But as of June 2024 - these properties have a transaction range of AED 5.5 M - 6.0 M. These properties are not handed over yet; first residents likely to move-in from July through August 2024. I know you’ve mentioned DWC has a fluid masterplan. However the biggest risk I see for residential communities around the area is the effect of so many planes hovering above (noise, pollution etc). There has been 0 official comment regarding how runway locations, flight paths, pollution will be managed by DWC. What are your thoughts on this? Would you be able to get any official info?

Such a great video! Do you think that the market will head downwards from 2027 until demand can catch up with the enormous upcoming supply? Fair point that developers are responding to market demands and launched properties are being absorbed. But minimum of 60% are still investors, so if there aren't enough residents to rent those properties investors are left to either hold it vacant or sell it at cost price (God forbid lower). I am both a resident and investor and I think we're in for a ride.

This video is excellent. Yas Island is a solid investment, but you've missed a few hot off-plan opportunities. You've only shown Aldar projects and overlooked Noya, which is perfect for families and will have a new school opening in August 2024. Icon by Advanced Properties on Yas Bay offers stunning sea views. Another great Aldar project is Sama Yas, ideal for those who prefer nature and greenery over sea views, much like the popular Ansam with its golf park views. Gardenia Bay, near Waters Edge, is a great investment too, but be aware of its proximity to the mosque if early morning calls to prayer are a concern. Mayan is the only community with private beach access on Yas Island. For high-end investments, Saadiyat is a great choice but requires substantial funds. The next major project is Hudariyat, where Modon is developing the island for luxury multi-story villas for the ultra-wealthy.

Question, is rental prices rise in local areas like Bur Dubai, Deaira or in free hold market? As you have shown in the graph of Dubai market since 2010 it means market has gone up and came down from 2017 till 2020. This is the longest uptrend from 2020 till now in 2024. Will there be correction again we can see to see the another uptrend ?

That’s a fair comment. By the time the 5th runway is built, it’ll likely be 2050 (when the full masterplan is expected to be completed). Who knows, by then planes may be electric!
