I really disliked this home and commented on it when I saw the original video from Enes. It looks like Jordan designed it to match the interiors of the stadium lobbies he visited-very cold, very commercial, and not conducive to relaxing family living. To me, this home should be acquired as a developer teardown. I didn't see a layout, furniture, fixtures, finishes, or any other aspects of the home that would suggest it could be salvaged. It just looks like a poorly decorated corporate lobby.
Arvin: "Oh my God - what is this?" - Yeah, that was my response to essentially every room.
I think that is exactly why he designed the house the way he did.

So much expensive garbage. A terrible architect sold Mr. Jordan a bunch of custom crap when he was very young. "why not make wall lamps out of automotive exhaust parts and put the names of your kids on the basketball court floor!?!" Glass block and rounded walls were common in modern homes in the early 80s, but it was a design trend that ended as quickly as it began. It was absolutely not in style in the mid 90s. The entire place feels like a conference center in a dying town. The home is basically worth the value of the land minus demo costs.

The double railway track is about some 200 feet from the bedrooms of this house . I live 4-5 miles from a track yard and on clear days you can hear them .

I agree it is a tear down. Bespoked homes are the hardest to sell due to all the personal individual touches the original owner incorporated. But even as a tear down, the area does not warrant a 15 million dollar price tag for it to be destroyed and rebuilt with a new structure. It is a white elephant.

There are several major flaws that have made this property super "unsellable"
1. No one pays over $10m for a house in the north shore burbs that is NOT on Lake Michigan. Building in a small random subdivision not on the water was a HUGE mistake. 2. The exterior is hideous, the architecture and finishes weren't even stylish when it was built. 3. Sheer size--- talk to any top tier broker, most mega-wealthy don't want this large of a house. The sweet spot according to most brokers is more 12-15k sq.ft. up to say 20k sq.ft. When you get to 30k, 40k sq.ft. regardless of pricing you start to lose the buyer pool left and right. Look at uber properties in LA, the homes under 20k sq.ft. sell for MUCH more price per square foot than when you get to the mega homes. Look at Ben & JLo's house--- they paid $60m for 38K sq.ft. just completely renovated. That's not even $2k a sq.ft..... lots of examples of mansions selling $3-4k per square feet in a more approachable size. The cost of operating and maintaining the sheer size of the home sends buyers running bc it's a waste of money and space they don't need so to actually get in the buyer you need to ask much less per sq.ft.
Speaking of--- please critic Ben & JLo's house. I wouldn't be surprised if they take a $20m hit to sell it off quick or hold it for years and years, I think it was on the market 6 years when they bought it.

This house is ridiculous and there are tons of things to criticize but this time arvin is wrong in terms of the ceiling height of the upper floor... look at the proportions at 33:30 and how much headspace Enis has. Those ceilings are easily 10 feet heigh. No wonder when michael jordan lived there for years.

House has been on the market for like 100 years. He even tried to offer the whole Jordan catalog of shoes to whoever bought it. I think the place is too personalized and it's in Chicago. It will never sell

I think MJ has spent a lot of time in hotels. His house looks like a dated hotel. He got the basketball court ok, like a highschool gym without the bleachers. It's dated 1995.
Tbh, any millionaire would toss the old equipment for new. People have strong attachments to their equipment.
I knew the property was going to be weird when they didn't wire the light sconces in the living room. The cords were crazy!
I remember in the 90's I loved those glass bricks. I wanted a modern house with glass bricks in the entrance. I had a glass halogen lamp that has blue on the edge of the glass. If you know you know. It reminds me of Jordan's desk. Jordan's entire house is a 90's museum. I don't know what renovations they actually did in the 2000's because it all looks 90's. Only a crazy rich fan would buy this. Then that fan could fill the trophy room with Jordan memorabilia.
I probably know more about the house than Enes does. I was once his neighbor. Our houses were separated by a significant amount of trees between property lines.
I laughed when Arvin suggested they make it a museum and let kids in need visit it. There is no way that neighborhood wants that type of traffic. They live there to get away from the city, not have it brought right into their own space.

the carpets, wallpaper designs, tiles and marbles, windows, bathroom, closet etc.
they should have added the DeLorean from back to the future at the garage as a relevant collection piece.
pool is like extension of the pond and not what you would want when you have 7.6 acres of space.
I can imagine during the '07-'08 renovation he probably said
"Ok do it, but I am only willing to spend this much in it since I'm selling it. if nobody wants it then f*ck them, I'll just keep it."

that's how I can best describe this mansion.
The basement definitely looks like a bowling alley, I usually like art déco, but then for me it needs this coziness atmosphere, darker colors, maybe mixed with more dark green, red accents and brass or copper tones. Or go full on with bright tones, beige, white and then mix some little dark elements in it.
But hey, taste is a personal thing^^ It is always kinda relaxing to see how Enes seems to like everything he sees XD.

Your channel is informative and entertaining, Arvin! So this is a spectacular example of why real estate agents warn against over-customizing a home. Go ahead and do it if you can fully embrace the reality that a future buyer won't pay for--and may be turned off by--the custom design you adored. MJ didn't get the memo and he has the money to hold onto the property. I imagine he had great times living there and is too attached to admit this is a tear down. The landscaping along the driveway was the best part of the property. Oof.
I absolutely love the trees and landscapes around the Great Lakes. Reminds me of where I grew up in Europe.
I have seen worse mansions on this (and Enes') channel - brown Costco style is still better than marble (or gold) everywhere.
I would just add some color through plush colorful wool carpets, remove the pool and the golf area and other questionable features and replace them with vegetable gardens; then turn the horrible basement rooms into wood workshops and other hobby rooms. We could live happily there. Who's with me?
I'd probably keep the wine and cigar rooms very similar and repurpose them into a library and music room, but yes to those changes. Also I'd probably have a really nice mural painted on the wall facing the golf course to compliment a new garden.
I, personally, love art deco, but the glass at the front entrance is less art deco and more the sub-basement windows old gymnasiums had when my brother was playing high school ball, in the 1960's.
When I hear art deco I picture an opulent 1920s style with geometric designs and rich colours. Not this 😬

As for this house, I actually love the Art Deco design of the home, but my love ends there. I agree with 99% of your observations. The interior and exterior design is awful, except for the Art Deco touches. As for the positioning of the house and the wasted space outside, you’re correct on those points.
You pointed out how some rich people build houses just to please them without no thought of resale value, or what you leave to your kids, and I thoroughly agree. Though the positioning of the house is bad, I would probably buy it, but I would put millions into gutting the house and redecorating from top to bottom.
I would look into the feasibility of lifting the ceilings on the second floor. The kitchens and bathrooms, gone! I would build a proper pool and an indoor pool, because of the many months of bad weather in that area. I would put up a tall sound barrier between the house and the railroad tracks. The ‘forever’ dining table and muffler wall sconces would go into the garage. The putting green would go. If I had the extra cash, I would replace the basketball court with an extremely cool indoor putt-putt golf course. I could putt all year round!
As for the front gate, I would send you the ‘23’ for your game room. 😊
I am not into real estate but I am very impressed by the knowledge you have Arvin, fascinating.
If I had the money I would definitely spend it on building my dream home just the way I envision it. I wouldn't care about resell value. My kids can tear it down and sell it and be grateful they got anything at all!

Its the least cozy house you ever showed, but as a gym rat, let me tell you that that gym is awesome! Almost all mega mansion have terrible tiny gyms with almost no equipment. As long as it works fine, the age doesnt matter that much

OMG, this house is a great college drinking game, every time one comes across a reference to basketball, have to take a shot. I dig the 80s arcade area, love the period pieces that somehow manages to escape the area from the corporate purgatory house feel of the rest of the house.
You made me laugh so many times because we hated the same things. I don't ever watch Enez anymore. It's way funnier to listen to you rip these people's design choices to shreds.
Honestly, not sure about Chicago but from LA's standards, it looks like a Medical office building. Actually, alot of Kaiser Permanente here looks like this building lol

Many of the 'mansions' on the show appear to me to be missing an architect working on their design! Or at least an architect 'commensurate' with the money spent. Some look like hack jobs from a real estate and interior design consultancy agency. In others you see the psychology and the 'hand' of the client too clearly (23 is a good example of this!)... It is a bit sad, but also strangely endearing, to find so many quirks, flaws and limitations associated with such wealth of resources...
Arvin nice showing me the bird eyes view of the house that showed the mansion is located next to a highway, a train track and a factory. What kind of luxury neighborhood is that. The mansion position on the land and design are bad. My advice to rich people is build your mansion like a regular middle class people mansion but bigger, you will avoid those kinds of bad design. A car is rectangle for a reason, a house is a box or a square for a reason, It is the best way to travel or leave. there are to many round walls in the house. The round pool is ridiculous. The interior design is outdated with nursing home furniture, carpet, and wall paper.
I like the floating kitchen island. I like the Baghdad table that should have been in the entertaining room, not the dining room. Michael Jordan is worth $1 billion but has bad taste in real estate. I do not see any beautiful marble in the showers, vanities, kitchen island, and living room walls.
The house is a large gym.

The only use case I can imagine for this property is some corporation in the Chicago area buying the property as a corporate retreat. Then you have some uses for this insane amount of space and a full size basketballl court.
I have to imagine if MJ could ddo it over he'd have never built this house. In 1995 he was in the later part of his career and probably hasn't lived in that house in 20 years because he loves golf and thus lives in Florida, so why build some giant palace in the suburbs of Chicago?

Even if I was a billionaire I wouldn't want a giant mega mansion like this. If it's so big that I need to hire help to clean/maintain it, it's too big.

The main part of the house reminds me of the entry and waiting area in our local hospital. There’s a sterile medical office vibe happening.
I start getting Regus Office vibes and no I don't mean their good looking Spaces brand...
What I would do if the furniture cannot be resold, then let the "School of the Art Institute of Chicago", which has a solid reputation, select a couple of street artists, as Chicago has one of the most prominent street art scenes in the world, to spray some of the rooms with Michael Jordan inspired art. This adds a hip vibe and some color to it.
Then turn it into a sports-tech incubator where you/your team coaches a couple of selected sports-tech founders each year on how to build / scale their startups in exchange for some equity.
This way you can write off the purchase as a business expense, turn a profit (through that startup equity) and well I guess Sports-Tech founders might love living, working and playing/working out together for a few intense months in Michael Jordans former home.
Should also work given the office space, conference rooms, etc...

So you pay tribute to the buildings heritage and make the best use out of it.
