Let me start by saying that I was born and grew up in EC. and have owned personal and rental properties in the city. I moved away from Eau Claire in 1992 when the city council decided to invest in a bike path instead of an arena.
I still own real estate, just not in Eau Claire. I would love to buy property and support my hometown with capital investments but it makes zero sense to invest in real estate in the city.
I live out west now and have a rental property worth 450k in Las Vegas, NV that rents for $2300 a month. The real estate taxes on that property are $1500 a year and the property has increased in value $140,000 in the last several months. A similar property in EC would be taxed about $7000 year and although price have increased in EC they are falling behind hundreds of other cities across the US.
An investor would pay $125 per month in real estate taxes in Las Vegas and many other cities compared to $583 per month in Eau Claire for the same value investment. That is a $458 dollar per month difference, over 10 years that totals over $54,000 just in extra tax. Not to mention all the extra taxes that Eau Claire residents pay like The Wheel Tax and State income tax to name just a couple.
As stated before I would love to reinvest in my hometown but from an investment standpoint it is a terrible investment. Why would any investor invest X amount of dollars to get a return of low rents, high taxes and limited growth potential?
As a community EC is awesome, great people, beautiful scenery and community pride. As a investment it's a no go.

Please stay the FUCK out of Eau Claire. We already have too many parasite landlords. Stick to where people are more desperate like NV. The multi-use bike paths within EC are amazing- the new arena that was built fucking sucks- would have sucked harder back then.
I never understood people buying homes that they really could not afford? I think recently many paid too much and may have a hard time selling for more than they paid. It’s tough to find a smaller home, most are way too big and that means more upkeep for the owner. You have to live in something, I’d just plan on staying awhile if you purchased recently.
