    Good to see the toilet not plumbed to the hot water supply,the doors don't fall off,the windows don't fall out,until opened,gas doesn't blow out of the sink taps,the windows aren't cracked,the stairs are in the right place,and all there,no doors opening onto blank walls,the drain not full of concrete,and the letter box seven feet off the ground,door upside down! Request second opinion in case of unfair assessment.

    At 4:00 the socket is to close over lapping the cooker top this is not to code needs to be 300mm away to the left or the right

    Super helpful! Thanks. Quick question, if I were conducting my inspection, would there be any issue if I went around and marked, as shown with the blue tape or a post-it note, the issues? Or would the builder make note of those? Thanks! (First new-build home inspection coming up soon 🤞🏻🤞🏻)

      Hi Kristin, you sure can go around before final handover and mark out any defects or faults. If you don’t feel comfortable doing that you can get another person or engage a contractor like Ross, in this video. They are usually either building inspectors or handover specialists.

    You are supposed to utilise specialist devices to carry out inspections such as a moisture detector and thermal camera, etc.

    A pretty good job on the kitchen, the rangehoods got a dent in it!
    It should be less than 2m for these dodgy builders these days!

    just the first 2:30 would raise so many red flags that a 110% inspection on the entire build, would be the least the Inspector would do.

    I'm wondering if inspectors check the insulation of the property, e.g. heat bridges and the insulation property of the walls themselves. Thank you!

      Hi Janos, checking insulation will depend on the location of accessible opening and the type. Checking roof insulation will be easier than walls due to ability to access. It is better to check walls during construction so if you can’t get their, your builders rep will be able to take photos at each stage.

    My builder doesn't allow any third party inspection before the handover is completed. What do I do?

      Sorry to hear that Rafael. If you are in Australia you can approach the relevant authority who oversees the building industry, and the likes of Master Builders and HIA. Or else you can simply book your handover and make sure your inspector is there with you. Would be interesting to see the builder try to stop you bring someone along for a look.

    Tiles in the shower why not fix them to the top instead of leaving a big gap? You wouldn't have any problems with condensation running behind the tiles.

      Yes agreed. We all prefer full height tiles. Still and option for some builders and people choose the ‘cheaper’ option..

    When my new home was built, I noticed it was built in the wrong place, in fact it should been across the road, when I told the builder what massive bellend he had done, he told me to move the house myself, so naturally thats what I did, and the builder, he also joined under the new house in which he will be resting forever.

      Chillout Fles. Depends on location will make a big difference to the requirement for double glazing. However, i agree with you, it is always nice to have and is way better for energy efficiency. Thanks for stopping by.

    If a defect cant is seen at 2m but can be seen at 1.5m surely it is still a defect? So, therefore, using that principle you would be paying for crap workmanship with no recourse? That seems a pretty crap Aussie rule. Why wouldn't you just tile the whole wall in the shower wet area?
