  • This includes comprehensive information on what to consider when purchasing an RV lot as an option for a home base while full-time RVing, a cheap RV living option, or just an affordable housing option if you cannot afford a home. There are many things to consider when looking for land or a lot for your RV. This video focuses on purchasing an RV lot in an established RV park and not developing your own RV lot. However, some of the information will also be applicable if you decide to purchase raw land for your RV.

    Just found your Channel today. I think many nomads that look for a piece of land are looking for off-grid situations. They've got their van, RV or whatever and they just want a place to park it and rest. Yes, always find out if there are HOAs and everything you said. HOAs are so uncommon where I live that I had to stop for a second and remember what the acronym stood for!

    A lot of good information. We bought a lot in Michigan and had planned to put out 5th Wheels travel trailer on it for the 1st year or 2. We had planned to build a house on the lot in a year or 2 but just wanted to stay in our RV during the summer months until we could build at an later date. The City and County new our plans and said we would need a temp permit to use our TV on the lot. later we find out the City and County didn't know what they were doing and jerk our permit for our Rv. They said that they made a mistake about the temp permit for our RV and ask how soon we can get the RV off the lot. After installing sewer connection to city sewer and temp power pole, clearing the lot, installing a new shed we had to sell the property and leave. So even when you know you crossed all the i's and dotted the T's the city or country can change their mind.

      That is so true. There is a greater risk buying vacant land and improving it than buying in an established RV park. Some folks have commented they hate HOAs, but I would rather have a plug and play lot than the risks of dealing with county permits.

    Best option, if you are able to live off grid, is to buy in one of the few counties in the country such as in TX and AZ that forego building codes or any restrictions meaning you have no HOA and you can build any structure you like with no issues...You would be off grid which to anyone who has lived in a communist run HOA park, is a slice of heaven!! I've lived in a 55+ community in Fl and was happy to sell that place! Beautiful Palm Harbor 2200 sq ft mobile home but park was run by crazy mgmt! Many are! Remember when you buy a lot in a park you are as good as just renting!!! Buy land with NO RESTRICTIONS!!!

      That is a great idea if you have the money and time to figure out how you will get water, sewer and electricity to your land. That's assuming one cares about having those items.

No water or power on the site!!! haha Quite a few are doing it now..through solar and water holding tanks...still less money than buying in a park usually anyway!! Not ideal for the much older crowd that wants the social aspect of a park of course!!

      @@patc1309 Hi there! Yes, in TX Brewster county and maybe Hudspeth county are very open with Brewster being no codes or restrictions and in AZ Cochise county and there are a few north or Phoenix but the names escape me! In Ozarks they abound..Most of AR is free from building codes and there is a website that deals in land up that way and calls them "Homesteader Friendly Tracts"..Terlingua TX is a very free from red tape place to build.. Good luck! I'm still trying to de-clutter to make my escape from FL!!!

    Things to find out:
    1. HOA dues
    1. When due, monthly or annual
    2. What is included
    1. Water
    1. City/well, any extra dues or fees… how calculated
    2. Tap/meter on site or need one installed
    3. Allow water outside to wash RV
    2. Sewage
    1. City or septic, min usage fee, separate fee
    3. Garbage
    4. Electric
    1. 50 amp
    2. 30 amp
    3. Need electric
    4. How calculated, and mins per year/month
    5. Wifi
    6. Lawn cutting
    7. Pool
    3. Ask to see the financial status of the association
    1. Any reserves or is the HOA broke
    4. Any upcoming special assessments soon
    1. Use as negotiation tool in purchase price
    2. Property taxes
    1. Any back taxes owed
    2. Any personal property taxes of existing rig on site
    3. If anything there, get title to register it
    3. Insurance
    1. If anything there, may have costs
    2. Get costs up front
    3. Hurricane costs
    4. Consider condition of lot
    1. Need gravel
    2. Remove trees
    3. Grading, dirt
    4. Junk removal
    5. Seller personal property
    6. Permits (county or HOA)
    5. Gated community
    6. Allowed to live full time
    7. Rentable, if so what are terms
    8. How many structures allowed and size
    9. How many RVs on site
    10. Guests, how long stay, I need to be there?
    11. Amenities
    12. Laundry or on own property
    13. What types of RVs allowed, age and so forth
    14. RV Community rules and regulations
    1. Golf cart, gas/electric
    2. Pets, how many, size
    3. Quiet times, generators too
    15. Access to services
    1. Hospitals nearby
    2. Restaurants
    3. Airplanes overhead
    16. Costs, get details for all applicable
    17. Mosquito spraying, streams causing mosquitos
    18. Inspect site, walk around, make sure neighbors good and not loud

    HOAs are a strict NO-GO for me!! No busybody neighbors telling me I can't have certain paint colors or a fence etc.. MY LAND, MY MORTGAGE? MY SAY! Thanks for the info.

    We love our spot we bought. its only 25 minutes from our home, lots of big trees and space, and for only 100 a month a great price to store our rv, and go there whenever we want to relax. It has a private pond, swimming pools that are very clean, playgrounds, and lots of activities and such as well.

    In Wisconsin I bought a beautiful RV lot for $7500 in a private non-profit corp. park. Dues are only $300 annually, include$59 for property taxes. We have 5 John Deere tractors for lawn cutting, fuel is half price, propane we get wholesale (again, half price). Our general fund has a $95,000 surplus and we just built a new laundry room. We all decorate our own lots. Too bad we have winter! Your assessment sounds unbelievably complicated.

      @@sarala1jan Fountain Lake Park is just South of Hwy 54 East of I-39 near Almond (that's your P.O.) Wisconsin. Adjacent to the Waupaca suburb of King. If you could live there year 'round these lots would cost a fortune! They have a website.

    Do not I repeat do not buy any property that has an HOA POA or any kind of OA buy it straight up land you'll be better off in the long run because and the only thing you're going to have to pay his property tax nothing else

      Not being subject to an HOA has it's advantages and is cheaper. However, it depends on how much is the HOA and what is included or not. I like the fact that the lot has full hookups (i.e. plug and play), is a gated community, wifi, trash, and water are included, as well as having a clubhouse, washers & dryers, swimming pool, fishing pond, etc. For $888 per year, I think it's a bargain.

      If you can find something you like without an HOA, that would be great. I think a lot of people don't realize the process of finding a lot you like, can afford, can park an RV, that has a water well, septic, and electric. That's assuming one wants full hookups.

    Video is very informative. I am looking at a lot in a few days with a campground that is in the works of being built that is in my budget to own the lot. Water , septic, and electric will all be included in the price. The campground will be finished by this summer. How should I go about this? Get a contract?

      I would suggest you contact a local Realtor who would represent you as a buyer's agent. Typically the seller pays the commission so it should be no cost to you.

    I saw a video where a builder for a tinyhome register the home as an RV and they buyer was then allowed to purchase a lot in an RV community. Have you any experience with this? I am considering a tinyhouse as opposed to and RV. Thanks

      I have not heard of that before, but you might want to look into Park Models, which are a little bigger than tiny homes. Park Models are classified as RVs but much, much heavier to move than tiny homes. I have a video on my channel about park models. If you decide to go with a tiny home, just check with the community rules and regs before purchasing a lot. Some may allow them and some may not.

They do everything a tiny house does but some of them on a bigger scale and both are on trailers....single wide, double and triple. They seem more like trailers?     I thought this was about "getting out of the rat race."??? If you have an HOA then you don't 'OWN' land. NO HOA'S for me. Sigh.

      I do own the land. The HOA fees cover the water, sewer, caretakers, clubhouse, internet, etc. For about $900 per year, to me that is cheap living. Unless one lives on free land, you will always have some type of "housing expense".

      There is one in Breckenridge, Colorado where just the lots are $250K+. I would call that high end, but way out of my budget.

    Excellent video.Covers all of the major items for purchasing an RV lot. You might also consider leasing versus purchasing an RV lot, what the local police station can tell you about crime in the area, and what the local ordinances are for removing squatters from you land.q(varies greatly from state to state.
    After 7 years of full time RV’ing my wife and I have decided to sell our 40 ‘ fifth wheel RV and beautiful Golf Course RV lot.
    Our RV lot is located at Juniper Ridge RV and Golf Resort located 3 hours east of Phoenix at 6200 feet elevation in the cool White Mountains of Show Low Arizona. Unlike Phoenix, summer temperatures here are typically in the 70’s or 80’s.
    Juniper Ridge RV resort is a pet friendly 55+ gate community consisting of 528 privately owned lots
    Including RVs and park models

      Thanks for the compliment and good luck on the sale of your lot. Fortunately my lot is in a gated community (separate gate codes for each lot), and the full-time caretakers know most of the people so squatters, at least for me, are not an issue.

    You will regret an HOA community. Also very remote will prove to be fuel expensive, inconvenient and insecure. Dessert hot and Freezing cold is dangerous and no fun. RV communities have no privacy at all. My take, think small and private. both the land and your rig. I love mid-Florida and while Florida has many regulations that keep you from legally living in an RV on most land, many cheap small lots you will feel like you are on a 20 acre spread, but have a Walmart and Home Depot 10 min away. Also, you can legally be on the land at any hour of the day so long as you comply with building, environment, health and noise ordinances, even if you can't park a big ole RV and hook up for months. Many use their lots for storage and projects and the land can actually be cheaper than a few years of storage. Consider Mid-Florida and downsizing your rig and land needs and being much more outdoors natural, off grid, off road and mobile.
