    There's also the issue of lender restrictions and your inability to sell your home before a certain time frame.

    Im one of those folks who chose the base lennar flooring and ripped it all out after closing. Its definitely wasteful but its not only far cheaper than going through lennar but the other added benefit is the upgrades are not added to the appraised value so you save on property taxes every year.

      @@sancherry5960 that would depend on how resourceful and how much research you are willing to do. If you go to a large corporate 3rd party flooring company expect to pay prices similar to Lennar. Maybe 10% less but I found they are just as expensive after demo costs. At that point just stick with Lennar to save yourself the headaches.
      If you are able to source the materials wholesale either online or someone like Flooring Liquidators and you hire a 3rd party independent contractor or flooring installer you can save quite a bit!
      For example Lennar quoted me around 36k for LVP, upgraded carpet, and tile in the bathrooms. I was able to buy the same LVP and better tile and carpet for a total price of around $22k. This includes the demo costs, materials and reinstall. So I saved about 13k to 15k but I also save on property taxes every year. Its certainly a bit more work and stress so you will have to decide if it's worth it. Demoing the floor was messy and we had to do some extensive cleaning to get all the dust out.

    My mom has shown some interest in Junipers but is concerned the 15 is going to be really loud. Is there a lot of freeway noise?

      So you do get some noise…the Twinhomes on the other side of the hill are really quiet but on the Eastside you definitely get some noise. They are adding a sound wall but even with that you’ll still get some noise

    Agree on the lack of character. Especially Arlo, Avion, Marlow, the Trails. It's all just the same color and stucco. The farms although its not going to win any design awards at least has different stone/wood siding exteriors and different colors as well. It adds a bit of character :)

      It always amazes me that they don’t give them a little more character. Everything looks the same. I do like the Farms a bit more though

    Best bet buy a home that’s only 2-3 years old and I knew your subdivision… That way you the good and the bad for that development
