    I think at this point, any proterty shown in any of those house tour youtubers' channels are just houses they can't sell. The developers are using the youtubers as a last resort for some global outreach on the off chance they get some dumb foreign money to purchase their properties.

    Unfortunately I have to admit, that I like the original design of the Facade as Gene Simmons had it better than this wood cladding. Before the house had some grandeur, it felt older, but grand. Now I get "I wish I bought something in Colorado instead" vibes.

    When I first saw this home on Enes' channel, my impression was that it was a nice art piece, but not a livable house. I thought it was new construction and not a remodel of an ugly old home. I also thought it was way overpriced, and this was before I had discovered "The Mansion Guy."
    For anyone who doesn't follow Enes, his latest is another Max Nobel home that is impeccably designed but overpriced by about double.

    Arvin, you are absolutely correct. Too many influencers including Enes, Producer Michael, have been misleading the viewers about the authenticity and use of the word “Beverly Hills”.

      Someone with that kind of budget will make sure they know what they are buying and where. As long as it's Beverly Hills postcode, it's not misleading. And for majority of viewer who follow such channels, it's about architecture and interior/exterior design, a beauty and luxury they wouldn't get to see otherwise, not about obtaining information with intention to purchase. Those who are, indeed, potential buyers, get to see the presentation that will help them eliminate properties they are not interested in and narrow down choices to those they would like to make inquiry about. Serious information about property is not something you get on social media. There are certified agents who are celling properties like this one and they should provide you with detailed info.

      @@blueice011Thank you. Enes and his peers are making videos for ppl who like to watch mansion tours. It’s escapism. No one is buying a mansion based on his video. Do RE agents use his videos for vanity promotional purposes? Sure. That material will always be slanted to show the positives. But this idea that home tours are legit reference materials and misleading serious buyers is nonsense. The top 1% of buyers who can afford this home will be leaning on his/her team to evaluate the ins and outs of these properties in person. Hence, why a lot of them are on the market for years.

      So your contention is that the seller of a property in Dubai flew Enes and his team half way around the world, and put them up for a week, because they like supporting the random viewers who like to watch videos of mansion tours?
      Not for the economical mass exposure of their property?
      How about the seller of a mansion at Lake Como in Italy? Same thing?
      Thank goodness for all of those philanthropists out there paying Enes to make one sided sales videos of their properties, just for people who like to watch them.

    1:33 sorry but this mansion tax makes me laugh a bit... if you as a foreigner ever bought property in Singapore you would know why (Up to 60% stamp duty! So if you buy a 10m USD home you got to pay 6m in stamp duties there -> and still homes - especially those very few freehold ones - sell like hot cakes there).
    7:05 and yet the ultimate bachelor's home the, Playboy mansion, wasn't a view property either... but I get what you mean and agree that a bachelor today might tend to prefer something like 1369 Londonderry Place which doesn't have a grotto but a red room..
    9:06 Max has found his style and you can immediately tell that this is a Nobel LA designed hime when you see it. Also the execution and attention to detail are amazing. Would I chose his design.. well probably not as I always find it too dark (same issue I am having with the later Liaigre interiors and I really love some Liaigre furniture pieces).
    This said the details with regards to all the custom pieces and ambiance he creates are amazing.
    Personally I still tend to prefer the lighter style of Lindsay Chambers with a bit of colorfulness added (Nicole Gordon is great at this as seen with Ashley Benson's homes) and then executed to highest level (mixing Edra, Karl Springer, Liaigre, and other curated pieces).

    With regards to your branding:
    1. Well in the intro you always / often said that you are the "How to buy a mansion guy" so to me that seemed clear... but maybe something more even more concise containing your name like "Arvin, the buy-side broker" could help too as longer sentences tend to be less effective in marketing compared to keywords.
    In this context I would also try to avoid mentioning that you also work on the sell-side (e.g. in the beginning of this video you fairly disclosed that you tried to win one of Max' listings) as that dilutes that "how to buy" massaging a bit. Not sure if you can drop the sell-side business entirely but that would in my eyes put you in a very unique spot and underscore your buyside-broker branding.
    2. Those videos are also a good way to indirectly promote your startup zipsmart. ai

    this max guy has an absolutely beautiful taste, i can tell he is a great designer, but i agree with you about the bachelor vibe, i absolutely hate the bear dolls, the curvatures on the stair case, the dark walls and especially the dark master bathroom , i lost it when i saw it (frustrated face palming in female😤) it looked like battman's cave, if you wake up happy that bathroom will do a good job in depressing you for the rest of the day and i think that cool 3d wall should not be in a bedroom

    I don’t like the wood cladding on the exterior of this house at all .P.S. Arvin giving us the info that this luxury property is NOT in Beverly Hills 01:18 is really important . If u are not served by the BH police 👮 & fire department & means that these emergency services could be much less responsive would be an absolute deal breaker for me ( luckily I don’t have that billionaire bank balance & I’m not in the market for a vast mansion 😂)

    This has been on the market for many months- I appreciate the way you explain how long some properties have been on sale for. Just remember folks- when things go banana in shape, these properties are the first to suffer.

    Another great review. It doesn't matter howfar you've gone, if you've gone the wrong way. Even for a bachelor this house will get quickly depressing without family. The finishes are amazing but developers need to decide clearly if you're building a home or a showpiece.

    Another great video. I really appreciated this one-as I feel like it’s very easy for one to get soo lost in the high end and interesting finishes that they overlook the flaws of the property. Arvin does a masterful job highlighting the wonderful finishes but also exposing some of the bigger flaws of the property that might go unnoticed.

      Arvin explains what makes him tickle or doesn't. While there are general rules and highly desirable features that many people look for or are persuaded to look for, each property will, inevitably, have both flaws and advantages. its personal purchase after all. Very personal one. What makes a property work for a buyer, may be very subjective. They get that feeling when they look the property, or they don't, which hasn't always to do with how perfect by general criteria the property is. Very imperfect property may be perfect for it's buyer - one person is all they need.

    Set decoration and videography ideas - I would suggest framing your shot with your head two thirds from the right of frame as you naturally look slightly right in-frame. Then using some of the space on the slatted-wall feature to have a creative design lit sign that shows your brand rather than the shirt. Also a tungsten/amber uplighter on the slatted wall area to create a little more visual dynamic. You could use a cooler blue light on the back wall to finish. The only remaining step would be to get a camera and lens set-up that would allow you to create a little depth of field effect to slightly blur the background ensuring that you at the subject are in main focus.

    Hi Arvin, fairly new sub here, I have to say, so far that's probably the nicest US mansion I've seen. But I'm in that bachelor target, I can confirm, everything is tailored to satisfy a dude like me (well, except for the budget...). Anyway, in the past few weeks I learned so much from your commentaries, I had no idea about building's core, the wow factor, side/front/backyard... So thanks ! By the way, my favorite mansion is the lake Como one, yeah, flawed, I know, but I'm French, and the Italians are like my cousins, I have the chance to have a pretty extensive knowledge of Frenche/Italian Alps, and that hawk view on the lake is a sight to die for.     I have to say i have a crush on this house. This house is seductive. It is gorgeous. They did a beautiful reno. Max’s reno’s are so thoughtful when it come to mixing design elements. His homes are beautiful to my eye. The idea that this was gene simmons home which was on tv for years is mind blowing the change of it.

    I really don't understand the wine"rooms" with glass doors and in daylight. Wine is supposed to kept in a dark and dry area, like a basement. All those mansions have wine-spaces in daylight, with glass doors. WHY?

    I attended a wedding here about a month ago. Yes, impressive, yet more of a commercial, event, hotel vibe. Arvin, what I really like about you and this channel is your insight is spot on! I don't see a family here, wealthy bachelor for sure. Cannot age out in this home...too many steps especially the pool area. The living room sculpture is cool if this is a hip chic hotel, right? And the back area is teeny tiny for the scale of the home. Thanks for sharing as always :)

    I’m single/male enjoy having fun yet “living” in this house,I would become “ lost”.I would lose my soul and my being a grounded person.I would be looking for “ something “ within that space and never be able to find it unless I left. If you can use ten fingers to count your best friends, that’s five fingers too many. The house is too overwhelming… Give me a 50 ‘ sailboat and my friends would bring smiles and laughter.
    Hopefully someday Arvin, you become my agent…😂

    I was wondering if you were going to mention it was Gene SImmons' place, and that it's not really in Beverly HIlls. Glad you did, and glad you showed what it used to look like. While its previous look was good, it always struck me as kind of bland as there was a lot of that generic beige Southern California “stucco”, or whatever that surface that is sprayed on tract homes is called. It always looks cheap.
    Now, the new exterior, it certainly is striking. The whole vertical wood thing, with a lot of variety in pattern and color, seems to be really popular these days (there’s a lot of it showing up in the area around where I live). And it looks neat … for about five minutes. On something this large I’m sure it works even less. And one thing I think of this material, I can’t help but wonder how long it is before it looks weathered. I’m sure the wood is treated but I’d bet dollars to doughnuts that it looks crummy in just a few short years.
    Question … what is up with the fad of having large glass walls displaying wine bottles? Who came up with this idea? Why is it so popular? How long before it’s passé?
    Kudos to Max for having the TV hookups above the fireplace be hidden behind a cutout of the marble. This is awesome, because the one of the last places you should put a TV is above the fireplace. I’m not sure how this practice started, nor why, but it really needs to stop. Looking UP at a screen, off angle so that picture quality is diminished, is just … wrong. And removing screens from houses designed with massive mounting and wiring sticking out of the wall is just awful and requires you to have the wall repaired to cover it up. (Ask me how I know).
    You’re right, Max nailed it and it’s striking. But about that striking-ness … just seeing it for the first time, it looks cool, but I’m wondering how long it takes for it to no longer be cool and end up feeling / creating a sense of detachment and coldness. Again, it’s beautiful and the finishes are first rate, but it comes across as a commercial property.
    And Arvin, you totally called it when commenting about all the windows. Very necessary, given the location. And speaking of that location … you gotta deal with Benedict Cyn traffic in the mornings and evening. That’s a PITA.
    And the “art” - how much would they knock off the price if they remove it? Except the Shawn Huggins piece. I’m totally with you on that one, it’s nice. (BTW, are all the furnishings included?)
    Oh, and the house being good for a bachelor celeb … you should approach Ben Affleck about representing him, because I think he’ll be a candidate for this place soon.

    Great video, truth matters cause it’s easy to buy into the hype of price points and areas … thanks for sharing some truth. I believe for the most part, you can’t fool most people .
    This is why it’s been drastically reduced in price and is still on the market today months later.

      Very few people like those bear sculptures and very few people have them. It's the same guy that sticks them in every house he builds. He thinks they make the house look better. But if you like them or not I think they are still a distraction to actually seeing the house.

    Arvin, do you think owners of this caliber ever actually use the show kitchen for any serious cooking, or do homeowners of this wealth generally only cook (or have staff to cook) in the chef's kitchen?
    Reason is while I agree that show kitchen is very beautiful, it looks actually quite small and non-functional: small fridge, only 5 burners, pop up hood vent which is too weak for serious frying, porous marble materials, etc. Even with a professional cleaning crew, I don't think that marble will hold up with gas burners right on top of it.

    thx for sharing what the property looked like prior to its current style. i love max noble's style and the whole house approach. i don't like every choice made but this is one of my favorite tours. you may enjoy the 25M estate in NY state with the new contemporary farmhouse residence, which is my favorite property tour enes has done, and a 20% price drop! there's a new nobel property tour on the enes channel.

    This house is such a mixed bag. I dislike the exterior & entrance/stairway. I like the bedrooms and kitchen. But, I'm put off my the dark pallette and art. This is for not only for a bachelor, but a young(ish) one at that.

      Right! This is for that unicorn single guy who has a couple hundred million.... and he is still hanging-out in clubs with his posse. Does that guy exist is LA? Sure. But like Arvin said, it's a pretty small pool of potential buyers. Once he meets the trophy wife, or he has some kids, or he turns middle-aged and doesn't take all those stairs so easily, he goes looking for a new buyer. Not a long-term home. Had some beautiful finishes, however. (I did NOT like the bathroom directly next to the formal dining room. Light a match and head right back in to the dinner party! No.)

    The exterior looked better before. The interior was dated and needed to be redone. Max does great work, but his interiors are just too dark and different. Too much black and I'm not sure I want a giant Bugs Bunny in my house. The Kaws collection is a bit overdone. Dining room, kitchen, and family room are my favorites even if a bit masculine. They are beautiful.

    So I am going to do a live reaction to this video. I really like Nobel properties, because he captures the imagination and coziness needed for a house. I can always visualize myself having a great party, a great time, or just family daily life. However, I do thing that he has somethings against tennis courts. He took out the one in Hidden Hills and he put a pool in this one. Also, for such a big house, the amenities are low. Lets gooooo Arvin:
    1. OMG, I knew it, I totally knew it. The pool is in the wrong place, a tennis court should be there. I do like his approach to the pool, because it is like a massive front yard for events, but it should be a tennis court.
    2. Too many stairs, the entrance and front of the house needs to be friendlier to the knees. A lift or a wheelchair accessible area is required.
    3. The living room looks empty. Actually, I would like to make the living room, a gym. I would prefer the green to be blue, for a pool. Please tell me there is an elevator or does the robot art pick me up to the the second floor? BTW where is the bar in the living room? I think he had space in the right corner.
    4. I enjoy the privacy and the 10 car garage for my supercars.
    5. Nice dining room, I can see myself using it a lot and inviting politicians for dinner parties.
    6. Where is the TV in the family room? The kitchen looks inviting, I think this area is really the heart of the house. It has its own driveway, a small backyard for my pets and place to spend time with the family. I still think that a family pool should be behind the living room and right next to the family room.
    7. I am glad you agree Arvin, it is the heart of the house and I was glad to see the chef kitchen. The sideyard is really the backyard and it works. So to keep banging on the same point, on right side of the family room should be the pool and on the left side the backyard as it is. The TV should be there!, instead of the library it should be full of tech.
    8. I like the idea of the hidden powder room but I do not like it in the dining room. Nobel has always has a beautiful eye for interior design.
    9. Slowly going down into party with all guest clapping. The stairway really works! But we need an elevator. I think the bar should be the library is in the living room. That intimate area was supposed to be the bar. That living room is totally wasted. Really like the light switches.
    I would transform the living into a gym, lol. If not it goes to waste.
    10. The secondary landing should have the elevator. Period.
    11. OMG, I could host the Obama's on that guest suit. Absolutely incredible! Arvin, you and me both are thinking about the elderly. This is not their house! However, I think it is too big. If I get my wish of having the pool on the backyard, then I would use part of this space as a pool house and pool bathroom. Oh, hahahah the bathroom is already next to my fictional pool.
    12. That backyard should have been the pool area! OMG the pool was already there!, I would just make it a hitting pool. Sorry, Nobel the layout was better before. It is so funny that all the changes that I would make, where already there before. I am not as crazy as I thought. Side yard is great and small enough for family and pet time. If I am doing a party, I am using my fictional tennis court at the front. I just need to take the net our and I would have a huge flat space. The secondary driveway is the real one, it is the one I would use as an owner.
    13.The front is really for parties! It is the social area of the house. All that Nobel needed to do was flatten out the are, and have a tennis court. That is the only change I would have done to the layout. The motor courts are too big, it is a lot space not used.
    14. Lower level guest suite would be my real guest suite or the house for the Caretaker. However, it feels cold. Decent laundry room but it needs to be connected somehow to the upper rooms. Screening room? Really like those lightwells. It could be for reading or meditation. But to be honest that is not the screening room, it should have been the game room. Ping Pong and Pool table.
    14. 2 guest suites that are nothing special but I like the connected balcony. BTW, both bathrooms int he guest suites need better rainheads. Now it looks like a fun apartment. Video game and tech areas on that loft. But the 3 guest suites are actually nothing special.
    15. Such a big walkway bridge need to have either a kitchenet or a fridge or some food!
    16. OMG, That primary looks amazing! Nobel is just an amazing interior designer. The entrance looks like entering a Zegna boutique! What great taste. Where are the TVs? I would put 2 massage chairs on that bedroom! I would have expected a more creative bed. I would have created a spa using those circular lounges. I was asking about the wet bar and kitchenette.
    17. No Arvin, that is a s3x bathroom. Is not for females, it is for a guy who is going to get l3id.
    18. The Hidden Hills property was incredible. OMG auction? 12.5? What happened? I think Nobel anti-tennis court philosophy was at fault, lol.
    19. S3x bathroom Arvin, remember. That is why they are next to the windows. My problem is that it does not have a rain head, lol.

    21. My verdict: I would totally buy the prior house, lol. I think the layout was better but I would have hired Nobel to flatten out the front yard for events and parties in the tennis area and... definitely would have hired Nobel for the interior design and finishes.

    I’m a woman-and an older one. I love this house and don’t find it overly “bro.” It has warmth, mainly due to the color palette and natural materials. The primary bath is an exception to my adoration. It’s too hard and too dark and is trying too hard to be “wow.”

    Millennials and GenZ are all about the darker and bold colors. Max is focused on the future, not the past. You call it a niche client but his designs and vision will NOT appeal to GenX or prior bc they will say it’s cold and disjointed, when in all reality it caters to the future: multiple rooms across a property for multiple purposes vs a traditional house that flows. This house is amazing! Resale of these properties are dismal or depressing bc OG Realtors don’t understand the next generations purchasing homes and don’t know how or who to package & market. The designs ofc are gonna age but no different than what Gene Simmons. Don’t misunderstand the future. Their financial portfolios are traditional but their taste is here. And yes, def misleading on location cause cmon Enes: Ben Canyon!!!! NOT the Hills.

    I really liked a lot of elements from this house but that master bathroom looked like a huge miss to me. It felt like a super high end version of a bathroom you would find at Equinox, very commercial, very sterile, not a warm, relaxing or inviting space whatsoever. Also I think the amount of kaws/bearbricks pieces in the house was way overdone, there are plenty of ppl who enjoy having a few pieces to accent their home , but to make that the primary theme of your home is pretty cheesy even for most bachelors. The attention to detail in this place is fantastic, but I definitely agree It will struggle to hold its value over time bc It is designed and presented as such a niche home.

    I think this is a fabulous space to look at - but hardly to live in. One or two people would sort of rattle around in the place, but it's wonderful for entertaining two hundred of your most intimate friends, and you've got the supplementary kitchen for the caterer. I wonder what Nobel's relationship is with the 'Pop Artist' Kaws. Those M. Mouse repetitive 'sculptures' all over the place are aimed at a very specific type of collector, and they're worth approx. $1,500 [or more] each. Do they also come with the property? Gads. Downstairs 'guest suite' is clearly designed for live-in staff... which you need to keep all those glossy surfaces free of dust and fingerprints. I actually like the huge walk-in master shower with the combination of jets and overhead shower - very sensuous.

    The “Screening Room” is kinda a let down. IMHO, Ray Nosrati builds beautiful theaters for his properties. If you’re buying a $40 million mansion in the heart of the entertainment capital you should have a decent theater.

      I've never liked or understood theater rooms. Have a few friends with them, they simply never get used. And when I run into people with them they say that same thing.
      But....that's an interesting point about being in the movie Capitol of the world. There is something to that.
      Like that Idea, am a huge movie watching guy but I'd still never get a house with home theater in it.

    That didn't look like the gaudy house I remember from Gene Simmons' tv show, he had KISS memorabilia everywhere like it was a shrine to himself, the producers probably had something to do with the show's look too. The pics they used to sell it looked like a professional staged it, or maybe Shannon decorated it, much nicer than the tv show.

    This house is beautiful, I don't think this place would date.
    The detailing is next level.
    I can't believe how young the developer is doing work at this level.
    That lower level guest suite is is amazing, it would be great if you had parents coming to stay or maybe an older child even who you want to keep at home as long as possible like my wife does lol.
    I love this house, give me this over those $100m skinny skyscraper apartments you showed in NY.

      I think parents go in the main floor suite. The lower suite with its separate entrance, paucity of finishes and generic staging seems appropriate for a housekeeper.
