    Nice homes but not visitor friendly. I prefer a neighborhood were there is a lot of place to park by the curb. Too cookie cutter.

    Who is the builder of this community. Looks like nice floor plans. Can't tell from the video the quality of construction!
    The Irvine Company have nearly identical communities developed and for sale in the city of Irvine. The costs are about $1,000,000.00 above the prices you listed.
    For similar homes, the starting prices begin at $1,600,000.00 base model without upgrades. With upgrades, you are pushing easy $1.80MM!!! That doesn't include property tax and two HOAs which will run over $650.00/mo. combined!!!

    Dude I was driving by that neighborhood last week and was going to take a tour. Why the heck is a single story more expensive?

      They’re more expensive than the ones in this particular video. There are some two stories that are a lot more expensive than the ones in this video in that same community.

      Single story homes have more yard and are the preferred house because two story homes have heating/cooling problems and stairs get old after a short while.

      I thought I mentioned it in the video, sorry if I didn’t… Tax rate is 1.9% including mello roos and HOA is $205/month

      $205/mo HOA dues isn't too bad. However, I would never recommend anyone buying into a HOA community! Never ever do that if you value your money, time and sanity! Just because the Board of Directors may be reasonable now, it doesn't mean they will always remain that way! Just search CZcams on all the HOA nightmares people have gone through! Also keep in mind the HOA is tied to the Deed of your property! If for whatever reason they decide to foreclose on your property, there is nothing you can do about it except to concede to their demands! Forget about fighting it in court as the laws in the state of Kalifornia is extremely BIASED against homeowners - this was said to me by a seasoned HOA attorney!!!

      You can check out the address on mylocalcrime.com to see any activity that has gone on. As a real estate agent, that’s kind of a slippery slope question for me. What I will say is that these are new build communities with an HOA. My experience has been that the people are very friendly! I have a few other videos where I walk or drive through the streets to show what the neighborhoods look like.

      As a realtor, I am not legally allowed to answer that question with my opinion. I am only allowed to direct people to resources to educate them. What I will say, is I live very close to there and have several clients on the waitlist to buy in the neighboring community! 😉

      Replying to the OP: It’s safe. This area is going to be all upper middle class suburban. It’s also highly desirable because not only are the houses newly built, but they also will be in a prime area near a lot of new homes and shopping areas, and close to the well-established “four corners.” You have all the grocery stores nearby: Barons, Sprouts, Ralph’s, Stater Bros, Albertson’s. Plus, the Costco, Trader Joe’s, and Sam’s Club are in Murrieta (close by) and the Mall, movies, wineries, and Old Town are in Temecula (close by). This will matter. Additionally, the homes have access to the 215, 15, 74 and 79, and one of the main arteries of Menifee, for easy commute across town and to other nearby towns, as well as the freeways/highways. Murrieta, Winchester, Wildomar (nearby towns) are all building up in the same area, so the value will go up. Also, this part of Menifee is closer to the “elite” neighborhoods in the area (like Murrieta’s La Cresta and Greer Ranch). The values of these homes are going to go up in the same way the Audie Murphy Ranch homes went up from when they were first sold. Even the less desirable areas of Menifee (but still not ghetto), have gone up by over $100K within a few years. The only downside is it’s extremely suburban, so if you like big cities, college towns, or rural areas the vibe and lifestyle isn’t for you. But, if you are fine with suburbia, it’s a good investment. Many people who lived in OC, LA, and San Diego move here. In fact, the whole region-Rancho Cucamonga, South Ontario, Eastvale, Corona, Norco, Lake Elsinore, Canyon Lake, Menifee, Murrieta, Winchester, Wildomar, Temecula, Riverside, Moreno Valley, Grand Terrace, Fontana, Jurupa Valley, San Jacinto, and Perris-all built up at different times and have a lot of people who migrated from OC, LA, SD, or from one of the other IE towns (e.g. from Corona to Menifee). And for people who like Palm Springs Film Festival or the Coachella Music Festival, you would not be too far away. This area is popular because it is much more affordable than OC, but is still reasonably close to OC, as well as SD and LA, and mountains, and beaches, especially if you have a Fast Pass (traffic is congested from all the people moving out here, but not worse than LA or OC). One more thing: the rolling hills around the area make for a much more picturesque view than OC and LA cities (if you are not in a canyon or beach area in LA or OC). I hope that gives you a good “feel” for the area. :)

      I had prices in that community jump $50k in 3 weeks for the same floor plan
