That J$225,000,000 (J$225M) could be better spent buying a portfolio of investment properties all over Jamaica. Although it's 7000 square feet, it is still a townhouse. The maintenance fees must also be insane!
It's beautiful and perfect for someone who likes the modern feel. I like having some traditional/vintage features to complement a modern aesthetic. It is beautiful, but not the best use of funds to acquire such a property.
Jamaica has many wealthy families who want to live in nice places too. Different strokes for different folks.
Most likely people who would be able to afford this property would already have an extensive investment portfolio... Some persons prefer townhomes to single family homes to avoid doing maintenance themselves. I get where you are coming from but it's the sqft, location and amenities, the price is okay... if you can afford it.
I love natural vibes and lots of light mixed into modern, but after living in the United States i completely hate HOA and fees or as Jamaica calls them maintenance fees and being on top of my neighbor and that includes being right next to. My aunt however is totally a city girl so she would love a place like this. Me, if i had that kind of money I'd build what I want somewhere I can see some sea water.

Sophia you don't know about investments. First up, wealthy people live in bungalows with big yards in suburbs such as Cherry Gardens and Norbrook or up in Red Hills or Beverly Hills. Most of these townhouses are bought and rented to companies especially multi nationals that have overseas executives living in Jamaica. The company pays the rent for its executive employee. It's not a 9 to 5 person paying the rent out of his salary. 🇨🇦🇨🇦🇨🇦🇯🇲🇯🇲🇯🇲

First time I cant find a problem with a Jamaican apartment. This is perfection the design is perfect. The marble, the granite the vanities, the floor to ceiling mirrors and lighting. Perfection. This house is worth every penny.

Yes this house is very expensive and very modern but it's hardly practical. Not enough natural light coming into the kitchen, and the windows either give me a view of my parked cars or the parking lot. Real scenic...
Speaking of, the "views" upstairs are all obstructed by trees and the landing on the stairs has a nice picture window, but it's a view of the parking lot again.
The tiles on the floor will have the grout go black in no time and the tiles themselves are gonna be dated and outta style within 10-15 years. Just gimme wooden or faux wood tiles. Those are timeless.
Also, don't try to market a "glass enclosure" as something luxury I'm getting in a shower. It's 2021. I'm expecting to have glass doors on my shower stall.
For this money, I could design and build something much much better and more ergonomical.
I agree with what you have said here as well however, these homes are made by developers with their own view and design biases. Ppl will share the same sentiments and will buy into these properties, but for others, like myself, with 1.5mil I'd prefer to build my own....I wouldnt buy a town house for that price.

It's the first time in a long time I've seen a house that makes my jaw drop😌, the space, the luxury of it, it's breathtaking, I'm wowed, with every penny, and i don't even like town houses, i wouldn't buy one, but this one got me😉.
I would rather we spend the time as builders/contractor making good houses and charge the money instead of the matchbox that we can't afford.

So true This Townhouse has too many flaws. Only a young inexperienced couple who never owned a home and don't see the flaws would purchase it. It is a tiring home to live in.
Some ppl love the consistency of the home and the long mirrors are making a come back. The mirrors are for more than looking at ones self.

Actually i dislike that no modern home that is standard built comes with even one full length mirror anywhere in the home, most logically near the exit to the garage or at a minimum the main entrance if not one and the same, so you can double check yourself before walking out the door to work or anything else.

Ummm, I counted 8.5 bathrooms. This is nice but I would have to add an actual door to the lower level security door. You leave the house expose for all types of pests and animals to find their way into your home.

@@PropertyViewers I do like this property and I hope it sells. However I believe the architect has made a few decision errors which may cause it to stay on the market for a while, especially at a US$1.5million price point.

This is nice.thinking of investing in a townhouse in Kingston. I was thinking of buying older house and fix up . But I find the older houses that needs a lot of fixing up is way overpriced in Jamaica. How can you sell a house with an outdated bathroom and kitchen for so much money??

It's a nice house but why a full bathroom on the roof don't make sense to me r the full bathroom on the Entertainment space near the laundry room
The hight of those closest is a waste of space and money. You need a ladder to store things on the top shelves. i:e. On a part of Stony Hill. I worked on a house for a person. Makenzie. Or McKenzie. The 12 feet high closets were a waste. His wife could not put anything up. Or take it down. Wasted money. And wasted space.

A lot of thought go into the design of this townhouse to be honest with you the person who designed and the architect they think of everything. I’ve seen beautiful house in Jamaica but the layout is nothing like this, doesn’t even seem like it’s Jamaica, this is somewhere that I could imagine myself living if only there was no such crimes too much crimes. It’s Breathtaking

That's the main reason i distrust all these hype developments with pools... Even here in the United States most places with people living in top of each other so not maintain their pools well, only one place i lived that had a pool i felt safe to go in and it was a high end apartment. I feel like the only pool i would trust is the one i own. Or a resort. This place barely built and pool already murky. Place is lovely but i wouldn't go in that pool my skin breaks out easily.
What about the price for the other units?

How did they approve that side door that leads nowhere. There is no balcony. You open it and could fall out. Too much cabinets in the kitchen. Is the elevator out side a common area or inside. It looks like it's in the unit. Not safe. Bedrooms with mirrors across from the bed. No bad feng shui. This is a poorly design space . You still have to grill the house. It's Jamaica with high crime rate. it's just not build with practicality . It need more cover on the roof top plus you have to bring furniture all the way up. This is high maintenance town house. It defeats the purpose of owning a townhouse which is suppose to be easy living. Only an inexperienced person who never owned a home and knows what to look for would purchase this because they can't see the flaws which are plenty! plenty. They trying to use aesthetic to cover up the flaws. This is going to cost a lot for the upkeep, the pool, the elevator. But to each their own . Not a practical home to live in,
There are plenty people living in homes with no grills, modern design does not go with grill. And an elevator is what ALL these multistory homes and condos in Jamaica need to have so people can get old in their investment. If anybody who building smart they install at least a lift if not the full on elevator. Anything can happen and you end up in wheelchair even at a young age... Don't you want to still enjoy ALL your home's amenities?
I agree on the bad feng shui but that's why you build your own. Or just change them out to regular closet doors. I have not seen Jamaican designers and builders specifically designing with feng shui principles in mind else they would not have ceiling fans in bedrooms nor doors opening into rooms where someone's back is to the door, nor places where you enter the home directly to a staircase going up. Etc. People who believe in these principles would need to design their own home.
I do agree on the lack of balcony by that one door though. The designer should have just made it a floor to ceiling window cause you're paying for nothing useful right there.
