Most of the middle class won’t buy company apartments since they hardly use amenities…and get into traps of problems….it doesn’t mean that individual house has such problems but at certain risks and calculations it will be your house…..commute you can for temporary purpose stay in rent house and use your own house rental yield to pay the rent….it’s all about planning….my choice after buying apartment is definitely individual house don’t fall into trap of apartments
As suggested by you, if I buy an individual house with 1 Cr , let's suppose in the dammaiguda (as mentioned in vide), how much is rents? 10k? Lets suppose I took 2BHK appartment near office (Madhapur or Gachibowli), I need to pay rent of atleast 25-30k. Even after considering the 8-10% land appreciation , we are deficit of atleast 10%

Tyre 2 and 3 cities don't need apartment, I too have an individual house, but one mistake I did was i don't have emergency fund, actually reason was i paid hectic hospital bills for my father and it is continuing even today also.
But one thing I want to say is both health and wealth are inter related, so if you loose one, another will be automatically goes down, thank you sir.

30% is actually good percentage, we grow and this can become 25% next year. Apartment has appreciation for first 5 years (based on builder reputation) so weight in other factors like Commutation, high rise and landshare. Make sure you also add 10% MF for preclosure of this loan in 15 years or even less.
