    I appreciate the fact that you are one of the few brokers on CZcams doing real comparables analysis and geospatial marking on the master plans. Most brokers are quite clueless about macro, neighborhood macro, clusters and individual units. You provide a good sense of location advantages and relative value, which is so important. My only humble suggestion is to create two columns on your table for gross rental yield % and net rental yield % after service charges and maintenance. Most brokers vaguely point to “ROI” but don’t consider costs to the landlord to get to net yields.

    Congrats on your expo valley purchase! I’m curious - what is your expectation on future capital appreciation of expo valley let’s say in 5 years?

      Thanks for the kind message. I genuinely am not thinking that far ahead or trying to predict how markets will be few years down the line. I had previously purchased in Mangrove apartments as well. I felt there was a mis-pricing in their final release where they were selling 3 bed townhouses for AED 3.6 - 3.7 M whereas 3 bed apartments in Sky Residences were at AED 4.0 M +.
      Major points for long term is current price, the limited supply around Expo City itself, the quality & finish, I’m buying essentially from the Govt of Dubai in their no. 1 focused area for upcoming many years. I also believe next phase of real estate expansion in city is corporates relocating to better business parks and closer to more affordable parts of the city with lesser commute. Expo City is a one of a kind business park and its just getting started.
      But the kicker for the purchase is the cash-flow; rare post-handover payment-plan - i.e. resale is always easier as the cash flow required for new buyer to purchase from me (should I decide to sell) will always be manageable and thus more liquid.

    Thanks for this update! In Murooj Al Furjan East, do you know which parts of the community will be handed over first? I assume there will be some phasing of the handover, given the large number of units. But will villas or townhouses come first? And what's the latest timeline according to your intel?

      There are more townhouses in Murooj West; handovers expected by end of this year. Prices are at only a slight discount to East. If you'd like to explore specific options for sale in these communities you can always reach out to us

    How would you compare real estate market in different Emirates? If i would be buying a villa i would be looking at Ajman or Sharjah to get better value not Dubai.

      I believe you’re right - the other Emirates have better price points and strong fundamentals particularly Abu Dhabhi & Sharjah.
      Sharjah real estate market is flourishing and new suburban communities as well as commercial centers are coming up. We’ve shared ideas on other Emirates from time to time previously and mostly before the hype.

      ​​@@SeekingDubai, it would be interesting to see what the plot market is. Emerald hills is a odd one as I see ready villas for 25m but also for 45m without golf course views. So I see a great deal of difference is price per sqft. Perhaps it could be compared to golf place and other lux areas. I'd like to know what you think a good entry price would be into a ready villa in this community.
      Is this community jus filled with cheaply built villas by smalltime developers dressed up to look lux?
