code's purpose was to direct the city toward transit-oriented, pedestrian-friendly growth, and away from disjointed, car-centered development.

    Albany NY is ruled over by NYS government workers. Crime is high in this region. So government worker commute in and then immediately go back home. Why should i know? Im one of them and im literally sitting on my lunch break typing this out. There's some but not much to do in Albany and the surrounding areas. Meaning once you have done it all, you think that there is nothing to do and be bored. Clinton park halfmoon suburbs are the suburbs to be apparently and that's where i grew up and still live. Again not much to do, but plenty food restaurants and grocery stores. With Interstate 87 running in the middle, it's just a giant service area. For the most part, the area is affluent for two reasons....nys government workers and Saratoga race track. There's also global foundries in Malta that moved in a couple years ago.

    I’m an Albany native and living in Troy for the past 20 years. I have been living car-free for the past 14 years. I walk and cycle most places and the CDTA (transit system) has amped up its game to include bike/ebike rentals and electric cars and you can get to most places in the Capital Region 1 to 2 buses. I still attend church in Albany and ride the bus there every Sunday. It’s affordable and from my neighborhood in South Troy it’s a quick hop to the Empire Trail to Albany and west to Schenectady and the Erie Canal ride that will take you to Buffalo. Geographically we are within reach of the Adirondacks and the Catskills and so many great historic places, museums, music/theater venues, etc.

    It looks like it sucks to live there. The apartments around the national stadium look like college dorms next to a college stadium. They're kids living 5 people to a one bedroom studio apartment. They made DC look like an idiot college town. It' looks like MTV rock the vote. It used to be cool when black people lived there making gogo music banging on buckets and trash cans. Now it's the Ikea Furniture Capital of the world. It doesn't make sense. When thinking of DC you used to think of antiques and food like the fish market in old town alexandria across the river. Now it's goofy. Now Napoleon dynamite took over and it has a goofy political vibe like a high school vote for pedro election. There used to be a higher sense of education. Not like harvard business schools, or harvard law school because those are kind of asshole educations. Smithsonian, and PBS was high art and high education. DC used to have the wholesomeness of PBS. There used to be a dignity that goes beyond money or laws. There was a natural sense of what the right thing to do is, and doing a good job.

    Anyone complaining about Gentrification could have bought before 2016 pretty cheaply. We bought on H Street making under 50K total. CNBC making it showing folks under 50 also buying in Shaw.

    Many smaller cities keep the street cars/ subways OUT of the universities because they do not want people from the inner city to have easy access to the university and the adjoining neighborhoods.

    I lived on 106 and Amsterdam Ave in the 80s and love having access to local and express trains and a plethora of shops and restaurants. BUT I also lived in Brooklyn Heights years ago and boy has that area blossomed!! The Promenade is now an afterthought with the opening of Brooklyn Bridge Park. Just amazing what they've done to that neighborhood and what they are continuing to add! If there was any neighborhood I would call home for the rest of my life it would be Brooklyn Heights. However as I got older I've come to love Bay Ridge Brooklyn. Ironically it was an area I absolutely avoided like the plague and now as I've gotten older, I love it! 😊❤ Thank you NYC.

    What’s so interesting about a lot of this redevelopment…it’s that it’s simply development. A lot of these places were simply empty land…..after having been destroyed in the 1960s

    The revitalization was needed but a lot of the architecture is just plain ugly. Boston does a much better job of medium density housing with out sacrificing design

    Great video. But it fails to mention some of the major gentrification that took place on the North Side several decades ago. The west side of Old Town is now a very nice area to live in, but was once quite dangerous due to nearby Cabrini-Green. And before the 1960's, Lincoln Park was a run-down Puerto Rican neighborhood, and it gradually gentrified into the posh neighborhood it is today.

    Its crazy that when I was in College in Vermont (in Burlington, largest city there) I was spending $600/month for a 3 story house with 4 people living there. Moved to Boston to start my career, now I'm paying $1300 for a cramped 1 story apt w/ no deck or patio with 3 people living there. I hate cities with a passion but I do need to start my career somewhere.

    I’ve live in Broward county, which is directly north of Miami. Me and my people generally stay outta there cause everything is becoming so expensive. But gentrification is like a virus and it’s spreading to Fort Lauderdale and surrounding cities and it’s pushing the long living residents, who are generally minorities and people who are not “well off” out. Shit sucks

    Cleanliness and space while valuable are not the most important metrics by which to judge the adequacy and effectiveness of a public transit system. Timeliness, safety, interruptions to service, and cost are much more important.

    The issue with gentrification is not the ‘inevitability’. It’s the DISPLACEMENT that doesn’t preserve or renew for generations of residents. They get pushed into communities where the gentrification doesn’t seem to expand to or spread. Like Brownsville and parts of East NY. Zip codes 11212 and neighboring areas.

    Metro is underrated because a) it's over-priced b) it's inefficient, and c) it's poorly run. Locals know this. You left the part out where Shaw/U Street declined due to ruing in the sixties. Some of those old businesses had been closed since then. And you're obviously not a local, as you left out Ben's Chili Bowl.

    I've been living in Miami since 2018. Great weather and a cool metropolitan area, but it's just entirely too expensive. Rent even for piece of sh-t little apartments is out of control. If you make less than 80K expect to live like a starving artist.

    Marc train only runs certain times on weekdays. It’s not very good. It’s there but it’s almost unusable due to its limited schedule. And the busses are Maryland busses: full of crackheads. I wish public transit was better but it isn’t
