I may be out of touch with Jamaica, but who are buying these properties for $43mil JMD?? I can’t fathom that the average Jamaican can afford something like this
You're correct, these homes are eye catching to foreigners.
That's less than 300K USD. Not too hard for foreigners to come up with (20% of that). Cheap compared to prices in the USA.

These properties are targeting returnees looking to retire or business minded foreigners in certain career 🤔 as well as erson looking to own properties for vacationing. Most Jamaican in the country buy land and build there house slowly because of income streams. Fact is Jamaica is not pricing real-estate for locals , that why the use the foreign land value scale , or return on investment base on the banking system outside the Island , the investors are borrowing from international banks.
@fitzroyfrancis7896 you put that so lightly 🤔 down payment is not what pay back loan's . With that said $300,000 usd is probably 1/3 or more most middle class working retirement savings in the U.S and at a rate of return you will pay about a $800,000 for that home over 20 to 30 years mortgage 🤔 so you see even for someone looking to make a second investment while owning in the U.S or otherwise $300,000 no be small money if you don't have it cash. Truth is Jamaica is fastly out running it's citizens on cost of living simple because of the power play for foreign investors and tourism.
