An advantage to topography as you mentioned, is you can grow a huge tree in the back for shade and not worry about leaves in your gutters or the tree falling on your roof! Gotta look at the bright side :)

Yep, That's the current base price as of the end of Sept 2022. They have 20K in incentives that can go to closing cost or paying down the interest rates. Also Perry is now a refi incentive. If you use their lender and the interest rates drop in the next two years, Perry will cover the refi cost.
