Gorgeous homestead! If I didn't already have my 10 acre farm, I'd sure love that one. And a woodburning stove already to go. That's a HUGE Plus in my opinion with the way things are going in the world today.
What's the distance of 3 closest neighbors? I prefer to see these old houses pre-facelift. This one is neat, but pretty cookie cutter/rehab. IMO those barns tell the true story of what the house was like.
Brad that electrical panel needs to be inspected by the county & have that sticker! Hate to say it but a lot of flippers try to do all their own work for everything. Before one buys any property, get a home inspection!

love love love this place. Im with ya Brad, a non lazy person loves to build and improve a property and make it their own and build wealth with what they have. I would use some of them cedars for making furniture projects for sure probably build a small cabin farther back on the property too. I never understood why someone buys a piece of land and puts the house right up on the road, for me I would want my house as far away and hidden back from people as I can get it. Theres a guy close to me that has 2000 acres and his house is right on the road lol....we are not the same haha
The cost of running utilities to the house is less the closer to the road you put the house, plus having the ability to have the acreage more square for whatever. If you want to put in a shooting range it’s better to shoot with the range at your back.
rent the front house and fence in a small yard for it so tenants stay to their area. Maybe put a solid fence behind the house for the entire length of property so it looks like that's the end of the land,leaving you with the huge private acreage.

Property looks nice, I am in Tennessee. Just out of my price range. Interests rate have made purchases a bit more difficult. Almost every 1 percent increases the payment by about 200 bucks. Those rates seem to keep going up. Tough finding a place that fits VA loan guidelines. I am a trucker, usually make 6 figures but with price of diesel and all these restrictions on truckers lately by DOT, thought it would be a good idea to take a break.
Hi Jae Yang, not to argumentative, but a VA approved house is simple -- have a competent Real Estate Agent who knows the guildelines to help point you in the right direction then get a competent Home Inspector to tell the seller what needs to be done before VA appraisal, then get a competent Mortgage Loan Officer to put you in the right loan program. Notice all those competent words - its not that common. Get a good Team working for you. The next thing is --- whoever told you those mortgage numbers is super way off. @@BradSimmons Thank you for taking the time to write. Numbers are accurate for my guidelines. Let me explain. I am a disabled Vet. I work as a trucker. Less than 2 years employment. They will only accept my disability income into the calculation. My pre approved amount was about 250k. I am at 90%. As the Fed raises interest rates my ability to purchase a home goes down. My credit score of 760 has gone down to 670 or so due to some hard inquiries into my credit score. Climbing back up, I owe no money or have any debt. I pay off everything I owe on a monthly basis. My loan approval amount good for 90 days. Property values dropping like a rock. Higher interest rates, large investors dumping, people getting caught upside down on their loans, new housing projects, liberal policies, defund the police, high crime, homeless, people moving, uncertainty about jobs and inflation have all contributed to price fluctuations. You should be experiencing these issues in the housing markets which effect everyone, especially RE agents. My rates depending on types of loans and credit score can fluctuate between 5-8% for ARM or 30 year fixed. My calculations for my monthly payment based on 250k. Costing me 150-250 a month on 1% interest rate change for 250k loan. VA loans require my purchase to be in certain condition. I can do FHA or USDA for a farm rural, some grants don’t apply to me, not black or minority enough to qualify or buying in the targeted area. Other issues such as down payment or PMI also effect me, depending if I go conventional or VA type loan etc etc. My considerations for property also include State Income Tax and property taxes and cost of living. I moved to Tennessee for the tax breaks and restart my business here as a Trucker. Current administration and DOT Secretary doesn’t seem friendly to Independent Contractors and favors big shipping companies and their lobbyists. I am running away from California due to restrictions on emissions and future requirements for EV trucks and new laws stating my tax brackets as a W2 or 1099 employee. Also California taxes are so high that the decision to pay state and fuel tax or move and buy a home becomes easy. All the people running away from places like California and NY has raised property values in places like Tennessee and Kentucky. Although property values have dropped, they haven’t dropped as hard as liberal states or areas that defunded the police, high crime, homeless issues etc etc. Situation we all find ourselves in. People who didn’t sell at the highs now stuck with property that has prices coming down. RE agents have tough times trying to tell their clients to sell property in this market then it’s in this price-comp range. My ideal property is rural farm land, has a place for me to raise some cattle, sheep and chickens. About 5-10 acres. Has water, creek, river, pond etc. Creek can be partially dry during the year. Soil decent for me to plant fruit, nut trees and have my garden. Really important are the type of people around me. I have Conservative Christian values, want decent neighbors. I don’t want people robbing or vandalizing my place while I am on the road. I have taken some time off to look for a place, currently renting while I look at property within my budget parameters. Don’t want any HOA or restrictions, preferably with power and water or at least septic tank. Liveable property, good roof, no black mold issues, or flood issues, prefer hills and no tornado issues. I don’t mind wildlife, might sound crazy but don’t mind cryptids. We got them in California too. My current disability rating of 90% puts me in 2k a month, 100% puts me at 3.4-3.6k a month. Still dealing with the VA about this. My background is ex Wall Street broker, investment banker, analyst, SAT/AP teacher, research energy scientist, now a trucker. Can’t work as a teacher cuz I refuse to teach your kids about LGBTQ stuff, won’t tell them to get get a pair of tits and cut off their package. I am Pro American, pro Constitutional, ex Army Ranger, I can’t hunt or fish like I want to unless I can shoot a deer or Turkey from my front porch while sipping on coffee and eating breakfast. Got service injuries from the military. I would like to eventually design my own energy efficient home. I need water sources for my power. H2O flammable gasses and clean. Since I research energy, I have new engine models that run on electromagnetic energy or runs on gravity. Don’t want any issues with OPEC so I just build this stuff for myself.

At least, the house is clean. Renovation used basic, inexpensive materials. Sometimes leaving the house as is and letting the new owner make renovation choices is best. Property is beautiful but would pass on the purchase because of the minimal renovation on house.

Only thing that would help is a rough estimate on what the property is selling for. I see a ton of properties that I would like to buy but may or may not be in my price range.

I will respectfully disagree with you about cows not getting into trouble! LOL My neighbor's cows are always getting out and coming onto my property and breaking my white vinyl fencing. And another neighbor who also has cattle, has had to deal with his calves getting out. What a great starter home.

Day 1 of any Sales class: NEVER say anything that might offend or turn off a customer. I happen to like "Agreeable Gray" and the '70s colors you mentioned are a HUGE turn off. Very nice home and property.
These days everyone seems to be offended by anything and everything. If a simple opinion about a color is offensive, then I can't imagine how one would function in the real world. PS I'm kind of over the gray trend, too!

Then the buyer can use their imagination ( colors), better / clean slate. And I do love some dramatic color like in Spanish style homes. The problem with having contractors in doing the work without a project manager is that just where you need a mirror someone sticks a plug socket 🔌 Must have been a man! To be honest I’m disappointed with the size of house and lack of storage. No pantry and very little kitchen storage. No utility room. Coats? No built in closets or any potential for a second 🚾 To solve my issues I’d take an acre or two and sell the house as I don’t want to be right on a road. I’d take the Amish builders and look for the best place to build a beautiful log cabin on what I hope would be free land. If this doesn’t work out then I need to find a larger property! Brad PLEASE STOP SAYING THAT YOU ARE A NOBODY. It’s not true but the more you repeat yourself the more something is likely to happen. Where would we all be without you? Certainly not in Kentucky for sure. Please let us know what you have achieved with property and land. The gray is okay if it was just one room, but running it through the house and contrasting it with what looks like taupe and then adding the black on all the doors and trim would make me turn around and run like hell. I agree with your wife, to a point. Gray in a room or two is ok but I'd change the colors in the bedrooms. As long as it's not all white walls.

Property looks nice, I am in Tennessee. Just out of my price range. Interests rate have made purchases a bit more difficult. Almost every 1 percent increases the payment by about 200 bucks. Those rates seem to keep going up. Tough finding a place that fits VA loan guidelines. I am a trucker, usually make 6 figures but with price of diesel and all these restrictions on truckers lately by DOT, thought it would be a good idea to take a break.
Hi Jae Yang, not to argumentative, but a VA approved house is simple -- have a competent Real Estate Agent who knows the guildelines to help point you in the right direction then get a competent Home Inspector to tell the seller what needs to be done before VA appraisal, then get a competent Mortgage Loan Officer to put you in the right loan program. Notice all those competent words - its not that common. Get a good Team working for you.
The next thing is --- whoever told you those mortgage numbers is super way off. It is about $60 per $100,000.
for each $100,000 of mortgage loan:
3% = 421
4% = 477
5% = 537
6% = 600
7% = 665
8% = 734

@@BradSimmons Thank you for taking the time to write. Numbers are accurate for my guidelines. Let me explain. I am a disabled Vet. I work as a trucker. Less than 2 years employment. They will only accept my disability income into the calculation. My pre approved amount was about 250k. I am at 90%. As the Fed raises interest rates my ability to purchase a home goes down. My credit score of 760 has gone down to 670 or so due to some hard inquiries into my credit score. Climbing back up, I owe no money or have any debt. I pay off everything I owe on a monthly basis. My loan approval amount good for 90 days. Property values dropping like a rock. Higher interest rates, large investors dumping, people getting caught upside down on their loans, new housing projects, liberal policies, defund the police, high crime, homeless, people moving, uncertainty about jobs and inflation have all contributed to price fluctuations. You should be experiencing these issues in the housing markets which effect everyone, especially RE agents. My rates depending on types of loans and credit score can fluctuate between 5-8% for ARM or 30 year fixed. My calculations for my monthly payment based on 250k. Costing me 150-250 a month on 1% interest rate change for 250k loan. VA loans require my purchase to be in certain condition. I can do FHA or USDA for a farm rural, some grants don’t apply to me, not black or minority enough to qualify or buying in the targeted area. Other issues such as down payment or PMI also effect me, depending if I go conventional or VA type loan etc etc.
My considerations for property also include State Income Tax and property taxes and cost of living. I moved to Tennessee for the tax breaks and restart my business here as a Trucker. Current administration and DOT Secretary doesn’t seem friendly to Independent Contractors and favors big shipping companies and their lobbyists. I am running away from California due to restrictions on emissions and future requirements for EV trucks and new laws stating my tax brackets as a W2 or 1099 employee. Also California taxes are so high that the decision to pay state and fuel tax or move and buy a home becomes easy. All the people running away from places like California and NY has raised property values in places like Tennessee and Kentucky. Although property values have dropped, they haven’t dropped as hard as liberal states or areas that defunded the police, high crime, homeless issues etc etc. Situation we all find ourselves in. People who didn’t sell at the highs now stuck with property that has prices coming down. RE agents have tough times trying to tell their clients to sell property in this market then it’s in this price-comp range.
My ideal property is rural farm land, has a place for me to raise some cattle, sheep and chickens. About 5-10 acres. Has water, creek, river, pond etc. Creek can be partially dry during the year. Soil decent for me to plant fruit, nut trees and have my garden. Really important are the type of people around me. I have Conservative Christian values, want decent neighbors. I don’t want people robbing or vandalizing my place while I am on the road. I have taken some time off to look for a place, currently renting while I look at property within my budget parameters. Don’t want any HOA or restrictions, preferably with power and water or at least septic tank. Liveable property, good roof, no black mold issues, or flood issues, prefer hills and no tornado issues. I don’t mind wildlife, might sound crazy but don’t mind cryptids. We got them in California too. My current disability rating of 90% puts me in 2k a month, 100% puts me at 3.4-3.6k a month. Still dealing with the VA about this. My background is ex Wall Street broker, investment banker, analyst, SAT/AP teacher, research energy scientist, now a trucker. Can’t work as a teacher cuz I refuse to teach your kids about LGBTQ stuff, won’t tell them to get get a pair of tits and cut off their package. I am Pro American, pro Constitutional, ex Army Ranger, I can’t hunt or fish like I want to unless I can shoot a deer or Turkey from my front porch while sipping on coffee and eating breakfast. Got service injuries from the military. I would like to eventually design my own energy efficient home. I need water sources for my power. H2O flammable gasses and clean. Since I research energy, I have new engine models that run on electromagnetic energy or runs on gravity. Don’t want any issues with OPEC so I just build this stuff for myself.

At least, the house is clean. Renovation used basic, inexpensive materials. Sometimes leaving the house as is and letting the new owner make renovation choices is best. Property is beautiful but would pass on the purchase because of the minimal renovation on house.

To be honest I’m disappointed with the size of house and lack of storage. No pantry and very little kitchen storage. No utility room. Coats? No built in closets or any potential for a second 🚾
To solve my issues I’d take an acre or two and sell the house as I don’t want to be right on a road. I’d take the Amish builders and look for the best place to build a beautiful log cabin on what I hope would be free land. If this doesn’t work out then I need to find a larger property!
Brad PLEASE STOP SAYING THAT YOU ARE A NOBODY. It’s not true but the more you repeat yourself the more something is likely to happen. Where would we all be without you?
